Good start bro, as a plumber/metal roofer, my advice is as long as you feel confident to get up on that roof. you will be able to water blast the clear light no problem. There is no asbestos up there to worry about. The most important thing is not to stand directly on the clearlight sheet as you might fall straight through the sheet. The other thing i noticed was that strange tap you seen on that sink. That would have been put there to feed either a dishwasher or washing machine. Good luck with your business its a scary step, but with some hard work ,i think you guys will do well. Congratulations

As someone who has had a small workshop broken into twice in a year I have got one word... BOLLARDS! The landlord may (like in our case) be happy to go halves in bollard installation, it's a pro for them in future for renting and a pro for you. Hands down the absolute best change we have made. Sure the lights, the new coating on the floor, changing one of the roller doors to electric and all that are nice but we all, always catch ourselves appreciating the bollards at the doors. Also, wtf our workshop has the same odd rear roller door that just has a random drop.. Glad to see it's not THAT unusual. :P

You might be able to use a Drill and chain hoist drill attachment on the roller door to make easier, shouldn't be hard to mount and wire up even so don't have to change battery's. This place is gonna bring you guys heaps of good times

I started a lease on one in late 2023, 52 sqm of space. Bloody expensive like you said, outgoings especially are a killer but as far as getting stuff done on my cars it’s an absolute game changer. The building I’m in is actually brand new, no 3 phase but I do have 240V and NBN.

I can assume the back roller door was when out the back was different before maybe selling off land, or something as simple as both doors up and allowing air to cut through the shop to significantly help with heat etc.

Great workshop Nathan. Having a hoist will be a game changer. Always difficult to gather funds to keep the builds moving. Im looking forward to seeing the ef dose. Im a builder, just finished up my own workshop and went with epoxy floors. Inexpensive and so easy to clean. Would recomend grinding the concrete before epoxy as opposed to acid etching and water blasting. Best of luck

I wouldn't be spending a cent on that warehouse that doesn't save or earn you coin. Make sure your condition report shows all tnose marks otherwise you can kiss your bond goodbye too. Having dealt with plenty of commercial landlords I'm quite confident in saying most are greedy scabs who wont think twice about ruining you. Its a very different world to private rentals.

Firstly, props to you all as taking a warehouse is an exciting and big step. You are lucky you have 3 phase and 240v installed, every factory I have leased I had to have all power installed from scratch. Consider approaching the landlord about the roller door, and see if they will go halves for a powered one, that manual system will be super painful over time, especially in winter. The floor, office, and amenities- unless you have customers coming in don't waste your money/time, same goes with signage. Factor in Utilities, fire services, water rates, insurance, it just keeps on coming in non stop every month. I would be surprised if the Lights are too much of an issue, they should be the old 400w Sodium Vapour, you will probably be paying mostly for supply charges nothing too great on actual usage, alternatively a 100w UFO LED can be picked up for roughly $50 or soon E Bay, you may be lucky and the existing light is not hard wired just has a 240v outlet wired up next to it. The biggest thing I have learnt with factory leases "what goes in, must come out" ie Make everything you install where possible modular and not fixed to the building. A roller door at the front and back on sunny days is an absolute godsend, extra natural light and fresh air is your next best friend. Best of luck, think positive, but also have an Exit strategy sorted as sh!t h@ppens. Hopefully you also took a 3 year option to extend as moving factories is just painfull and expensive.

In regards to renovations, go hard with marketplace and gumtree for as much building materials as possible, it’s so much cheaper and being an older building it works well and doesn’t look out of place. Also, seeing it’s a rental I’d be offering the landlord a deal with rent exchange for your work on the property, by renovating and upgrading you’re not only doing them a favour, you’re increasing the value of the property 🤙🏼 If you need any trades I’d be happy assist anytime with my knowledge and contacts within the construction industry. Everyone starts somewhere, boys. And if you do take the time to clean it up, floors, paint, lighting, roof, bollards, ect. That puts you in the group of renters that will he approved faster and for better next time! Rent it for 5ish years, make yourselves the name you need in the renting world, and watch the opportunities come from there. Could even offer some work on subscribers' cars, you recoup some costs, they get their car on KZbin, and you can make some content. I know I'd trust you and the boys with mine. Quick services, basic mod installs. Ect... All just ideas, at this point, man... you guys can do anything 💪🏼

Now days renting is impossible it’s cheaper and easier to own and pay off a place but in saying that location is everything if you’re in the city in Melbourne area that’s hard !!! All round I live up in the bush in a little village on the qld border but still in nsw and I’m paying off a huge six bedroom house with a shed on a 1 acre block with rear lane access for less than $1000 bucks a fortnight I’ve already built onto the shed with a 6x6 steel shed add on which cost me less than $2000 dollars I put up myself by finding a cheap steel shop just over the border frame cost me $860 made out of 8x3 C sections and corrugated iron cost me $900 delivered which was made to length 6.2 meter long as I’m not rich I just cemented the 3x3 steel polls into the ground as of the moment it’s got a gravel floor and no lights the local Cancel can’t make me pull it down as it’s Classified as a non-permanent fixture as the whole steel frame and shed bolts onto the existing wooden shed next will be the slab which will be a cheap one for $2000 dollars six inches deep boxed up around the steel polls already in the ground as I get more founds I’ll weld in steel frames for the walls once the slab is laid I already have my TD cortina and xh Ute in the wooden part of the shed getting worked on as my projects I’m very lucky to have found a property with a two bay shed and nice big house both with new roofs and have good foundations and the shed has power to it but only one power point I need to keep building on and pay a electrician to add more power points and led lights in the shed looking into putting solar on the house and reducing my power bill as running my big air compressor and mig welder all adds up I’m so glad I live in the country with no rules .. so I’ve rented all my life in the city until now I definitely wouldn’t go back as were I am is Paradise LG life’s good no one can kick me out and I can play my music loud as possible while I’m working on my cars the JBL speaker 🔈 gets a work out 😂the roof vibrates it’s like my own doof party every day but sometimes it’s not turned on as to much of anything isn’t healthy

I have a tip for you though, filming under lights with NTSC format, 30 or 60 fps is not ideal, film in PAL 25 or 50, it will eliminate light flicker! NTSC only ideal when filming in merica! cheers
