I have to say as the episode progressed I found myself agreeing with the other commentors here in that this guys success is clouding his 'advice', as he is just incredibly inconsistent. He starts off saying in the past 15 years no one could lose with property, but those trying to get on the property ladder today need to just leave the victim mindset at the door and consider building a £375k house....(yikes). I lived at home with parents and plowed all my savings into a LISA and savings, three years later and I was able to put a 50% deposit down on a £103k house that I am fixing up. The only factor in allowing me to do this was luck, not a 'victor mindset'...

Did you not go and live in a hovel for 2 years like he suggests? Fairly easy to suggest that when he's talking about downsizing his 5 bed 1.5 acre plot. I'm not saying he hasnt earned his success, but £375000 is not 'affordable' or realistic for 95% of the first time buyers out there

Were you listening to what he said? I’m in a terrible position financially but was able to parse out my personal situation from the principles of the advice he’s giving. People who say things like “it’s easy to say X when you have Y” are really just looking for excuses. If the logical principles of the advice are sound (they are here), it’s irrelevant whether he’s talking about building a £375K house, because obviously he’s not talking to us directly when he says that.

This is the kind of guy i could listen to down the pub with a pint. Talks direct and honest truth. As a homeowner of the last 5 years everything he said is true. There is no easy fix. You watch the market. Do you research and jump in when the time is right for you. We bought of a retired couple who were downsizing, and managed to haggle alot on the price due to the previous buyer pulling out and they needed to complete a sale quickly. Some said, right place right time. It was actually chasing up how the house sale was going which kept me in the loop. Great podcast again guys. Always a great watch start to finish.

Basically a minted bloke who has ridden/exploited the wave of financial fourtune enjoyed by many over the last 30 years aggressively giving 'advice' to people whilst simultaneously humble-bragging about how well he's done. I mean people really should just try being born richer, it just makes life so much easier 🤷

This just screams sleaze and the advice is just genuinely not good and doesn't apply to the vast majority of people. How are people with full time jobs, maybe even kids to support going to build their own home with 0 expertise in construction, no contacts and no time to manage such a project. Even if they do go ahead with it they're taking an enormous financial risk as there could be unforeseen costs along the way and the finished product could end up being extremely substandard. Plus it's completely impossible in London where any land has been bought up by developers already. He's also talking about his daughter as an example who he said paid £1300 in rent per month for a flat and that was 40% of her take home pay. That puts her take home pay as £3250 per month, putting her comfortably among the highest earners of any age let alone among 24 year olds. He's coming from such a point of wealth and even he is having to come up with crazy schemes like building a place yourself in order to help his daughter. This is just so symptomatic of how widespread the problem with housing affordability is. This advice is just fundamentally not relevant, possible or advisable for the vast majority of people. Hard pass on this guy. Damo - I hope you don't take this comment to heart too much, I still love the channel and your content but I just struggle to see how this guy fits in alongside your normally very sensible, pragmatic and down to earth rhetoric. Hope this feedback helps and you take it in the constructive spirit it's meant :)

To echo other comments here, this was a difficult one. Some solid advice mixed in with a whole lot of...I dont even know, almost aggressive 'life-lessons'? I might be unfair, but he came across like the sort of person who, if this was a private conversation, would be blaming all woes on the 'lazy youth and their avocado on toast', despite freely talking about being in a position to bid mindlessly on £120,000 cash properties at auction Seemed very disconnected from the audience and did very little to let the hosts into the conversation EDIT: The last ten minutes might seem like sound advice but its just so far removed from what people can do. "What about people coming off fixed rates?" "Just pay off all your debt and start pretending you're paying an extra £500 a month for your mortgage". I wish I'd have thought of that sooner, thank god we're not dealing with 20% rise in food costs and double energy bills or this would be really tough.

Although he said a couple of useful things, he barely let Damo or T speak and it felt more like a monologue lol. Also T asked a really good question about moving to Durham/Manchester to buy and he completely dismissed the question by saying something cliche like “affordable doesn’t equal valuable”. Another thing that was never explored was buying affordable properties (especially new builds) in major cities like Birmingham, Manchester or Leeds. The conversation felt very centred around old freehold houses in South East England.

Also specifically trying to rent your property if it wasn't already a BTL mortgage which banks will make you put your property on the market for at least 125% of mortgage payments, is an upcoming tidal wave of problems incoming to the housing market. Because of the demand BTL owners likely went with interest only and then fixed for x years at less than 2% so their mortgage was less than £200.... but as that rate expires and they go onto SVR their mortgage went up above £1000. Even if they fix into a new rate and bring that down slightly it will still be marginal and likely mean their original sub £200 mortgage payment is now above £800. This will 10000% in my view have a desperate knock on effect on rent prices as those who decide to keep property will, rightly or wrongly want to maximise profit margin as much as possible. The other side of it, will be a hell of lot of people entering the market looking for a new place to rent as the BTL owners start selling up and getting as much equity as they can get their hands on

After watching this, the guest came across rather combative. Could just be me, but the analogy they used about buying a red BMW and then seeing loads of red BMW around, when slighty challenged about how a man in his position had such easy access to contacts to get details on land etc... Just left me rather perplexed and scratching my head, those two scenarios are just not alike at all. Again, this likely says more about me than anything else but it felt like the guest was walking a fine line of being someone who says "you have to cancel your Netflix, if you want to buy a house"

It funny to me (funny strange) how before he spoke of the red BMW I was thinking to myself I should add a comment about that kind of observation. He's very right how the prepared mind is open to recognising opportunities or patterns. As he noted, those who haven't considered the possibility of building aren't very likely to notice potential building lots. On first thought of that or any possibility, most of us have a tendency to shoot down the idea. We all have the experience of starting to explore an idea, mentioning it a parent or friend (who has never entertained the idea) only to have them shit on the idea out of hand. We do it to ourselves too! Of course not all ideas are good but if we explore them enough to determine if they are or aren't, we might find we actually a good one occasionally.

This guy is great, same age and sounds like lived the same life but a better talker and explainer. I only hope younger people (some comments seem negative oddly) can see the nuggets of great detail, advice and info given. He is absolutely spot on. I am having fellow get rich quick landlords offering properties, and pleased personally they are going out of the market. First time buyers need to be ready and try all the strategies this guy suggests. Great interview.

People critiqued him for his arrogance, the fact he wouldn't answer T's questions and worst of all the advice of just don't buy Starbucks as it costs money, which is more of an indictment on the person saying it than anything else, if you think people don't know that and the idea that something that combined with netflix and phone contracts etc. would take you 58 years to get enough for a down-payment. It showed a man who has no understanding of the modern struggle to buy a home. The random nuggets of advice were okay except his one on how to deal with increasing interest rates was just poor and you can't even argue that. And that just meant you had to listen to so much b ollocks to get a piece of advice that it was hard to listen to.

I can't believe it's taken me this long to discover your podcast, Damian, and this is a brilliant episode with so much really relevant information for dealing with today's housing market. I particularly liked the advice to treat buying a house like a job - when you're paying £500k for a house it can seem churlish to haggle over a few thousand, but if you actually consider what that money represents in terms a reward for your time and effort, it probably pays better than most people's jobs.

If you can look past the bluntness of his delivery I think pretty much all the points were fair and valuable. Definitely glad to have watched this podcast as young 20 something year old who in a couple years or so might be looking to by their first home. I really enjoyed this podcast. I really liked his attitude towards property in the same way a value investor might look at stocks. Bidding and evaluating based on the value rather than the speculative price. Always looking for affordable and value because nothing is ever cheap. Only cheaper. I gained lots of new perspectives and came away with some thought provoking ideas towards money and particularly housing. If I had one criticism it would be he was a bit excited to talk which comes across as rude and interrupting, made me feel bad for the hosts. Thank you for these amazing podcasts, i have really been enjoying them all recently.

This man is intolerable. Good on you guys for having a variety of people on. I listened to about 15 minutes. My issue with him seems to be his lack of understanding of intellectual capital. If you are in a world where your friends talk about money, think about building houses, that environment allows these plans and thoughts to enter your head. For the majority of the UK, his thought processes are akin to asking a builder to independently derive Einsteins equations.

I think there are general uk wide issues then local issues which has extremes. The good areas always will be , like buying the apple and nvidia stock. For the 30-40 in uk, property will be our main source of wealth. Not like the baby boomer 2 generation.

On this one i couldn't finish listening as i felt irritated by the tone and the one sided encyclopedia man conversation!. You might be a guru but give the hosts a chance to ask and respond then stop. Guest just went so one sided giving a piece of his mind on a podium granted! I respect your guru status but not your delivery today. Guest was speaking too fast. Guess was off on a tangent. £1,000 for a 1 bed flat 😲 that's but if its got maintenance then that's fine. It doesn't make any difference. My stepdad has done exactly the same thing. At the end of the day its good investment is a home to buy especially if you can buy in cash and build it myself. And I would prefer that personally.

I'm only 23 minutes in and really struggling to finish listening and usually I love each episode and what the guests have to say. This rich dude with all his contacts is soooo far removed from us poor plebs he just can't relate to us at all! He must love the sound of his own voice a lot. It wasn't really even a convo or shared ideas. It was mostly Me Me Me Me Me. Ugh! I honestly dont think this guy is as smart as he thinks he is. He states obvious things like they are deep inishghts, delivered with a tone of elitism. Basic info for people who have never bought or rented. Maybe I'm just annoyed by this man's ego and tone. He's in love with himself.
