Thanks for the idea! The build team will be quite small on this one, I think most of it we'll do ourselves! Just mainly carpets, paint, the kitchen and bathroom are quite small and easy to do. Should help keep costs down!

Hi Matt, thanks for posting these. Really interesting to see how you started your investment career. I have a question - is this your first property or do you already have a residential mortgage? Did you use bridging finance or start off with a buy to let?

Already had a residential property, this was first investment one. I did consider doing it on a bridge but decided against it and instead locked the money into a 2 year fixed mortgage and paid the refurb in cash. So I'll refinance it in a year (1 year in now) and pull out the cash after it's had time to go up in value

£1250 to fit a bathroom? Who are you using? When I tried to fit mine they told me minimum starting price was £3k

Fit myself. Super, super easy. Then just got trades in for electircs and plastering

Yep! On floorplanner, it was very easy and very helpful for the project - I had a great idea of what was needed before stepping foot into it
