No need to use realtor, search on Google. Email the landlord and call them. You can evict tenants and it is not difficult once you are familiar with the system.

thank you for the information...One question : if you get to make a prepaiement to the landlord and you give 2 months notice of leaving the apartment, would he accept to return you the money difference or some may just refuse?

You are welcome! Usually, the contracts are for 1 year and they are always binding, you can't cancel them in between or as for a refund. The way around it would be to talk to the landlord and ask him a permission to sublet the unit to somebody else. When you sublet you are still financially responsible for the new tenant's payments though.

ELMARRAKCHI Fayhae there is a possibility of subletting your apparement if your master lease allows it; you need to inform your landlord by letter that you wanna sublet your apartment at least 30 days prior to the lease end date
