In coimbatore land value have increased double or triple the fold in 2023(especially lands located within 15 kms of city radius) ,the price is in increasing trend even now in 2024. As soon as the promoters advertise, the complete plots are getting sold out, the land sold out even before 2 years are not occupied nor any constructed by anyone. I hear corporate, NRI or people from other regions are investing in Tier 2 cities as Tier 1 is saturated. Many of my friends are investing all their hard earned money and competing with black money investors. Don't know the predictions but the lands sold out in prime locations within 15 kms of city radius are not occupied even after years, not even one plot is constructed out of 150 plots , it looks fishy or can the market crash in coimbatore later sometime when the investors start reselling the plots. People use to say India real estate market wil be always stable. please share your thoughts via KZbin video.

Sir, Real estate max played by blackmoney. Why we invest our white money in this field. Now my colleague all are withdrawal of money from pf (capital market) and invested in real estate. Why any govt not regulating real estate because all corruption money available in the form of real estate and physical gold. So much tax hole available in real estate investment.

My experience - Real estate is a dirty market. The people with whom you have to deal with, like real estate salesmen, property brokers, government officials who give approvals for construction, troublesome tenants etc are highly dishonest people. Dealing with these kind of people will take a toll on your peace of mind. Just for this reason, I would say - Don’t invest in rental properties. Real estate is not for honest, straightforward, soft spoken and by-the-rule-book kind of guys. Many say that the returns from real estate beat the stock market returns. Maybe that is true. But there is more to investing than returns.

Sir, My situation is a bit different to most people. Me father recently passed away and my inheritance was fairly substantial. However, most of my father's investments were in real estate (houses). The house that I live in is fully owned by me, and I inherited a couple of houses from my father, from which I am collecting monthly rent right now. My dilemma is, whether I should keep owning the houses and collect rent perpetually, or should I sell them and invest in other more profitable avenues. I would like your opinion on this. Thank you.
