Roof Leaking? Inspecting a roof leak to figure an estimate for roof repair. How to find a roof leak, things to look for, and how to fix the roof leak. This home has 2 roof leaks, 1 at the siding over the garage and the other just in from the front door at the dead pocket. Looks like its at the bottom of the pocket at the wall flashing.

I've been a roofer for 33 years, first thing I noticed before you even stepped on the roof was the lack of sufficient down spouts on the front gutters. I've repaired many "roof" leaks just by adding down spouts. Secondly I can tell just by the couple "short" courses on that roof the roofers really didn't know what they were doing. You my friend are the best roof trouble shooter I've come across on Yt. Whomever taught you taught you well! 💯

No one really taught me, I was just tired of working with people that didn't care! So I tried to use common sense and kept learning. Thanks for the compliment.

@@GrandRoofingInc Absoulutly, I know what you mean by working with people who just don't care about their work. When I started roofing back in the 80s the man who taught me required you labor for two years before he would let you nail shingles. Back in those days there were no roof loads from supply houses, no roof guns (all hand nailed). So by the time he would let you start nailing he knew you were committed to the job. Unlike you I don't advertise to obtain customers. I mainly work for realtors or people who got my # from realtors. I am amazed at what actually causes leaks....look at all the caulk they had and still didnt solve it....thanks for the master class

Capillary action. Modified in those low slope areas. The little extension on corners isn't a bad thing. Good diagnosis man

I've never used or even seen the accordion corner piece. But I have in the past done the step out past the corner. I prefer to make those small valleys actually have a square bottom to where it meets the other portion of the roof similar to the bottom of a valley on a dormer, so the water doesn't have to wrap around that corner. I do normally have the advantage though of building the roof I'm going to be shingling

That siding should be 1 . 5 inches off the shingles with aluminum flashing behind it the entire length of the roof and siding .

Great Video! The item I keep seeing on some manufactures details is a 1-2 inch gap between the wall siding starter trim to top surface of the shingle which allows you to see the vertical side of the stepped flashing. Spec builders seam to put the siding and starter J channel tight on the roof which makes it harder to reroof and covers allot of crimes. This practice must not be completely wrong as it is done everywhere and the manufacturers do not seam to care.

I agree, should always have your siding atleast a inch above the roof line, having it tight isn't good.

Thats required for hardie and wood siding. I can't see how it matters with vinyl, even if there's a 1 inch gap the step flashing is still gonne be nailed through with the j trim

@@Iamthathillbilly it only really matters if there's a lot of debris build up. I've redone plenty of roofs where there's so much leaves and such caught in that area because it was tight to the roof

Hardie and stucco guys stay 1 “ or 1 1/2” up. Vinyl guys always slam there J’s and corner posts. Next to impossible to reroof. Very frustrating.

Ive always done it like you say to, extend the step past those types of areas and such, its even worse when youre working with w valley metal, and the framers put the valley righ into the corner or even back/up a little. if they knew how to do it properly (push the valley out atleast a inch from the corner) it would be so much easier to form the metal valley to it and make sure it extends past 3-4" without marking it up too too bad

I see so many of those dead pockets, especially on newer construction projects with their multi section roofs. Visually pleasing, but having water run down to hit a wall is, at best, a problem waiting to happen, especially in such a small area like the one you’re dealing with there. 6-7-8” shingles trapped in a small valley, with 1-2-3 nails per shingle is far from ideal.

Yep and I bet the average home inspector who doesn't specialize in roofs would get up there and tell you theres nothing wrong with it lol!

I blame the architect on those dead pocket areas, I have had to deviate from the blueprint so many times on roofs because with some roofing knowledge i know it's never going to work right. They design it on a computer and call it good with no idea how it'll translate to the real world

I prefer to leave the outside corner up a touch and run the j-channel all the way out so it can drain

There are to many factors with viny siding and J-channel. I'm sure I'll get some feedback on this but I personally hate the product. With LP, Azek and Versatex you are at least sealed from siding to all trims and the chances of water getting in are very slim. Water could be heading down that cricket, into that J and into the house. If it's going down the J, it needs to be able to exit.

When JI channel is nailed on it's more then likely nailed threw the side of the step flashing and water will run into the channel and leak at the nails.

@@louisbrown2279 So thermal imaging will show wetness beneath the shingles? If so, does it work if the top is wet as well, or do you need it dry? This is the first I’ve heard of this. Come on man, we need more details.

@@huejanus5505 yes you need the surface dry after a rain so you can pinpoint the moisture which lays residual you have to do it before the underside dries completely of course so with it's theory you need to use common sense over the ordeal you use this in cases where nobody can find the leak you can flood with a hose let dry after you see it leaking in and pin point the location that way too

EPDM all dead zones. Flashing will fail around that area no matter what you use.

Here's where 90% of all so called shinglers make the ultimate mistake. That area from corner bottom up to and 12" past pitch break across ridge and up wall 12" should have been done with 2-3 layers of single ply self adhered material and color matched. Don't even think to caulk it as it won't work especially if you're in a ice and snow area. Caulk is a hack fix.

The caulking was just because a lot of rain was on the way. There is a repair quote to remove it and install base and cap roll Roofing.

Wow you don't really know what you are doing do you??? Dead pocket?? It's called a dead valley and it should be made out of a galvanized dead valley pan!!! You can't shingle anything lower than 3/12!!! Flashing is absolute trash on this house!!! It's amazing how much better I am on this stuff than the "professional" 😂😂😂😂
