I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes...

I bought a beautiful house in the Andalucían mountains of Spain for under $50K. No renovations needed. Marble balconies, double oak entry doors, 3,000 sq ft in a town with all amenities. Close to Granada, Almeria and Málaga. I've been here 4 years and it"s been the best years of my life.

In Greece - especially away from Athens/Thessaloniki/Patra - you wont find: Security, Health Services, well paved roads, affordable gas/petrol/taxes/elementary policing/affordable legal services and/or a just judicial system. The sites in the video have nothing to do with seaside affordable houses in a good condition. Property close to the sea is for millionaires. If you decide to come, either as a visitor or as an investor, do so at your own risk. We call our country "the European Colombian Banana Republic"....

I've been to many areas of Crete, they all had nicely paved roads, and services. You can buy affordable real estate near the coasts everywhere I went. Many people don't want a city vibe, they want a small village and to be away from traffic and overpopulation.

There is lots of sugar coating here, but the reality is these are all renovation-projects that can cost you another $50K easy, but in the end they will be worth it. I myself will be interested in a small house with some olive and citrus trees, away from big city.

Thanks for the comment. I don't think you would need 50K to fix up these homes, that would be more a budget for 1 Euro home. For these I believe 20-25K would be enough. But in the end I am not a contractor so just my humble opinion.

Crete has become expensive. Whilst you will find a cheap house, it will be in a village, not close to the beach and will need a lot of work. Crete is MAGNIFICENT!

Could be heaven or a nightmare. My advice: take your time, visit the country, travel around (not only the tourist areas), mingle with the local people, stay for a while in various places, be patient and open minded and don't rush into buying property before you know what you are doing. Expect different laws, taxation systems and customs. There are no unique buying oppurtunities! Should you miss one there are plenty of others!

As a Cypriot living in the north l can assure you that the prices in Cyprus are three or four times more expensive than the prices in Greece even the most luxurious coastal areas can’t be compared a beachfront studio apartment can go up to Two hundred thousand pounds

Greek islands are very beautiful green and cheap to live. Buy now on Crete a mix of European and Moorish culture in old architecture. Very nice people and good food Calamares Tzaziki,Dolmades ...Rethymnon Sito Anissaras ....Heraklion... or Ghania anywhere. Americans go there to shoot their publicity movies...that says a lot. Culturally very close to the American thinking simple and good My favorite southern European country Nice and clean beaches. The greek are more than the Italians the Gente di mare except for the boot o Italy. It is comparable to the place where Donatella Versace comes from.

Those properties are all within reach plus the additional spend on renovations etc! But you still gotta have £4200 a month income for yourself and a partner by way of pensions or other assets if you to apply for f.i.p. residency , at least that is my understanding? Unfortunately i dont have 50k a year incoming.

I don’t like to live in a place where I don’t understand the language…I can live in all America from North to South since I can speak English, Spanish and French. Sorry but to me understanding what goes on around me is extremely important. And I don’t feel like learning another language in my retirement years. Greece would be a great place for vacation time, visiting historical sites, enjoying its beaches and food…but living there would be another story. ❤

Kefalonia is a great island in Greece with great beaches and clear blue waters. it is a big island with all the conditions to live permanently and safely as it provides all the services for a safe permanent residence

In rural Greece you can find a lot of cheap houses who are for a long time on the market and just rot away. Meaning that Greek people aren't interested in them probably because they can't meet their needs e.g. infrastructures, jobs, schools, recreation etc. or need a lot of time, effort and money to renovate. But sometimes these houses and areas fit somehow to the foreigners immagination of living in Greece. I see it more as a win-win situation

I think it's a personal preference, Athens is about 20 miles away from the airport, which may be enough to reduce the noise and air pollution from the airplanes. If you are looking outside of the city, then check for public transport to avoid taxi fares.

As an EU citizen you do not need a residence permit for purchasing a house in Greece. You will only need to register at the local office where your house will be if you are planning to stay there for more than 3 months.
