It *could* build vertically on land to create more housing supply, but whoever *owns* the land is the one who will have authority over that decision. Corporations are smart, and know that by buying up all the limited land, they can control the supply (and by extension - the price) however they wish. That's why there should be reform that decentralizes the ability to monopolize the resource.

I wish our government would ban private equity from buying up properties. If we want to actually solve housing, force private equity to liquidate their assets and ban them from owning homes. It’s fine if they want to manage them and offer that as a service, but home ownership needs to be in the hands of people, not corporations.

While I agree that private equity is an issue, forced liquidation is not a good plan to change things. As we would see a flood of real estate on the market with none to pay todays market values. Home prices would of coarse crash and investors would go bankrupt. Have to find a better way to transition..

This is corporations trying to figure out how to monetize people being at home. Imagine if you had to get an app on your phone when you rented somewhere and then while using that app they're forcing you to look at ads, or they're trying to create a "community" of business's that use that app to connect to each other that live in that apartment. Which means business's will not only know where you live, but what you do, who you interact with, and where you are at any given time. So they can specialize the ads you see, which you won't turn off because its part of the app. Fucking digusting.

I worked on a A16Z office project in Miami beach... It looked like every other over-hyped, overpriced project in the area, a bunch of fancy spaces built for a bunch of overpaid out of state owners. They even had some stupid soundproof booths that looked like sensory deprivation chambers to make phone calls. "Luxury condos" in South Florida are "take this building, paint everything grey and white, put LEDs, fake plants, and fake wood everywhere, charge $4k a month in a place where people don't make $4k a month"

The biggest thing about the “equity/returns” of renting is, that’s the main hope with buying a house, offsetting inflation. So if renters were sold “stock” in the company upon leasing there could be something there. However, it’s completely dependent on if there’s value within the product itself…

Interesting concept. I just toured the room share option where you have a private room and private bath in a luxury building but share the common area. I am exhausted working so many jobs to afford a nice 1 bedroom and am considering applying here. The room share is pretty affordable with built in roommates but still seems to offer a lot of value and privacy. The amenties were stunning. The exterior of the building is not attractive IMO but the interior is and the wellness programs and community links that are evolving seem really cool.

If you want to solve housing., it is simple. Don't allow tax deductions for single family homes or duplexes. Owning a home is more expensive than renting it out since you cannot deduct the whole interest on the loan or the property taxes in the more expensive parts of the country due to the $500k interest loan limit and $10k limit on property taxes. These crisis are artificially created to favor institutional investors who essentially bribe politicians through megapacs.
