Years ago I had a commercial shop. We spent several days cleaning then “painting” the floors. I don’t remember the product, but it went on with rollers and didn’t seem much different than spreading paint. It was made for home and commercial use. It looked great for a while, but the shop was used to install aftermarket products on new cars. There’s something to the idea that the heat of the tires caused problems with the floor. But a friend of mine has a 6 or 7 year old epoxy floor and it still looks new. I just assumed it’s due to better technology. BUT... I don’t like the flakes at all! They hold dust and make the floor hard to sweep. I stopped at a garage sale one day and saw what appeared to be the same floor. It was the same exact colors. Only difference, it looked clean. I asked the guy about what he used to clean the floor and he grabbed a small steam cleaning mop off the wall and said after trying several different things, the steam mop worked the best. I’m kinda in the habit of not pulling my car in right when I get home, the engine heat really makes the garage hot during the summer. Maybe you could do the same and let your tires cool down. Not always convenient, but it might save the floor. Nice job. Looks great.

Although a DIY epoxy floor kit usually is cheaper, using a professional company will get you a much higher quality product. With the professional floor you get a 4x thicker epoxy coat, an 8x thicker clear coat & up to 30x more flakes than the DIY kits. You can also find a company that will give you a lifetime guarantee on the flooring. I thought I'd point this out in case anyone wanted to know the benefits of a professional install.

Maybe two rows of grid mat to drive the tires on to protect the floor. Pretty questionable quality if hot tires mess up a garage floor coating. Rustoleum has gone down hill with regards to quality of their paint over the last decade, so not surprising they would botch the epoxy. Had a friend in the business put down a densifier on my shop floors. It soaks in and bonds via a chemical reaction with the calcium in the concrete. Once dry, he ran the big burnisher over it. Make the concrete harder and very smooth. Glad to see you back and congrats on the house! Better to pay your own mortgage then someone else's!

YES. It needs to be grinded. Do not go that degreaser route.

I did this one time, like this...it was a pain. I do not recommend it. (The floor we epoxied was wrecked, so we had to do it...but it took like 5 days, and a lot of pain in the knees.)
