Her response avoiding no shows is good, a bit more work than I am willing to put in though. When I am scheduling appointments, I will only schedule for the same day or the next day. Anything after that if prospects wants to schedule out farther, I tell them to call me then and see if it's still available. So for appointment confirmations, I tell prospects that I will call them 1/2 to 1 hour prior to appointment to confirm, if they don't answer or call me back, the appointment is canceled. And what I have been doing more recently to really avoid time waster's is I tell them that they must call me 1/2 to 1 hour prior to the appointment to confirm it because more often then not, they don't have voice mailbox set up or it's full. If I don't get that call, the appointment is canceled. There are just way too many irresponsible people wasting our time.

i agree with you - it can feel like a lot of follow up. normally i get a response to my confirmation text and that’s the end of it - but i do follow up once more with another text if i don’t hear back and if we’re more desperate i’ll call (or make kenton call haha). sounds like you have a good system worked out! i like it. thank you for watching!!

great video. question... how do you respond to renter agents? when showing my properties, i frequently have real-estate agents who say they have a client interested in my property and wanting to know if I "work with" buyer's agents. Which I've come to understand is code for wanting a sizeable fee for doing absolutely nothing since I take care of the entire process myself. How do you respond to these agents?

Good question, so I am a real estate broker myself and completely understand that the agent is usually looking to get a commission of 1/2 months rent. If I feel that we aren't getting enough showings I may entertain it, but I probably won't negotiate on the rent at all. In most cases, I simply say I appreciate your interest and I am happy to work with you and your client, but I am not offering a commission on this property. I find being clear and honest upfront is the best response.

yep! i get those too and just say “i appreciate the interest, we’re showing it ourselves for now” - unless we’re having trouble and then we may entertain.

Do the math- if an agent brings a qualified renter - it might benefit you to work with them. Time is money. It may cost you money (that is tax deductible)… but if you get it leased sooner- then you come out ahead:

Isn't a little uncomfortable for your current tenants when doing the showings?

It's in the lease and common in chicago for landlords to show apartments while the current tenants are in place as long as they are given proper notice.

I think your videos would be improved if you used collar mics. It's a little extra work on the recording end but it would eliminate a lot of the echo/reverb/static noise.
