Rinnai heat exchanger removal on a non-condensing RL series unit.

Hey sir I’m getting a code 12 alarm that goes off only when I turn on the master shower, so no hot water or if hot water come on it goes cold quick.. all other areas of house get hot in faucets and fixtures. Can you give me some advise? It’s a 2011 jacuzzi model which I believe is just a white labels Rinnai
