Excellent video. I've struggled to figure out what's real on airdna. The data is valuable, but stale data and projection data thrives as well. Nice work.

Hey great content! Can i just ask.. let’s say we have two 3 bed, 2 bath properties. They both have similar revenue….But one has 75% occupancy with a lower day rate and one has 40% occupancy with a higher day rate and they both look similar in presentation and both properties in Austin. ……what metrics would we then research to find where our Austin 3 bed, 2 bath property would sit as far as a day rate goes? I mean obviously there are more desirable areas of Austin but even so, you need to know whether the day rate is too high or the area is not as popular..

How would you go about analyzing a market with 0 listings in it? Do you use nearby markets to extrapolate data or do you use different techniques?

Great content, I love Airdna. Isn't "Days Available" how many days the host had their calendar open/not blocked as opposed to "how many days Airdna has been tracking the propoerty" as you mentioned?

AirDna has never shown my properties accurately and I have multiple properties. They show them completely different on VRBO and Airbnb too.

Careful with days available filter. Airdna has a glitch where the filter that goes up to 365 doesn’t include properties available 366 days in the last year due to leap year. I submitted a ticket with airdna and they logged it as a bug and plan to fix it. You don’t want to filter out the properties available 366 days.

What I would love to know is how to get an idea of the value of a "unique" property (e.g. glamping), especially if there aren't that many in the area. How many comps does it take?

Not trolling. Genuinely want to know as it’s a HOT (no pun intended) in Austin. He never speaks to it when going over his numbers so I wonder if he’s operating illegally in Austin. Most hosts are. It’s a simple question. Not sure why he hasn’t responded,

Airbnbs were a dumb idea to begin with. Real estate is way too overpriced to have any ROI. Then you have to deal with local municipalities changing the rules. Increases in taxes and insurance. 3rd party vendors. Way too many fingers in a very small pie.

It's not sponsored lol. Affiliates and sponsorships are two different things. Is there a reason you feel I can't make money from affiliates on the 100% free content I provide to you? Genuine question here. I have affiliate links for every single provider I mentioned. But I choose AirDNA because it's the platform I actually use and trust.

@@Robuilt just found the vernacular humorous and the timing of shouting out affiliate link in close proximity to paint a picture of sharing the website without any ulterior motives. Obviously making money is the end goal for all in REI. Pushing the website with affiliate link is churning extra income. Sponsorship or not, shilling the link to drive traffic for more income is a form of sponsorship. Sure no lump some from a single YT sponsored video. It just comes down to semantics. No hard feelings here.
