With respect to credit reports, there are many missed opportunities landlords overlook when evaluating a credit report. For example, the report will show their current address as well as previous addresses. Now, google these addresses to be sure they don’t come up as an apartment community or management company. If the do, you now have contact information to send your landlord verification form to. Next, cross reference the last names of these property owners with any aliases that show up on the credit report (such as a maiden name, etc). Also, run criminal history reports on those aliases as well. Now, I know for a fact that those newer “application processing companies “ such as Apollo, Tenant Cloud, and Rent Prep, etc. do NOT go through this thorough of a process. That’s why most small landlords (who don’t come from the side of the industry where I come from) end up with many undesirable tenants, who probably got declined at a large apartment community (like where I come from). Next, it’s best to use the wording “animals” instead of pets. For example, an emotional support dog or a seeing eye dog is NOT legally a “pet” and therefore (especially on the rental application, which is a legal document) , they’re not technically lying when they say no to this (even though they actually have an emotional support dog for example). Therefore, instead-always ask “will there be any ANIMALS living with you in the unit?” Just as a side note, I don’t own rental property. Instead. I come from decades of working at the large national and statewide Property Management organizations, where training is paramount with their leasing agents and Management staff. Most KZbin content creators are primarily small landlords giving advice to other small landlords, which from the standpoint of where I come from-is kinda like the blind leading the blind. I teach the small mom and pop landlord all the business practices that are universally embraced at the large organization side of the industry. To better explain this…I use the analogy of the car sales industry. If we were to equate our business to the automobile sales industry-think of it like this…. When purchasing a car, there are THREE primary ways to do so. There’s the guy that put his car in the driveway and puts the “for sale “ sign on it, places the Craigslist ad and puts the ad in the newspaper. Then there’s the “Bob’s Auto Sales” -the small local dealership… That said, most KZbin content creators are a landlord that would be equivalent to one of these levels. Now, to keep with this analogy, I’ve never put my car in the driveway to sell it , nor have I ever owned my own private small dealership. Instead, I come from decades of working at the “Toyota or Chrysler” dealerships (as an analogy-not literally) . My courses teach the “Bobs Auto Sales” (small property management company) and the guy who puts his car in the driveway to sell it(the small 8 unit apartment owner) all the business practices that we teach our staff at Toyota and Chrysler (the large National Property Management firms). You definitely need to have their ssn if you ever want to use it to report nonpayments to the credit agencies.

THE Best and most concise video on getting a unit rented!!! I hung on your every word and will be taking all of your advice! As a smaller landlord who operates as a 1 man show, everything that comes with a major renovation (mishaps, delays, unfit contractors, etc.) and then finally getting it ready to rent to a new tenant can be super stressful and cumbersome!! Your interest rate is normally a function of your credit worthiness. I’d recommend talking with a mortgage broker to find the best rate, do your first deal and then potentially refi it later. I don’t recommend buying down the rate as it’s likely we’ll be in a decreasing interest rate environment for the foreseeable future.

Hi Kenton, If I have any back taxes, can I still quit claim a property to someone? In your video, you mentioned needing to pay any back water bills. I didn't know if that also held true for back taxes.

In chicago they require a paid water bill before they will accept and record the quitclaim deed. I’m not sure if they check the back taxes or not.

Yes, I would still recommend TenantCloud, but I moved from Quickbooks to wave and have found wave works just fine for my accounting. Quickbooks got expensive and is overkill for my business

Most of the leads you receive from zillow and its affiliation, are fake leads. In order to convince you that their site works, they have people on the staff working to send you fake leads. The number to contact the lead will always belong to someone else, and the emails provided by zillow for "leads" are also made up, never respond to your invitation your invitation to set up schedule to come and see the property. I have been on property management for 36 years...

Is the orange twist nut you chose to use made out of plastic? if so, isn't that a fire hazard? the white twist nuts are ceramic. I would have tested the igniter first, just in case. I understand you rational about perhaps being at it's half life, but it could last for a long time. I appreciate the effort you put into this video and the detail explanation, helpful!

Yes, the ceramic ones are better, but they don’t always stay on for me. I wouldn’t say the plastic one is a fire hazard. I try to tuck it away from the igniter and I haven’t had one melt so far.

Hi, thanks for the video. One comment regarding removing the handle. After trying quite a while to find an allen wrench that fit I was eventually lucky enough to have the handle come off and found that there was no allen screw...it was a standard flat head screw. I imagine this is due to the unit being fairly old.

March 2024. Do you still use TenantCloud? I've been using it for a couple of years and it has gone down hill. They put out an update about a year ago that makes the dashboard useless.

Better check for any leakage before putting all the trim on.... I've had brand new balancing spools & cartridges damaged and they leaked. Also I've had the cartridge leak if it wasn't tightened "evenly" or if it was overtightened / under tightened.

I personally see the credit score as the only thing that proves the person is consistently able to pay their bills. If you do accept the lower score, then yes I’d get a co-signer and/or a guarantor.

There is not a need to tell the mortgage company and yes you should pay it from the LLC, but I highly doubt the mortgage company tracks or pays attention to where the money is coming from as long as it is paid on time.

As more and more areas become "squatter friendly" there should be a way to hide the exact street address on any ads. Scammers look for ads with exact street addresses as well.

That is a consideration if the property is vacant however, I am usually advertising the property while it is occupied. You do bring up a great point though.
