Ok here’s my theory about the guide. So we all know that the man behind the scheme of the cancer cure, was known as “ the purple man”. The tour guide was wearing purple. He was also smiling a lot, and knew quite a lot about all the ghost almost on a personal level. He immediately knew what was being drawn. He had many experiences with paranormal activity. He also talked in a very old fashioned way. I believe he is the purple man in a new body.

Watch it turn out he’s actually a ghost himself of a innocent young man who was gay and happy but nobody accepted him, he meets his end during the construction of the hotel where he was subsequently buried, but being the delightful bean that he is decided to haunt the hotel and be a friendly tour guide instead of a vengeful spirit. Damn I think I just came up with a great idea for a wholesome story.
