I have made rental property first because in CBE the 5 cents land+2 storey building i built for 1.2Cr and now getting rents of 84K for 7 houses. Next is commercial prop for shops, 3rd I have planned for retirement corpus and 4th organic farm land as business to live with my rest of the life (Kind of business but just for time pass and not going to run behind profits but need to ensure no loss).

@@jjsicreativityfuntime8849 if u just invest this 1.2 cr in FD itself u will get around 77K per month @7.5% interest per annum. if u put in index funds even more returns but if u build house for rental , u need to pay house tax , water tax, sewage tax , regular maintenance , need to fight with one or the other tenants .

Hello Satish Good day ! trust you are doing well Firstly thank you for your continued efforts in giving us knowledge and information on financial literacy and investment On the other hand as financial advisors when you are mentioning about income I would also suggest that you need to also touch the tax part one would get implicated to if they get into this first point which you had advised for Lean , Normal and fat fire Even if taking lean fire in investing 1 crore My question here is Is this fool proof ? Because we are investing in mutual funds again which is based on market fluctuations.. so how can be so sure that he or she is gonna get 10 percent ROI/ year Again you might advise to check the statistics of the fund over the last decade to analyze its appreciation rate but can we be sure.. Moreover when we invest in mutual funds the ROI is taxable at source so we have to pay TDS Secondly As per the tax slab From 0-2.5 lakhs - tax is 0 2-5 lakhs - tax is 10 percent 5-8 lakhs -15 to 20 percent 8 l and above per annum I am not sure .. so if tax would have to be paid sir then I think one will not get 66 k assuming that they have invested in lean Fire that is 1 crore.. Correct me if I am wrong

Bro, you need to come out of this mindset. Hope you are below 35 then start investing in Real estate first with Debt, once the return flows in pay the debt with that rents, after that start investing in equity mid cap MF for retirement corpus, invest in NPS also say rs.1k pm for pension. If time permits go with large cap stocks directly and play with small cap stocks.
