If appreciation is the name of the game, would you recommend 5+ unit properties, due to the ability to force the appreciation in ways not available on properties with 4 units and less?

I believe investing in any type of real estate that you could first get your hands on if you could only buy a triplex or 4 Plex then start there that's where I started. But right now I would say that there's more opportunity in the 5+ because the prices have been falling, however you will need a much larger down payment to be able to get that type of financing. However, I do believe that you could add value to a triplex or a 4 Plex and so I highly recommend those as Investments as well.

while im very happy for you and your achievements, it seems to all stem down to "being born earlier" I cant tell you how much more ahead in life i would be (real estate wise) if i bought a house in 2003-8 instead of being in high school Keen to hear your input if you were starting out in the market post 2014-15

It's not a matter of when you start so long as you start. People are investing today and I promise you they will re-share the same story that I told in my video. I continue to invest now as I believe in the future and most savvy investors continue to do so as well.

@SageRealEstate well yes it is, starting today with today's price to wage ratio is a massive disadvantage compared to 10 years ago. I couldn't buy my current property if I started today despite me making much more. Not many home owners are willing to admit that. I'd get approved for much less of a loan at a higher rate despite earning more. It's a lose lose no matter how you spin it

When I was going through the process, I never thought oh if only I could've been born earlier so I could've started sooner. I never thought that what I could tell you this I will make more wealth in the following 10 years than I did in the prior 20. What does that tell you?
