Samantha, you are on a smart move for your future. I was your age, after a divorce my credit was really bad due to an ex that did everything to make it that way (no payments on a truck for six months in which I was a co-signer and repo stepped in). I vowed to myself I would never let my credit get that bad ever again and now, I have a very perfect credit score. One of the ways to get there is to never live above your means, no impulse buying and be very diligent to pay off all debt in a timely manner. I, to this day ask myself these questions, do I need this? how often will I use it? and can I afford it? I NEVER pay full price for anything unless it is a necessity. I buy clothing from Thred-Up or similar online places and always make a budget and NEVER live off of credit cards. You can do this Samantha, you just have to allow yourself a treat every so often. Having a financial advisor is the smartest move you can make and years from now you will look back and be so proud on the accomplishments you have made. YOU CAN DO THIS GIRL, let your goals rule you, not anything else. 💕Much love

Buy a house, vans are way over priced right now and they don't last forever, where land and a house last almost forever. I bought a new 2023 Ford transit last year, and it is real nice and I love it but it is a massive money pit. With the DP and monthly payment, insurance, tools, and materials to build it out. When I first bought the van I had 34k in the bank, but now I only have 6k in the bank because the van took most of my savings and future savings. Anyways, I hope you feel better, and please never worry about tomorrow, it just adds to your stress.

I can relate to many of your issues like high anxiety, living with parents late(r) in life, embarrassment, being exhausted and uncertain much of the time, etc. I think your plans and how you assessed them was very sensible, if perhaps a bit obsessive in terms of your ultimate goal, which is understandable -- we all need the proper motivation, right? I figured early on in this video that you have a fairly low credit score -- not throwing shade at you -- I've been there. Similar issue, with mysterious old charge that went to collections even though it had been paid. Good advice to tell people to mind their credit score. That being said, I've realized that it is simply a *must* to get your financial house on solid ground *before* taking on credit or debt obligations --- failing to do so will result in everything coming crashing down on you! Maybe that's a big part of the anxiety you feel? I guarantee it's part of the *frustration* I sense from your ongoing dilemma --- that's perfectly understandable and it does aggravate everything else. The good news is you can do things today (no specialist required) to improve your credit score dramatically over time -- it will take 18 months - 2 years from where you probably are now, but you will see improvements in 6 - 8 months. Firstly, take note of the due date on your credit card(s) (and any other bills) and pay them *7 -10 days before* the due date. You should *never* carry a balance on a credit card (ever), but if you currently do, pay as much as you can every month and *never, ever* skip a month! If you maintain a balance owing of more than 30% of your available on any card, it starts to negatively affect your credit score and other borrowing opportunities will also be affected. Don't feel badly about it -- you're somewhat right when you say it's a game. And nobody really teaches this -- just start playing the game *to win* now that you know. Consistency with the above will be rewarded! I had "poor and then some" credit before I made the determined decision to start doing these things -- within 3 years, I could apply for any loan or credit card, knowing fully well that I would be approved, and now I am constantly being offered huge limit increases and better perks every couple of months. I can get any card or loan, often pre-approved, just gotta say "OK" to the offer. The reason(s) to get this area of your life handled are many. The main things are that you will be able to take advantage of more opportunities (and more opportunities will also become available too). You will be able to get more benefits from the spending that you already do, and best of all, your anxiety and frustration will start to decline as well. This was a long read -- I hope you got through it and take the advice/tips to heart. I felt so much sympathy for the frustration and struggles you expressed because I know it first-hand. I *promise* you, making a priority of getting your financial life in order is a decision you'll *never regret* . It will feel like a huge weight being lifted and in less than a year you'll feel freer and more confident all around. You'll feel more capable, indepedant, and better equipped to deal with life. I agree that everything happens for a reason. If the Divine keeps putting up road blocks, it’s not the right time or it’s not the right decision. My philosophy is that when the timing is right, things just “magically” fall into place. Do the work and keep your options open. The right path is there for you. You are an amazing person and I truly believe that your dreams will come true. Keep the faith! Btw, having been through the credit nightmare after a divorce, as soon as you get the mistake cleared, write a letter and ask the company to REMOVE it from your report(demand confirmation as well). I waited about 6 months after each payoff to make the request and 99% of them did. It still took awhile but it allowed me to start the rebuilding without having to overcome the negative first. Hope that helps.

If you buy a house make sure you check with the B.B.B.but also ask around and do random checks online about the different mortgage companies it's very important here's why if you should ever lose your job or something happens financially or you get sick and you can't pay or you fall behind on payments you need a mortgage company that won't swoop in and try to take your home away! There are mortgage companies who will work with you and there are mortgage companies who will do the opposite so please be safe careful what company you choose!

H.U.D in my state helps with $$$ for closing costs and also you only pay half of the closing costs and I think for first time home buyers the seller pays the tax but check in your state for how H.U.D. benefits work

Sorry about all your anxiety, I’m glad you finally figured out a path, the universe will help you. I decided I wanted to move back home to Australia as I’d been living in the Uk for the last 12 years, I was able to get everything sorted on the Uk end but it seemed like nothing was working out on the end of coming back to Australia. I had so much anxiety as all I wanted to do was come home and I ended up coming back even though i didn’t have anywhere to go, all I booked was a b & b for one night and had no idea what I would do after that, I am not kidding but the universe made a way, so even though I couldn’t see the path the path was there , I was helped by people I didn’t even know. I have accommodation, I got all my paperwork stuff sorted out and have a new job that I start on Tuesday. So the universe can do amazing things, you just have trust that some things are meant for you and some things are not. Good luck with eventually getting a house , I know if that’s what you want then the universe will support you to get it ❤❤

Hi Samantha. Just have to say, re high ks, my van had been used for the tourist rental market, for 7 yrs, before I bought it. It had done 280,000 ks. They can do 500,000ks, no problem, before major issues. I've had her for 6 1/2 yrs and she's now done 355,000 ks and now 13 yrs old....There are pros and cons for all vehicles, but I knew that with a Mercedes, I was safe. They are tough. I have read about so many issues with the Promaster and Transits. $ - It is what it is. 😊 That whole saying ' you get what you pay for ' - certainly, when it comes to any vehicle. It's free to request a credit report once a year from experian, trans union, equifax, it's the law yeah keep your record clean so your number don't drop they also have companies out here for a fee that can fight items a clear them off as well so they can get even erroneous things attached to your record that belongs to other people with like names or telephones numbers and addresses that show up where you never lived all kinds of things can show up. Hope you get that resolved.

Only thing i'd say is that there is more to life than owning a house and I've been in situations before when I've exisited to pay the mortgage because I couldn't do anything else. It was more pressure than I ever wanted and I was miserable.

I wouldn’t put any money into a rebuild..just the bare minimum for refrigeration, lighting and heating. Sleep on a mattress and fly, fly, fly to make content. Journal your daily experiences for material for your book.

Suggestions to consider; you are moving towards repairing by our credit score (excellent choice), this IS moving you towards your goal of owning a house (another deep subject), and have decided bto finish your van build out with the existing van, great. You have shared a larger van would be nice for many reasons while costing $20,000.00 to purchase a well used, larger van....consider, really bad case, your present van needs a new motor and transmission so you may drive it to and from, the cost for a motor and transmission should be less than $20,000.00 even though you might say to invest that much into such an old van, I will never recover my investment.....if worried about recovery of investment, most travel costs are very hard to recover as well yet travel fills your spirit. Further, you have decided on a strong path to your future now relax and allow time for the path to develop rather than often second guessing yourself....6 months from today you will be grateful for waiting and working through these problems till they are solved (credit).

I don't think you should waste anymore money on a van built if that is not what you want to do. I think you should save all your money to buy a house, and even though you don't feel comfortable staying at you mother's house, right now it is the best place for you to live, because it is low cost, and you can save your money for the house that you want to purchase.

Samantha, why don't you get a different job so that you can earn more money since your current job has cut back your hours? You are adding pressure on yourself by trying to buy a house when you are currently now in the financial position for. Being 35 and not owning a house is nothing to be anxious about. Many people don't buy their homes until later when they are financially ready.
