I'm eagerly looking forward to a potential housing crisis to make affordable purchases after selling some properties in 2025. I'm also considering investing in stocks as a backup plan. In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Sorry! But this is important. As a woman I have begun to build every skill set possible; carpentry, plumbing, one-off mechanical design for wood stove, redundant heating/cooking systems, solar(sun & 12 volt), concrete (poured wood stove pads into forms on dining room floor tarp) and chop my own wood. People may laugh but I'm building skills to remain sovereign and debt free. This is reality, no one is coming to save us.

@@southernyankee2300 I recommend the book called The Complete Book of Self-Sufficiency by John Seymour. This book was originally written in 1976 and has been updated several times with the most recent edition from 2019. It’s available on Amazon for $34.99. That may sound like a lot, but it is a large hardcover durable book with illustrations. At almost 400 pages of amazing knowledge and detail on homesteading, wild foraging, brewing, energy and waste and crafts of skill, it is well worth it. I’d say buy it now before they raise the prices so that people can’t buy it. It’s an heirloom you can pass on to children.

We don't need affordable housing we need housing to be affordable. I believe that is what you were getting at in this segment. That is my new saying because that is exactly what the problem is. We don't need affordable housing which equates to a 10 / 10 and charging 200,000. We need the skewed inflated $600,000 home that really is 200,000 to become that again.

@@BradMitchellBrokerAssociate Regulations. Same way we keep everything else from spiraling out of control. Name one industry that isn't heavily regulated. Strict limits on non-personal ownership of residential homes. Companies can still buy apartment complexes and make bank if they want.

@@BlakeKasgaard that type of regulation doesn't exist is my point and if it did where would the line be drawn? Large companies already own the majority of the multifamily asset class as it is. If any such regulation were to take place the price of homes would drop so fast we would have to raise interest rates into the double digits to prevent the rental markets from crashing.

Property taxes need to be abolished.. Otherwise, you never really own your house, you just rent it from the county in the form of property taxes.. If you fail to pay your "rent", you'll soon discover who really owns the house you spent decades paying off.

You spend 30 years paying off your mortgage and then you owe so little as $1 USD in taxes and the county will send several badges and guns to throw you out of your house and give it so some a sshole who paid the tax at a tax auction.. There you are, 60 yo and living on the street or in a beat up old RV.. You have a point about income taxes.. We need a flat tax.. How much did you make? Send in 15% and that's the end of it.. While we're at it, put those lying, thieving, warmongering politicians on a balanced budget.. Run the government the way we run our households..

Dude really????? Check out apartments in Vancouver!!!!!! a 2 bedroom is $4000.00 @ month. And thats in a SHADY part of Vancouver like San Fran drug addicts homeless crawling over the place. A decent 2 bedroom apt in Vancouver No low life milling around is 5k to 6K @ month to rent. CRAZY CRAZY 1/2 of beautiful apartments in the WEST END of VANCOUVER ARE OWN BY Asians and nobody LIVES in them. Sad it really is.

John fails to mention that the reason home prices always rose was because the fiat dollar has continued to lose value. So, the result appears to be rising home prices when it’s actually falling currency value. Also let’s not pretend the “ government” either cares or isn’t part of the plan. Coincidence is rare.

Airbnb started as a platform to rent out a room in your house, or your vacation home when you're not there. Then all sorts of other types jumped in and changed things. Too many people jumped in. For the most part, hotels do it better.

I agree. I think you should do what makes sense. If you have ten people with you, ABB might be worth it just because of cost. But I agree, hotels do it all better. And I’m not talking about super expensive hotels either. Middle of the road hotels are my choice most of the time.

@soniasbooks I will share not debate just to inform, I personally have friends 1 who lost her husband to cancer, no insurance no savings what has saved her and kept her afloat was airbnb 1 of the rooms in her home. She is able to make ends meet and is thankful everyday as so am I to see her be able to keep her home and still provide for her infant kids. There are several others w similar stories but I get your point so many jumped on the band wagon and ruined the market.. I m just thankful it is available for those who do need it as a source of income.

In 2003 my real estate agent told me we were in a housing bubble and he was expecting a big crash in 2005. He was mostly right.

I can confirm this. In 2003, I worked full time for a large, private RE firm - one of my tasks was to read and analyze virtually all opinions related to the anticipated pop of the bubble. Like your agent, I predicted 2005. I then sold all my RE holdings, except my personal residence. I put my cash in tax-free municipal bonds. I was bearish by around 17 months, but I was well-positioned to reinvest in RE when the market hit bottom in March 2011.

Hurricane Katrina was the pin that caused the last bubble to pop and something big will start the next one. My guess is a world conflict Russia/Ukraine or Israel/Iran or China/Taiwan turning really bad will pop this bubble.

Social Security is an "entitlement" because we are ENTITLED TO IT. I've been working for the last 45 years, paying into it all that time. I'll retire, probably, in about 5 years (when I turn 67) and I won't touch the principal of all that money that I put into it. So, yeah, I AM entitled to _AT LEAST_ the interest of the money I put into that system. It REALLY pisses me off when people cast Social Security as a "government handout". F@ck you! They took a substantial amount of my money for the last 45 years. I'd be HAPPY if they just gave me that principal back and they can keep all the interest that money has (or should have) earned.

I feel your pain mate, as a fellow retiree, I'd suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

My advice: for newbies to grow financially this year, invest. Saving is good, but investing elevates your finances. One factor not mentioned are the millions of illegal immigrants who entered the US during the Biden administration. Tens of thousands of such families, once they secure the right to work, will be looking for a home, and Democrats have discussed programs to facilitate that. There is a dark side, however. In Houston cartel(s) have purchased an entire subdivision, and are now "selling" homes to jobless immigrants who will soon lose them, but not before handing over whatever meagre resources they have first as down payment and initial monthlies. The danger of scams, exploitation and worse is high.

There seems to be a lot of focus on pensions and social security and how there won’t be enough to fund these retirees, however no one is paying attention to the massive mortality rate that has spiked since 2021. It is being heavily censored. There are some physicians and KZbin channels that are calling attention to it. You have more Millenials dying than soldiers in the Vietnam war. This is the big elephant in the room. You have high death rate among baby boomers happening, heart attacks , blood clots, organ failure and cancer has skyrocketed. People buying properties above asking prices with little equity makes me worry a housing crash. If prices decline, further layoffs and growing living expenses will exacerbate affordability issues and the possibility of foreclosures. I'm not sure how to reduce risk, yet I want to invest more than $500k.

The whole problem with the economy - not to mention the highly dangerous military adventures around the world, culminating just recently with a US led invasion of Russia - is the interference by government in every facet of life. In particular the meddling by the Federal Reserve with money printing causing inflation and interest rate setting, has caused no end of problems - all of which, if left alone, could solve themselves through normal market forces. Before YT there where newspapers, back in the 70's I can remember full pages of absolute auctions, bank foreclosures and huge factories where everything was sold to whoever would pay the most regardless of price. I attended many of these sales where hotels, automobiles , trucks, boats and homes were sold for pennies on the dollar. Cash was king, you could acquire anything you want, if you had the money. I graduated from high school in 1971. My dad was a builder of homes. One day friend of my dads was a bricklayer when they built real fireplaces. He said my brick thunder did not show up. Can I borrow one of your workers so my dad said Rick dropped your mail bags. You’re going to work for Julio, a regular fireplace on piece working would cost the developer $258 to build a complete fireplace not counting the material. The unions came in and said no more piece working. Everything should be paid by the hour that fireplace went to $600 plus material, along with the framers not getting to piece work, the roofers drywaller‘s concrete men, etc. and prices of homes starting to double back then I had my agent write an offer for a one year old custom home for $29,000 in a very nice neighborhood today I’ve been a real estate broker for 44 years now a water meter is $25,000. Some might say this is just alarmist view. But ask yourself this. Does it feel like everything is about to go kaboom? I mean in every aspect of our society and the world. Yup Whether we like it or not, we are going back to multigenerational housing and adopt to less is more mindset.

Perhaps this complicated multiple bubble situation can be simplified. The U.S. is $35 TRILLION in debt, the debt to GDP is 123%, and we're spending billions on endless wars. We have politicians speaking in fatuous platitudes and not solving problems. The situation seems insurmountable to me. I would love to be wrong.

Wow. When you mentioned the teachers, my neighbor got paid for two years during Covid to stay home. She felt so intelligent and entitled by her supreme degrees and had no empathy for other job categories that were shut down over night. They could easily be replaced by AI and their students could probably learn more by staying home. They are next for the rug to be pulled. They had 4 years to prepare. Right after they elect a democrat for their pensions and benefits

I know that where I live the prices will not go lower. I have it on good authority that the builders here will hold firm on their price points. They don't care if the homes sit for a couple of years . Housing will still be high. Inventory will be low and buyers won't be able to afford to buy in many places. The cost of building new homes was high so they aren't going to sell new home at a loss.

Are they leveraged or not? Do they like to sit on nonproductive assets that costs them taxes + insurance not including interests if they built for cash? Eventually they'll only sell if they have a buyer. It may take two to four more years to reach a bottom. That happened in FL in 2009-2010.

@@jeandurand3092 I don't know about leverage.. They built homes across the street from me and priced them for $500.000 more justifying that with nicer appliances and landscaping. They sat for almost a year but now they are all sold. Because they sold my side of the street went up in value. We came from Bellingham WA where the same thing happened. People out of state from CA would jack up the home prices because they didn't care how much they paid even during the last crash. Certain places will stay high priced I believe. I know people who live in trailers near Priest Lake Idaho who can never afford a home there as they sell well over a million. There will be a crash but some places will fair better than others.

Building houses that are not selling is not going to encourage builders to keep building them. Watch what they do and not what they say.

Building on all the beautiful farmland that over looks the mountains with ugly monster sized cookie cutter homes is sad. I'm fine with my home going down in some value too. I want locals to be able to afford a real home.

Money is created when a commercial bank makes a loan. Credit creation money. Professor Werner and Hanke have said money creation has tanked the last eighteen months. Eighteen months is the time it takes to show the effects of money speed up or slow down. September and October are traditional months for stuff to go south. Tick tock 🤔

I feel like looking at the big picture and following the market for a while, we are being almost like rounded up and given no choice, but apartments and walkable communities. It sounds nice on the outside, but if you think about it, it’s easier to manage and control people When they’re all in one place rather than trying to control property after property house after house with distances. I’ll never forget the videos of China with people locked in their apartments and them screaming. I could never live there so I don’t want any ideas of theirs here on any level.
