Sir please make videos regarding people who belong to Upper Middle Class Business families who live in Sub-Urban cities like Agra. 1. What their Kids should aspire for: Job or Family Business? Or Job in long term and Business in the long term? 2. Should they move to these bigger cities like Noida, Lucknow etc for better Business opportunities or should they also move into other business areas in their own cities? 3. What goals these specific families should have in the next 5-10 years? How these families should invest their money? Their Own Business, Stocks, Real Estate etc? P.S. My family also falls into this category. I invested my 3 yrs after college for Upsc prep. After no success, I have decided to go for private job now. But my long term goal is to definitely move into Business (May be my family one or some new venture with the help of my family). What should you advice for people like me?

Sir, From past two years I experienced small town life and here are my observations 1. CBSE schools are opened in small towns 2. New hospitals and laboratories 3. Higher Internet penetration 4. People's running small business Like snack center, medical shop, electronic shop,etc 5. Entrance exam preparation coaching centers 6. Commercial and Residential apartments 7. Electric two wheelers usage I am not denying the metro cities smart developments. I feel we just simply can't neglect the opportunities in tyre 3, tyre 4 cities also.

He is talking about having job in tier-1 city and then purchasing property in smaller cities considering that someday he/she will move to smaller place which 90per of time doesn’t happen. If you’re a teacher, businessman, works in unorganised sector then its still fine. But not good for someone who is working in Industry which has very or less no jobs in smaller city.

Meine 2013 mein plot le kar sabse badi galti kar li. Aaj bechne mein tare nazar aa rahe hai. Tension alag rehta hai ki koi ghuse nahi. Mere friend ne mujhe tab bola tha ki already tere pass ghar aur zamin hai aur mat kharid. 5 lakh large cap wale stocks le le. Aaj zameen 10 lakh mein nahi bik rahi par stocks 1crore k upar ho jate

Sir one important point which is specifically applicable to families of Punjab and Haryana is, many people have their passive income generating ancestral property (mostly agricultuaral land) in villages which is close to chotta shehar they live in (basically these families migrated from same ancestral village to nearest city for various reasons such as medical facilities, education, ease of job(most probably govt. Job)), so living in chotta shehar is not a choice but neccessity for those families in order to manage, monitor and keep a check on their property.

You are right in this approach, not everyone will be living in big cities. Small cities should be having such people and ofcourse they can look after the properties. But also, such people should have forward mindset to invest something in big cities as well. There is no harm in diversifying your portfolio. That rental income coming from big city investment will further improve your lifestyle in small city which eventually will become big in future.

​@@ashishsharma1117 you should invest in properties where you can go daily and have a check (which is also said by world renown real estate investor robert kiyosaki whose book 'rich dad poor dad' sangwan ji quotes in his videos). If you have a bad tenant (which is a very much possibility in India) your life can become nightmare. Also diversifying too much and too far in real estate creates a mess and a nightmare to manage (you can not blindly rely on real estate management companies). If you want to diversify then better go in for equities(if you already have substantial amount of income generating real estate).

You are wise Man and I appreciate your videos which are full of wisdom. Every individual has a different perspective of life. I don’t feel comfortable driving in Delhi any more as the traffic moves at snail pace since the interior roads can’t be broaden. Secondly neighbour nuisance to some extent is always there specially when it comes to park your cars. I have lived in congested areas of Central Area Karol Bagh and Rajinder Nagar and thereafter moved out to Dwarka. Although one time Dwarka was uninhibited but now driving out and driving back is also a struggle on daily basis. I constructed a farm house in covid days and it’s away almost 340 kms from Dwarka. Life is laid back and too slow but living in the middle of nowhere is fascinating since you don’t get all those problems of Delhi. Property will certainly multiply in Delhi but peace of mind will never be here!! I am not trying to contradict your view point but shared my own experience!! Sir North India and South India are totally different from each other. In South, medical infrastructure is better than rest of India. Within 30km distance a village can access an hospital. If consider medical college, it can be within 20kms.

This totally make sense. I was thinking of buying plot in my hometown but then I realised that I am going to work in Pune for lifetime so buying plot in my hometown doesn’t make any sense. I purchased 3bhk last year in Pune and price has already appreciated by 15 lac till now. I took this decision because I wanted my parents to stay with me. And they’re very happy this decision. We already have one small house in our hometown which is sufficient for visit. Top 7 cities of India including Pune are going to grow exponentially in next decade so if you can afford then this is right time to invest.

@@somswetadas1314 Bro don’t go through any broker/channel partner. If you go through them, builder has to give some percentage to that broker/channel partner and he will recover that amount from you. First decide in which area you want to buy flat and then check for projects in that area through housing/99 acres. Visit project directly and then go with stable builder. Follow Saudaghar channel on youtube to get more info on Pune real estate. They are genuine and offer assistance by charging minimal fees.

My dad worked for 40yrs in Gurgaon and after retirement shifted to Rishikesh and he bought land in Rishikesh in just 4lac 20 years ago which is now more than 2cr valued. He is living a very happy life and i see full dehi people visiting Haridwar Rishikesh small town every weekend…🤣🤣🤣 why live in flat after retirement, build your own cottage style modern home in small town ..just watch South Indian movies to get a glimpse of village life…how beautiful it is. Rent ur city apartment which will be ur pension. Your grandchildren and kids will also love to come to grandfather beautiful cottage home on weekends or holidays..It is really boring living in apartment after certain age especially when u r retired from ur job

Sir if most of the people started move to the top tier cities then you can imagine what increase of price rises would occur for properties and commodities and people will be spending more but getting less in return and living miserable life. One sided baat karna toh koi aapse seekhe. Mumbai mein local train mein travel karke dekho, roj log mar rahe hai. And travelling time 1.5 hours to 2 hours one side commute kar rahe hai + 9 hours job, ye kya life hai. Ghar ke size bhi dekh lo Mumbai mein dhang se aadmi study, dining table, puja ghar bhi rakh nahi sakta. Education ki cost sunoge toh hairan ho jaaoge. 2 lakh se 5 lakh ek bacche ki fees. Aur aap yeh bhi kehte ho 2 bacche kariye. Car nikaalo toh parking 🅿 milti nahi hai jaldi. Traffic mein chalane ka man bhi nahi karta. Kitne log hai car society ki parking mein hi hoti hai aur weekend mein nikalti hai bas. Aapke sab baato mein coherence kaha hai? Itna hi accha hota toh Mumbai se companies shift nahi kar raho hoti operating expenses kam karne ke liye. Aajkal aapke paas skill hai toh aap kisi bhi sheher mein paise kama sakte hai. Sirf laptop + internet connection chaiye. Remote jobs bhi kar rahe hai log. Friendships maintain karna tough ho jaata hai because of traveling time and busy life.

Can you name a company which shifted out of Mumbai? How many jobs are remotely available. You’re also not speaking on ground reality. Most of jobs needs to be done from office or Hybrid mode. Only some jobs that too only in IT offers remote work but that is not in great numbers. I myself working in IT so I know where Industry is going. Sir ka bolna ye hai ki job jaha hai wahi invest kro. Na ki badi city me job kr rhe ho aur choti city me invest ye soch kr ki mai kabhi to wapas chala hi jaunga. Puri nikal jane ke baad us chote city me rhne jaoge to kya hi sense banta hai…Ha agar choti city mehi job hai pahlese ya kheti badi ya business krte ho to it totally make sense not for corporates.

Agree on the decision for Big city. Don't agree that there will be scarcity of available houses. Delhi/NCR has explosion of RTM and under construction properties. Some are at the verge of becoming ghost towns. Iicing on the cake is that builder flats are coming up in Delhi (which is freehold) like there's no tomorrow. Due to this, even a 100 Gaj house for 1 family (typically) is accommodating 2-3 families per floor, ie. at least 8-10 families! GPA is done in 80% areas in Delhi and prices are very affordable due to this. More affordable than Noida and GGN.

I totally agree with you about the costs of top cities real estate. I have been planning to buy a house for the last 2 years and have seen the price appreciation of around 50%. Finally our family is going to finalize a home very soon and will be making an asset to start with in NCR. Thanks for your constant efforts in educating the middle class of India.

Very Real and Practical. I know many old couples whose decision to build homes in small cities didn't fetch them anything.Ultimately , they bought a house in a bigger city so that their children could meet them conveniently. Without wasting time in travel in their already shoet vacation period.

The equation explained between Chandigarh and Panchkula at the beginning of video is analogous to the equation that worked out between Mumbai and Pune around 30-40 years. Those days, Pune was known as 'Pensioner's Pune' but now it is one of the those top 10 cities. So an alternate thought process may advocate a potential growth of tier 2 or 3 cities neighbouring tier 1 city however one has to choose that tier 2/3 city wisely! Despite this, if that particular city is one's specific target, then he should go for it. Here I totally agree with you that purchasing power of future generations will keep on diminishing due to ever changing demand-supply equation and various socio-political dimensions!

Pune is exceptional scenario where non capital city became Tier-1 city. Its very highly unlikely other Tier 2 can achieve that feat. Only Coimbatore(near to Chennai), Chandigarh(near to Delhi) or Nagpur(due to special interest shown by state) can probably go bigger. But, till this point all these cities hasn’t performed much. Its very difficult to repeat success like Pune.

Selecting area in a big city is the most difficult decision. For example, if someone buys home in gurgaon because of his job. But after a year he shifts his company and now his job is in Noida. He has to travel 3 hours on daily basis which is again a pain point. Can you help in this decision making?

Purchase flat in a city where you want to settle down. Gurgaon has better opportunities than Noida so in very rare case you will have to move to Noida for job. Even if it happens then you can rent your flat in Gurgaon and stay on rent in Noida as long as you’re working in Noida. I was confused between Pune and Hyderabad but eventually settled in Pune.

Sir you are Achrya Brihspati of property. You can see the future and forecast it very accurately.2 years back you had the courage despite all the TROLLING to point out that Dwarka Expreesway will outperform Dwarka Delhi and Golf Course Road Gurugram. Surprisingly most New buyers on DEX are persons from Dwarka Janakpuri,Pitam pura etc etc. Areas in Delhi are degrading beyond repair and shrewd investors of Gurugram are also Investing on DEX.

@dinesh sharma:- prices on DEW are going up bcoz it’s a primary market where builder is selling. Real price discovery will happen in next 4-5 years when property will be sold in resale after possession. I won’t be surprised if prices come down after possession.

Make sense... We should buy in big cities... Even if we don't wanna live there for a while we can get rent from them. And can shift there in future if we want to. I already have an ancestral home in my home town in a very good location. So, buying in bigger cities makes more sense for me 🙌🏼

Mere hisab se Flat tier 1 city me na lekar Koi agar land tier 2 city me leta hai to wo sensible hai. Aur cities ka pata nai but Bangalore aur kolkata me abhi bhi naye flats unsold pade hai aur 2nd hand 25 se 35 lakh me mil jati hai (aaj se 10 saal pehle bhi milti thi-aaj bhi milti hai-aur future me bhi milegi). Flat Koi investment nai hai aur vehicles ki tarah ye depreciate karti hai aur tabhi leni chahiye jab aapki rent aur EMI equal ho. Nahi to aap 40 lakh ka flat ke lie 1 crore ka EMI bhadoge aur return bhi nai milegi. Wo EMI ke paise se agar aap land na bhi lo to at least gold-fixed- nai to low risk mutual fund karke crorepati ban sakte ho. Hume paise wahi lagane chahiye jaha ek se do ho naki ghate me and should be away from flats cum EMI trap.

@@SuperArindam1982 Projects that you have mentioned are all from local builders. Check prices for Tier-1 developers in same vicinity you will see a big difference in price range. Even 1bhk’s are starting from minimum 50-55 lac plus in an around Electronic City. Second, many projects that you have mentioned are again far from Electronic City. Some of them are kind if standalone buildings. You can imagine how far it is from City Center. They are not actually within city and many of them are part of Municipalities where prices are always less. If you’re staying too far from city Center and purchasing cheap flat then it really doesn’t make sense. Third, in Bengaluru many local builders hasn’t obtained OC even after decade of possession. So you never know when they will get demolished. I have seen a trend especially in southern cities, people staying some 70-80km from city center also mention that they’re staying in Bengaluru, no they’re not. I worked in Hyderabad for 4 years, people used to travel 50-60 km and used to say that they’re living in Hyderabad(which was not even part of GHMC municipal corporation). If you’re not staying under municipal corporation then forget about good roads, water, stable electricity, sanitation, etc. You will get very cheap flats in such localities. In Pune also you will get very cheap flats from local developers if you stay far from city. But, look at daily pain. Staying too far from City is just like staying in some Tier-3 city without any amenities. Check prices of Madhapur, Kondapur, Gachibowli, Financial District, Narsingi, Kokapet in Hyderabad. Check prices of Baner, Balewadi, Wakad, Kharadi, Kalyani Nagar, Viman Nagar, Hinjawadi, etc in Pune. Or check prices of main whitefield(Not something 10km away from whitefield), Mahadevpura, Marathalli, ORR, HSR or BTM layout, etc I am not saying don’t purchase flat in standalone buildings or from local builders. It’s individual call. But, don’t generalise it. Especially which are built some 10 years back in Bengaluru are under heavy scrutiny now because many of them are done by illegal plotting. Just yesterday lokayukta raided BDA offices because they converted CA plots into residential. You will not see such issues in Pune due to strong RERA implementation.

With WFH ..moved to my home city .. which is capital of the state .most of things are good..health,medical,educationn,roads,air connectivity at some extent and I can save much more ,living in my home ,no rent. can buy property in big cities now and work from home town .things are changing in small cities .

If you’re working in IT and thinking of always working from wfh then it looks impossible. Either you will have to stick to same company for lifetime or you will have to come back to main tech hubs after sometime. Not all companies and all roles are offering wfh. Its still very limited. 90 per of companies are operating in hybrid mode now. It’s your call whether you want to settle with existing job for lifetime or want growth.

If someone has permanent source of income in small/good city, nothing like it.. benefits of big city is not a big deal anymore as tier 2 cities have less population so quality of service and amenities is much better there.. rest its individual choice and way of life

Uncle the quality of life is much much better in tier 2 cities like Jaipur & Ahmedabad than t1 garbage like Mumbai & Bangalore. Ask the residents & people who're from these so called t1 cities. Pretty much all of them wish to move to T2 cities

I differ from you… small towns are also progressing and there are other happy factors. I am born and brought up in delhi and it’s now impossible to stay in metro cities. Remember one thing kids of small town are the ones who amongst have done good in life

This is such a relevant topic especially those who are recently retired and still not decided where to settle or going to retire in next 5 years. My parents have stayed all over India so they are exposed to many big and small cities, small cities have their own charm undeniably but they decided to buy a flat in a good society in one of the top ten cities in the country at the moment instead of buying a huge chunk of land in an average small city. Few benefits of this arrangement is a below - 1. They have at home convience of everything & anything at any hour odd day and night, you just name it , everything gets delivered at the door in shortest time possible 2.They don't have to worry about security , there's an app which asks for authorisation of visitors and take pictures The app also provides the pre collected details of maid , dhobhi , car cleanerand there charges and ratings 3.they don't even have to bother about maintenance , like if there is any problem for eg water issues or just anything the society has designated team for looking into it which is huge relief . Most societies nowadays have gas pipelines and solar/boiler systems which does away with headache related to it. 4.Most importantly access to good Hospitals and airport/railways which connects to rest of country easily.

Okay so when I was 10 years old n my dad was 38 I used live in Patiala right in front of the golf course ⛳ and my nanihal dadihaal was in Delhi 7. There was no thing like pollution in Patiala. But Some over intelligent guy gave my dad an idea to buy a property in Faridabad because it was "cheap" and he bought it. However he was very capable to buy a property in GK or green park or Chandigarh for that matter. At That time I never even heard the name of Gurgaon or Faridabad. The place where we bought the plot was an absolute absolute jungle and absolutely no means for a good living n I was looking at the place with my mouth open 🤦 Now I'm 39 and after we were forced to come to Faridabad my father is a serious heart patient and my mother passed away.... Unfortunately they didn't took my advise and I'm not that rich that I can buy a property to move back from here....

Very informative video on middle class related issue and most of us do this mistake and all those statements we give to justify our wrong decision in terms of settlement city and real estate investment decision.We middle class who can afford land up buying mutiple properties mostly flats in same city and almost nil rental income and very less appreciation in small cities.I am from Jaipur Rajasthan.Staying overseas alnoe from last 14 years in between two years india again back to overseas pvt job.👍👌

@@Lt_Darksol it is better to buy commercial property land or shop in small tier three or tier two town where you stay or plot of land which can be use for business or properties in tier one city where kids will do job and later we can also shift there my personal experience constructed flat or multiple floor for same house you stay for rent or kids use is totally worth less less than one persent return.

Aur rahi bat fresh air aur fresh food ki to maine small towns me logo ko jyada bimar hote dekha h. Aur yadi jyada jee bhi liye to kaun sa teer mar loge.sari big personalities big towns se hi ati h.
