Yeah, looks impressive for a move out like that. Usually they leave a bunch of trash behind, stains all over the floors and various other little damages that you just question "WHY? How?".

I'd like to hear a lot more of your knowledge and tips. Suggestion for another video...do one on inspections. That is the periodic inspections while the tenant is in the house. How often? do you require the tenant to be there? what do you look for? Those type of things.

Man. You got some clean tennants. Mine always leave loads of trash and stuff they dont want behind. I've had one over the last 8 years move out and leave it clean like that.

Always interesting to find a little value in the junk left behind - propane tanks, car batteries, bbqs, engine hoists, space heaters etc. My best find was a fishing kayak dumped in the weeds and a nearly new trampoline they didn't want to disassemble. You should learn how to install carpet - it's quite straight forward if you're prepared to put in the hours on KZbin learning from the pros and invest $750 in tools which will last for decades. Then you can install Home Depot's finest 68 cents/sq.ft. carpet, perfect for section 8 dogs, urine, vomit, living room oil changes. Good video.

@@nickfazzio5277 Recommend Floors By Southern Boys. Long videos but he's a pro and shows you everything and what tools you'll need - all sorts of flooring too. You can dabble in carpet installs and rent tools from Home Depot for $75/day. After watching hours of instruction I found it straight forward to do basic installs and no longer have to wait for a carpet guy.

Man I will say this that’s not a bad move out I have always had 1 Of 2 things when tenants move out 1 the place is immaculate and I mean immaculate to the point where I think only the bathroom needed painting one time and then 2 the place is trashed garbage and roaches etc The tenants that left the place clean was a very small church onetime I rented to (best people I’ve ever met) fully returned sec deposit of course And then I had a lady once in an apartment of mine who sadly had to move after only 3 or 4 months but she let the place in great condition fully returned sec deposit (only bathroom repainting was needed and that was like 40$ for the paint only because I do all the painting) her daughter actually rented the place when she left and omg was she a completely different person (roaches etc etc left broken furniture when she moved omg it took me 2 days just to clear the property out after her)

Don’t pay $2200 for that tree whatever you do. Find a couple “good ole boys” that cut trees during the day and wanna make an extra $400 for an hour or two of work on the weekend. Have them rope off and drop the side over the neighbors fence first and make sure you watch them and they are doing it right. (Provided they show you they know what they are doing, then have them drop the side facing the house) advertise free fire wood and you’ll have somebody lined up to take all the wood away for free same day. $400 is fair to drop it with skill. Rent a stump grinder from the depot if you want the stump gone.

My mom had some tenants do a midnight move one time. She asked me to go over and mow the lawn which was 2 ft high. I went over and started mowing and 3 Sheriffs cars came screeching up and they jumped out with guns drawn! Wouldnt you know? It was the one time I left my house without my wallet! Luckily I actually had my DL# memorized and was able to prove my identity. Apparently the previous tenant had some warrants.
