Perfect analysis , I live near by , land rate is 80 k . This is in Mig , not in Nallagandla . 20 lacks is the correct price even then it has common walls and other common issues as the number of units per floor is more . If you really search well you can get a flat of 1200 sft in 50 lacks in Ammenpur . I’m a builder and software employee , I live in bhel . There are brand new flats in Teachers colony , Ammenpur , cost running is 4500 per sft . Ameenpur is very near to Gachibowli and Hitech City .

Takkuva dhara but takkuva space, sinking our finance in to less space with some tactical fix of rent, by showing rental outcome they are looting on flat cost, real worth of flat should not be on rent, it should consider all values. As and when u r getting less space u r loosing control as more such investers in less are. Kind of fish market for small space. Calculations on rent to be considers but that should not be major driving point, it needs to consider all points land, space, construction, rental value, maintenance, possible depreciation and out of the box taxation.
