Apologies for sound at start of video, i couldn't turn off the music when describing the job - need better editing software, rest of the video is all images and no talking over the music, so enjoy. Its me removing an old tired plain tile cladded rounded bay in the UK, then replacing it by adding a breathable waterproof felt, new timber battens and new plain tiles. Also adding a nice lead detail to finish it off. I hope you like the video! :)

Thats useful. I am about to replace all the tiles on my Son's house bay. They are old and dirty. Some have been replaced badly (one upside down so they could nail it in!). The main reason is that he is getting condensation on his bedroom wall in the bay. In fact it looks like the bay is single bricks, (on their side!) then felt over that then 19 or 20mm battens. I intend to insulate between the battens (65mm gaps) with 25mm Kingspan and use plastic washers to bring the tiles over the protruding Kingspan, or shave it instead. Over the whole will be a layer of airtec double. With limited space thats the best I can do, but better than the nothing thats there now.

Ok that sounds challenging. I doubt it has bricks under the battens, never seen that myself. , I’d check that and if it’s wood structure strip battens and felt, insulation behind it and then re batten etc. i think trying to insulate between the battens sounds weird and probably more hassle than stripping the lot. @@davesalter I know its a pain in the a*se (challenging!) but I am retired and have time to faff! I removed a bit of felt and theres something solid behind and its not lathe plaster but also doesn't look like conventional brick. If I removed all the tile battens to insulate I would have the problem of the bay tiled area protruding beyond the window sill above. I would also have to get new battens and fix them to I dont know what thats behind the felt and how strong or thick it is, with the possibility of loosening it/cracking the plaster inside.

Great video, I need to do this on my 1970s house, I have replaced the bow window with a flat window and need to replace the bottom layer of tiles. What sealant did you use between the lead and the window sill?

Another 'query' Dave. Some of these bays have varying overlaps of tiles in some rows. Is this just poor construction or is it some kind of architectural feature? Like maybe the rows get narrower (less exposed tile, more overlap) the higher they go. I think in some old stone cottages there are bigger blocks at the bottom and narrower courses nearer the roof. With my job I intended to make all overlaps the same but then started overthinking the process!

Gauge from top to top of battens is 4inch on the plain tiles like on the bay. Usually you’d go 4 inch to half way up the roof then measure what you have left and divide so you get close to 4 inch but not more than that, then fill in the rest of the battens so you get a full tile and eaves tiles at the top. Or lead flashing as an “eaves” like I did on my bay.

Dave I presume I am correct in my assumption that when these houses were built the wooden window frame downstairs (to a greater degree) was structural in that it supported the bricks and tiles above and the bedroom window above those with some possible roof load above that. So any subsequent uPVC replacement frame should be reinforced with vertical metal poles within the frame. Another issue just realised is that the original Rosemary tiles were clay and 10mm thick whereas the modern Rosemary tiles are concrete and 12mm thick making them heavier, so could there be a issue with loading on the support? As previously stated, there's NO insulation behind the tiles. Thats a problem with bad condensation inside and a problem insulating the outside with only gaps between the tile lats of 65mm and depth 20mm. Inspection above the top bedroom bay revealed huge amounts of rubble between the rafters and no insulation. The only barrier to heat loss, lathe plaster! Unfortinately to access the whole width of the bay means removing gutters and fascias

Hello mate. Yea the window frame would be some what structural although joists for the floor above would also come out to meet the bay so would give some support to the structure above the lower frame. The pvc frames do have metal inside to strengthen them also, to give the same support. The rosemary tiles are still made in clay and can be bought new these days. although you also get plain tiles in concrete. I think any difference in weight is negligible and would t have any bearing on being a problem

@@davesalter I'm well on with the job now. Turned out the bay is constructed of 11 vertical timbers with wood at the top and bottom, infilled with bricks on their sides. I had to remove all the tile laths as they were a mess and breaking up. Put modern felt then a layer of Airtec double against the bricks. New laths are 38 x 25 but had to run through the saw to split in half as they could not bend round the curve. Carefully bend and fit one half then the 2nd over the top with waterproof glue and screws. Fill between laths with 25mm kingspan. Maybe another layer of sirtec before re-tiling. Going to use drywall screws instead of nails. Going to use cut up plastic dpc under the bottom row of tiles instead of slate that was on before to cover the joins. All very interesting and satisfying. My first time doing this type of work. I am an amateur, not a roofer. One thing not anticipated is that the old tiles were reduced at the top sides (nibbled roughly!) obviously to accommodate the difference in radius as the tiles lean out slightly top to bottom as they overlap! Thats a pain! But I do have a grinder. Yes the downstairs window has steels! (thank goodness!) I assumed the Rosemary tiles were concrete as they were thicker and a rougher non shiny finish, but as you say, clay

My bay has no insulation between the tiles and plasterboard so I'm going to remove the tiles, insulate, and reuse the old tiles...hopefully. My question is where do you get the 11x38 pse? I'm struggling to find anything close. Also, what lengths did you find?

I am about to start a rounded bay in a couple of weeks. It will be my first time doing a rounded one. How did you fix youre lead flashing under thr window sill. And can you get away without cutting every tile on both corners? Ive heard spacing them apart 3mm stops the tiles interfering with eachother. I will be using staffmix clays. P.s nice job.👍

Hello mate, Its the first time i actually fitted lead in this situation also so had to improvise, i just moulded the lead into a kind of upside down U at the top, then fitted this over the tiles and put a few screws through into the vertical wood posts on the bay, folded it back into place and then finished it off with some CT-1 clear silicone adhesive around the top. You can have a slight gap between the tiles which means you dont have to cut the corners, i did it like this as the previous tiles were also cut and customer wanted the same look. I think it looks better with them close together as they would be on a pitched roof, but a space still works when hanging them vertically like this (and is easier i guess). Brilliant job Dave👍 Is it possible to replace a single broken tile on the bay? Just had a new roof and the bay hung tiles are letting the side down ! Roofer says no, I can't replace a single tile without pretty much stripping all down from the top where broken one is 🤦. Is that correct? Could I not Gripfix one in just to make it look pleasing?

Thank you! And yes in order to nail a new tile to repair a broken one (in vertical tile hanging), you'd have to strip upwards in a V shape from the broken one and then refit them all. Bit oif a pain but that's the only way to do it correctly, but if you want to try some kind of adhesive make sure it's better quality that gripfill, I'd use CT-1 or something like that and probably use tape to hold it till its set. But that option may not be fully water tight but it would be easier!

It's a perfect time to upgrade insulation after stripping off the old tiles, it can be a weak point on old houses for letting out a lot of warmth to be fair. When they were built, they were designed to have roaring open fires so didn't need lots of insulation in these spots. Times have changed!

@@therocker06 right ok, I wasn’t sure if you meant a regular roof. Ok Ive never done a cone roof, but yeah it would be the same I guess, cutting the top corners off so they will fit together. Gauge battens 4 inch up to half way up or further, then measure what’s left and work it out so you have a full tile and eaves at the top. Can go slightly less than 4 inch gauge on these tiles but not more.

Thanks bud. The battens are 11x38mm and so have some flex but they needs to be very wet, if dry they are prone to snap. I kept spraying them while removing the old tiles, better still soaked overnight before the job and they will be perfect for it. You just need something big enough, which I didn’t and it worked out okay. Cut tiles otherwise there will be gaps when between they when working on a rounded bay like this. 👍

As a note some people do these bays without cutting and leave small gaps intentionally, maybe 1cm between each tile. This can work with vertical hanging and still be water tight but doesn’t look as good I don’t think. It’s a preference thing.

Thanks, No secret, the half rounded bits covers between tiles on the top course and covers top of tile behind also. Window ledge overhang also covering the tiles. No water will be getting in at lead level. Its not like its being directly rained on with running water down it. All good.

Thanks mate! The batten is 11mm x 38mm doubled up on each course. It needs to be wet ideally as if its really dry it is more likely to snap, i had to keep hosing it down as i was stripping the old tiles off, kept spraying it every now and then so it was drenched. Ideally you'd leave it over night in something so it soaks up all the water, but i just kept spraying it and it seemed to work out ok.

Different people have different charges, but i priced this one at £1500 odd plus scaffolding. Depends how big it is, how much leadwork is needed, etc.

I did omit eaves at the top yes, but the lead half circle section more than covers it. Also the window ledge protects that area from rain which will not be directly hitting it unless in a severe storm with horizontal rain fall which is unlikely! Thanks for the comment. Gauge is 4 inch by the way., standard.

Hi Dan, i have put the soakers in although it may have flashed by so fast i guess, at 3:01 you get a glimpse of fitting one. Also the finished photos of the tiling part show soakers against both walls. Thanks.
