There is no way that could be a garage. Perhaps it is going to be a workshop and the owner wants garage doors for easy access.

That's what I put in that slide in the video. BUT, what about the NEXT owner that drives their truck or car up into the two garages? I guarantee you'l see traditional garage doors installed over the next few months!

You can easily make the floor completely waterproof that runs up the walls a bit. But I’d agree, they are nuts to even consider wood. Drop some prefab concrete panels in there and call it a day.

My guess is the workmanship you're seeing in this series is FAR ABOVE the national average. Is it perfect? Heck no. I'd say 99% of the jobs out there have MORE defects than what you see. Some of the defects here are DESIGN ones, not actual workmanship.

@@askthebuilder i should clarify by saying the quality of the building the decisions. The amount of untreated lumber and support in some locations is very concerning.

Are you sitting down? See all that untreated lumber? They POURED a 4-inch-thick concrete slab on that wood-framing system! Yes, they covered the Advantech with Grace Ice & Watershield but since the Grace was NEVER exposed to the sun, the seams can't possibly be sealed. Plus, the wood floor system is FLAT, not pitched for drainage like a mud floor in an old ceramic-tiled shower. It's the most insane design I've ever seen. It would have been so easy to install a structural concrete floor. I did it on two jobs years ago.

I have it too. It's a PIA and it RUINS the fire-stopping integrity of the house.

I believe the ceiling strapping allows the electricians, to route the wires under the beams so they don't have to drill thru the beams, which could potentially damage the structural integrity

It does provide that pathway, but that puts the romex about 3/8-inch from the backside of the drywall. That would NEVER pass inspection if you tried to get away with stapling Romex that close to the edged of the face of a 2x4 wall stud.

There are inspections. The inspector will show up once all the framing is complete. Inspectors don't come out each day.

Strapping stiffens the floor. Plus allows to pull wires without drilling joists.

I'm not sure a structural engineer would agree with you unless the strapping was put in a certain way and probably glued as well as nailed/screwed a distinct way. I already addressed the wiring pathway in another comment. You'd never get away with a piece of Romex that close to the stud face of a wall 2x4.

In the 2018 IRC Section R309.1: "Garage floor surfaces shall be of approved noncombustible material"

Wow! Insane about the untreated wood next to the concrete and the wooden garage floor. Could they cover it in a cement layer and then epoxy over it? They will have to do something.

Better go back and re-watch the video. What about when the blueskin fails, it will, and water seeps to the walls below????

Your videos are packed with little tidbits, like the garage floor to the finished floor indoors should be 7 inches. Such a small detail, but when you need steps inside the garage to get into the house it takes up garage space.

Many thanks. The last house I built for my family and my daughter's house I help build four years ago only have 7.5 inches of difference between the garage slab and the finished floor in the house. It's how all houses should be.

@@askthebuilder In the video, I see they laid the external sheathing horizontally without any blocking at the edges of the OSB running horizontally between joists. I know I have seen it installed that way numerous times but the note in IRC code R602.3(4) says that panel edges need to be supported. There are outs for floors and roofs but I couldn't find one for walls. What am I missing? Thanks.

I know the future is here and I could just watch the next videos to find the answer, but I'm guessing the upstairs "garage" is going to be an art studio with massive fold-out or sliding doors instead of garage doors. Because I can't believe it is a garage.

It's a garage. Since I recorded the video, they poured 4 inches of CONCRETE on top of the wood floor system!!!!

That's true. New nails should have been driven to the correct depth and then the overdriven nails should have been sealed.

Thanks for that code citation. Even that seems damn high for a small kid to try to climb up to. I find it hard to believe that the WIDTH and and HEIGHT opening of the finished window will meet code. We'll find that out in a month or so.

Wow that garage floor is insane. I wouldn't be too concerned about the joists as those look like LVL material but OSB for a garage subfloor is nuts. Did the architect just graduate from high school? Furthermore, the building inspector approved this? that garage floor should have been built with steel Ibeams, metal corrugated form decking, rebar then poured concrete on top. They might also been able to get away with leaving the wood joists and installing the metal decking on top then pouring concrete. I just don't have the numbers to see if those joists would be strong enough to support the decking, concrete and a car to go on top of it but it might be a decent compromise. another option would be to use lightweight concrete but again don't know the load limits and compressive strengths. However, anything would have been better than OSB.

As I said in the slide in the video, this has to be a workshop. But since common sense seems to be in short supply in the USA today, WHAT will happen in 25 years when the SECOND owner doesn't realize the limitations of the floor and pulls in their F-250 into one of the bays?

@@askthebuilder exactly. I’m not a code stickler but this is one of the reasons for building codes; They take into account the ignorant and lack of common sense. Maybe they have no plans to raise the grade to the level of that space so it’s physically impossible to bring a car in?

But spending $25,000, or more, in sitework to get a huge DRIVEWAY up to the two openings???? That cancels out the indoor/outdoor room option in my book.

I think it is the living room, dining room, kitchen combined. That's what the plan communicates to me. Look at the plan page again.
