That condo was super large, now if only you could find one with a pool and gym, sauna would be great too, though all you have to do is go outside for that. 😊 Definitely like the extra space of the older places, though they aren't really that old, and at least have been time tested too. All of those are great deals, same, same, just different !

It's not just Chiang Mai and chiang rai but also Trang,songklha and Hat yai in far south Thailand has managed to keep prices stable.In far south Thailand condos start at $200 a month this includes balcony,washer,kitchen,bedroom and bathroom.And in far south Thailand homes start off at $70,000 usd prices you don't see anywhere else in Thailand.

Condos are always furnished and often with sheets and dishes as well, almost like a long term AirBNB. But I'd say many houses are the same, though some are rented empty. More common to have furniture from what I see. Not usually bedding, however.

Where is the least humid area in Thailand? After visiting Bangkok and Koh Samui I would love to live there but the humidity doesn't agree with me at all. I dont mind rain or heat just can't stand humid. Lived in north Queensland Australia for 20 years and hated it.

I’ve been to mountainous areas in the north (Mae Hong Son, Omkoi, Mae Ai). It’s better than where you’ve been. I found Chiang Mai less humid than Bangkok but it’s still humid for me. Visit in June - September to get the full humidity experience. April - May to get the scorching heat test. Mid-February - March to see how you fare during burning season in Chiang Mai.

The north gets dry(er) in the dec-march but then they burn and you're in smoke for 2 months each year. Everywhere in Thailand is high humidity (80-90+%) for at least 6 months of the year. If you can't tolerate being hot and sticky Thailand is not the place the for you.

another great video from the team of Randy and joy! A house would be nice if they would allow pets. You did not mention that. condos rarely do. my two bedroom one bath 43 square meter condo here in Bangkok is $1800 per month, with a really nice pool and a small but adequate fitness center. staff are incredibly friendly, and it's in a great location. just a short walk to the MRT. you also didn't mention anything about public transportation near there. My biggest question about Chiang Mai living though is the smoke season we get a little bit of that in Bangkok but not like Chiang Mai I hear. other than that it would be a great place to live. my plan is Sisaket province next June or July. already looking for schools for my fiance's daughter. so many options in Thailand. I love living here.

Hi Randy, is negotiation on rent an acceptable process? I’m looking at a place out at highlands golf course and think the rental asking is a little high. I don’t know if offering something close but a bit lower is acceptable business practice.

Absolutely, it is common to bargain and realtors will relay to the owner. The best way to have it accepted is to show a comp, like "there is another unit in the same building and the same size and it is 2,000 baht a month cheaper," or another tactic is to offer extra months rent in advance. So you are proposing a trade with value to each rather than just a deduction for you.

@@jonhobson3592 I don't remember if they were gov rates. Sorry. I think the first house was a little over gov rate for electricity. When that happens it is not the owner ripping you off and adding to the gov rate. Some buildings just have a slightly higher rate. I don't know why. But electricity is so cheap, even if 15% higher, it is still a small fraction of what I was. used to in the US. I can run my AC almost all day and all night and my electricity is still only $60 a month or less.

The more important topic to consider is the Cost to Your Life When Faced With a Medical Emergency in Thailand or any other developing country. I'm an expert in healthcare, I've lived in Thailand and I've dealt with among the best hospitals in Thailand. And I can state with confidence that you really don't want to be older (and thus face a high risk of heart attack or some other medical emergency) and be in Thailand. If you are lucky enough to get to the ER (which is not likely since they don't yield for or get out of the way for ambulances in Thailand) the medical staff is nowhere near the level of that seen in western hospitals.

If you look at the comment on my hospital video and some others, the comments are overwhelmingly complimentary about Thai hospitals at the higher level (private or university). They are the equal or superior IMO to many in western countries, including the USA, without the wait.

You and others on YT like to focus on cost of living as some kind of draw to Thailand when the fact is that no one who is concerned with cost of living should ever move to Thailand because these are the people who are most vulnerable if something happens. But the most important factor to consider for someone thinking of retiring in a foreign country (aside from the various issues like cultural and language barriers, lack of support group like family, etc.) is NOT the cost of living. The most important consideration should be the quality of medical care for diseases that typically affect elderly (heart attack, stroke, cancer, etc. as well as ER care). Quite frankly I do not care what your viewers state about Thai medical care because most of the people who watch these types of videos have been brainwashed by the constant flood of one-sided propaganda. Who are these people? What are their qualifications? Do they really know what they are talking about? I suppose you also trust online reviews too. Again, I am an expert in healthcare. I'm also a top investment analyst who has lived in and studied and personally experienced Thailand, its economy and medical system. I have been treated in some of Thailand's best hospitals. And the quality is okay for low level or routine procedures. But for advanced procedures, it's very deficient. I won't even mention how I was scammed at Bangkok Hospital. I suppose you are not even aware that it is not uncommon for Thai doctors to buy their degrees. For you to claim that Thailand hospitals are equal to or better than US hospitals is truly laughable. This is especially true considering that I focused my comparison on advanced therapies and medical emergencies. Just about all standards of healthcare come from the US system. Most advanced medical treatments come from the US system. Do you really think Thailand medical care is equipped to handle cancer treatment, bypass surgery? Do you really trust Thailand ER and ICU care compared to the USA? If so you have much to learn. You can disagree all you want, but it does not change the facts.

If you mean visa-wise it depends on the country you are from but most have a 60 day visa waiver entry then you can extend in Thailand another 30, leave the country and repeat. Up to immigration official if they wish to not let someone back in repeatedly.

Always interesting to note prices in Thailand quoted using USD/THB conversion by almost every vlogger on YT. The USD being the most overvalued currency on the planet makes these rentals seem cheaper than they actually are for every other traveller except Americans. The U.S. Consulate General in Chiang Mai estimates that around 100,000 Americans live in Thailand at any given time, that's a relatively small demographic to cater to. Of course the elephant in the room for Chiang Mai residents is terrible air pollution/quality during the burning season, not great for the health and longevity of retirees.

Citing only baht for prices would send everyone to their phones to do conversions to their currency. Despite what you say, everybody knows the relative relationship from their currency (Euro, Canadian dollar, etc) to the US dollar, so I have to disagree and say citing US dollars makes sense. Plus for me, my biggest audience is Americans. You are right on about the burning season. I talk about it a lot in other videos, but not every one. It is the only bad thing about CM and a good time to visit elsewhere in Thailand or the world. Take care.

Only Americans care about prices quoted in USD. Since I know the conversion rate to AUD, I can calculate the Baht conversion in my head. I thought all these looked very nice! Yeah, I might think a condo in an area next to more amenities would be better than a house, I know thats just my preference. I've been in my little townhouse in Delaware for over 30 yrs and, well, its suburbia, even though everything is basically within 20 minutes, its still based on cars. My TH is "small" by American standards, 1200 sq ft (plus an unfinished basement), but its just me and I clutter it all up with junk...lol.

Thai wages are very low. Life has to be affordable to locals at local wages. Labor costs to build are so inexpensive compared to the west, and many supplies are cheaper here.

@@RetiredGlobalLife I sorta get that but according to the National Statistical Office of Thailand the average annual salary in Thailand is 1,170,000 THB which is equivalent to $32,000 USD. Meaning to get that average there must be an awful lot of very poor people and a heap of very very rich people. Sounds just like the west where house prices are biblically stupid money but the UN numbers show Thailand has a lower 'living in poverty' rate than Australia and on par with the USA. A Toyota Hilux made in Thailand costs the same as it does in Australia. Same story for a liter of fuel for it. Same story for a washing machine. The Condo builder needs a Hilux to build stuff, put fuel in it and wash his clothes so I still don't really get it. Not complaining, just confused.

Houses are that cheap to build in the US. The US is all a scam. It’s all about businesses and government being in cahoots. My taxes and insurance (one of the businesses I was referring to) are 2/3 of my mortgage! It’s not like that in many countries. This is why I’m leaving the US forever

Laptop and TV theft stuff like that. That's keep their stuff safe by having their relatives rent the entire street. Big houses have private guards

@@TheSumo294 I looked up global burglary statistics and Thailand doesn't even make the list behind the USA, South America, UK, Europe, Africa, India, Australia... So sure of course burglaries will happen but it doesn't seem like something to actually worry about. Having a loud alarm system and lock the door would probably go a long way.
