I forgot about you, Rob! I think I connected with you a few years back. I just stumbled on your video because I’m looking into business loans and grants. I have a rental property on some water and I want to convert the attached garage into salt room/ yoga studio and I want to put a structure in the backyard. The landlords totally down And great vibes all around. I just don’t have the funds lol.

And yes a video on private money will have me smash the like button again…only question regarding this video is have you ever had an partner who wanted to sell early into the process? did you add an “early exit” type clause in your agreement ?…I sold my Airbnb after only two years (was made an offer I couldn’t refuse) during last years craziness in the CA real estate boom . I’m looking to get back into ownership again soon (currently still managing the Airbnb that I sold) but with todays rates and still sky high prices I’ll most likely be looking into investors /partnerships..I anticipate being in same position as my last deal and I wouldn’t want a partner refusing to sell or just the opposite. Obviously having a straight up investor wouldn’t care but I do have more partnership opportunities than investors at the moment. Thanks and congrats on all the success!

I'm stuck- I have the land and what little knowledge i've gained from this channel- but I'm stuck trying to find a way to get the ball rolling. If I "saved" my way- it could take 3-4 years- I have soo many questions. Where to find an investor, how long do we stay partners? or is it perm? I guess this is why I need host camp. lol

Question: in the scenario where you have an investor cover all the upfront cost and you don't take any profits until said investor is payed back, and then you split cash flow and equity 50/50... what happens if you want to sell the property in 5 years and the investor doesn't??

You mentioned potential partners seeing your success already running a few past Airbnbs (in addition to offering just sweat equity the first few years). The problem I'm having is getting into that first property. It's hard to convince someone to spend their hard-earned capital (especially in large amounts) betting on you. Not to mention if you don't already have a proven track record within the short-term rental industry. It's almost like trying to get a job at Google with no network. no ivy league education, and no relevant work experience. I'd like to be focusing on designing and managing super unique short-term rentals, and arbitrage doesn't really seem like the right path for that. Is there any other way to get into the game you would consider for that first property?

Great content, as usual, but it's all lost on me. I can't justify partnerships in any form due to the poor risk-reward ratio. I'll just stick to traditional loans or seller financing and grow slowly. If it ain't broke...
