M K yeah, but you need a lots of termoisolation if you have cold winter and warm summer
@sunso19917 жыл бұрын
Pros:The concrete wall will be a almost indestructible rain screen that needs virtually no maintenance for decades. It is also an almost air tight structure that prevents cold drafts. the thermal mass also help your HVAC maintain a constant temperature. Concrete discourages mildew, mold, and all insects. It also has the benefits of unrivaled sound proofing, security, safety compare to stick build.Cons:Concrete houses are usually 6%-13% more expensive to BUILD depending on region (Texas cheaper, NE expensive due to labor union and wage) (Typical house cost 160K to BUILD, so Concrete one is only 12K-20K more), but will save you about 50% of maintainence cost, 35% AC/Heat Cost and 20% on property insurance. It is very expensive to RETROFIT or make new openings for renovation.

If the customer chooses can they have the exposed concrete as the roof? The exposed concrete is beautiful to me!
@sunso19916 жыл бұрын
Exposed concrete roof have quite a few problems. 1. Concrete ALWAYS cracks, hairline crack and shrinkage crack are unavoidable just like wood having wood grains. so you need to seal it in some industrial grade sealant to prevent water penetration. 2. Concrete is thermally highly conductive. which means your roof will get super hot in the summer, and "suck out" the heat in the winter time. so you will need to do some seriously insulation to the ceiling. And alternative is to build a double decked roof; a structural roof that is covered by insulation and water proofing, then topped off with an aesthetic looking topping slab for the look. (think of it like a ham sandwich )

What is the cost to build this way? What are the R-factors for the Roof and Walls?
@sunso19917 жыл бұрын
Concrete R-Factor is very low, due to its density and monolithic nature. You will need insulation on the outside wall face (or both in very cold regions).

While no one could justifiably argue this isn't a good animation it ignores the fact this process creates a lot of wood product waste and results having dispose of said waste. There are better systems for concrete house construction available that do not create the aforementioned waste.

@@sunso1991 How much per sq ft in texas for 1500 sq ft 1 story and 2500 sq ft 1 story?
@sunso19916 жыл бұрын
It is always cheaper to build two story or three, since Excavation/foundation/utility work/roofing system cost is virtually the same as 1 story. Here is a break down of 1 story house 1500sqft Assumption, 12'0'' high box shape, 10" Roof concrete slab, 24" foundation mat, 200 LFT 8" concrete walls 12' high, 12 columns 12" X 18". Excavate 18" down for frost line/bearing. Concrete Volume = 245 CYS @200$/CYS, + 10% waste and formwork Concrete labor = 2360 Mhr @ 22$/CYS + 32% labor burden (mandatory benefits) Rebar Quantity = 17.6 tons @ 1150$/Tns, Rodman subcontractor @ $250/tn Equipment = Excavator @ 1500$/wk, Bobcat @ 650$/wk, dumpster 500$/wk 8.25% Texas Sales Tax, 7% Company Overhead, 8% profit a experienced 8 men crew can build it in about 8-10 weeks Concrete Material = $63,572 Rebar Material = $20,231 Rebar Worker sub =$4,398 Labor + burden = $ 68,445 Equipment = $6,000 Tax (Material) = $7,409 Overhead = $11,904 Profit = $14,557 Windows and Doors = $8000 Grand Total $196,516

for 2500 sqft option (66% bigger), just add about 40% on top You will have better discount for materials, and workers are more efficient at building larger foot prints.

Why not just sell these as panels to be dropped in by crane? Seems like a simple prefab system. Why bother filling the cavities with concrete while on the roof just have them all prefabricated with cured concrete and while at it, have a layer of insulation added to each panel too.

Looks more like bunker. Who needs this concrete roof? Where's a protection against heat and cold? Are you sure wooden trusses are able to bear this wheight+snow? This construction is energy vampire with 1000 dollar bills for air conditioning and heating. And i'm sure prefabricated exact formwork for 1 house can be compared with total price of usual house construction. Good for pools? Outdoor maybe. Never in life i'll use it inside a house. It will leak 100%.
@alexu87657 жыл бұрын
everyone needs a concrete roof. Protection against heat and cold - concrete insulates pretty well, in fact your air conditioning bill will be almost zero (have you ever been inside concrete / stone house? lol) and how will it leak, lol, but at the same time be good for pools?
