I think a high increase in rent/housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

In a 600 square foot apartment, not being able to use their closet was a big loss of space. We finally found a house to buy, and the day after our lease was up, our city experienced record rainfall. I found out from a neighbor that the apartment flooded because the management didn't believe me that the leak hadn't been fixed. 😂 these people are better off moving out of some old building, it's likely on the verge of some major problems. The apartment complex is situated in an upper income area and has beautiful views of the bay. The owner knows that they can get market rate for those units, by upgrading the apartments.
@crosslink1493 Жыл бұрын
It could be that, but guessing the age of the building from this short newscast I'd say it could have 'internal' problems that may need addressing (plumbing/electrical) and combined with higher rent returns in the future the owner may be better off with a full renovation or a teardown/rebuild of the building. I've been in their situation years ago, its tough for the tenants, but that's the way it goes when you are a renter - you're only there month-to-month (or one lease term to the next).

It will take the owners much longer to clear the place out - this is just the start of the process. I can see both sides of the issue. The building is obviously in dire need of renovation - impossible to do with tenants living there, especially elderly tenants. I've been on multiple sides of this issue - I lost my home when I had four minor children. I had an elderly relative who had lived in a rental unit for decades. She was a nice person and had a nice landlord - but as she aged she became difficult to deal with. Refused to let anyone in to make repairs etc. Another relative had a rental unit occupied by a senior citizen who became a hoarder. Landlords need to make a reasonable profit on their investment. And after long periods of Covid rent moratoriums, some of them are hanging on by a thread. There are homeless families living with children in cars. These do not look like impoverished people. If you're living in a pricey neighborhood paying below market rent it's just a matter of time before it comes to an end.

It is not the responsibility of the property owner to have 'empathy' with a 'fellow human being'. The property owner is running a business and is not the tenant's parent to look after them. Sentimentality as you suggest is not helpful. Clearly, the building is in very poor condition and cannot be effectively renovated with the tenants are in situ, and they should have realised this. It is very expensive to renovate properties like this, so of course the rent will be a lot higher after the refurbishment. This is reality and it's key to face up to it.

Under the CA rent control act AB-1482, tenants can be evicted if the landlord "intends to demolish or substantially remodel the property," as is the case here (i.e., a no-fault termination). A small consolation is that landlords must provide relocation assistance equal to one month’s rent in the event of such a no-fault termination - which is no consolation at all in Marin County unless you are one of the lucky few who waited several years to be granted a Section 8 housing voucher. But affordable housing Sausalito has been an oxymoron since the early 70's when there was a thriving bohemian houseboat community with residents such as Jean Varda and Alan Watts. I miss that world but alas, it ain't comin' back any time soon.

Not a lawyer, but I worked for Todd Rothbard decades ago. 9 times out of 10 people dig their own holes. Mgmt loses money on every eviction. They never evict for one missed payment. They are usually patient. There is that 10th time, though. And there I realized it's un ugly business and not for me. This may be one of those. But I can't say for sure because the laws wrt rentals are Byzantine. It's an unusual case.
@jazzogenic Жыл бұрын
@@19E37-e3i It's a "no-fault" eviction (i.e., not the tenants fault), purportedly for renovation purposes, which is entirely legal. However, I don't know what the legal definition of a "substantial remodel" is, presumably (hopefully!) it is well-defined and the landlord needs to corroborate it. But let's be real, we're talking Sausalito, how long can one expect to have affordable housing there?!

im pretty sure that old lady had a rent controll appartment from the 80s 90s. paid like 700 a month, thats the real issue, they cant just evict these people , also the maintenance with these people included was no doubt making them take losses, they had to find a way to fix building , sell at market value, and evict the tenants who were grandfathered in rent controll, it was a prob done to be able to do all at once with a big buyer@@jazzogenic

I’m totally guessing here: Private equity fund buys property, evicts, remodels, and rents at new rates. In the “old days,” families owned and managed rental properties and didn’t have to share their profits with investors, hence lower overhead. This is happening nation wide, not just in California. If it is what I think it is, it’s called a Real Estate Syndicate. Awesome investment, until you figure out where the profit comes from. And everyone wants to know where the homeless come from.

Have an elderly relative just face a similar situation but thank God 🙏🏿 it didn't include 38 other people. Was renting a home since forever from someone who offered low rent back then and never changed the price. Before he passed away, he instructed his kids to honor her and let things continue. He believed in his word so he never put it in writing just verbal and did just that ❤. However, when kids took over they did acknowledge what father said but basically replied, that was him, this is us...said w/o saying basically. 🥺 It's sad that we are the point that the well-being of others is always last to everything else. I pray that these people will find a new loving home where they wont have to live in fear not knowing if/when things might change. 💔😔👎🏿
