My high school was around the corner from this building, Soares dos Reis, really miss it. All those buildings around Bulhão market are stunning , even without a contemporary renovation. It’s amazing that the whole area is now the place to be in Porto, perfect location for city living. They need to paint the Silo Alto (car garage) white, it would make a huge difference on a building like that one : )

I love the heritage unit--it's a great blend of old and new. Well-done! The first one is a bit too cold to me but the modern units attached to the old palace were very nice. I see that the money is going to the details, noise reduction , and making HVAC as hidden as possible. Oh and the SPACE! Unfortunately, I think we would eventually want something at a tenth to a fifth of the prices given, but yes, Kalie: It's great to dream!

Thank you for your real estate orientation vids. If you are in the market for another video topic, I would be interested in 4 places in the 500-600 000 euro range. 2 new construction and 2 older than 1970 apartments. From what I know about insulation issues in Portugal, new, well insulated construction might worth considering. On the other hand, you always pay a premium for new construction, especially if you're a foreigner. So it would interesting to compare new and well insulated vs older and more for your money. My favorite was the 2nd set of properties. Loved the ceilings and old world charm. The new townhouses were very nice and not too high of a price for city living. Wehen you get a chance, can we see something under $600, 000? I'd love to see what you get near the beach too. Thank you guys! Good job! Kaylie rocks it!!

The next episode we're going to try, if we can, is under €100k. We haven't had a chance to see any of those. You are buying location and lifestyle more than anything else. The architecture and design are jaw-dropping for the price. You can get better stuff for similar prices in some US cities. The major concern I would have about living in Portugal would be earthquakes and wildfires and my questions would be related to that. Are the buildings earthquake resistant? What are the latest earthquake codes for residential buildings, especially new construction? How much does earthquake insurance cost? Are the government and emergency services ready for a large earthquake? Do they have a FEMA-type agency to deal with natural disasters? I would also want to know how much is the HOA fee and what it covers? But, that is just me.

I like the energy efficiency and comfortable space of the modern townhouse (#3). And the best price. Very interesting comparison. I'm glad to read that you plan to do more of these comparisons. It would be interesting to see what you can buy for $200,000 in different neighborhoods in Porto. I have looked at idealista and found some new places for $200k but mostly T1 units. There seems to be a big jump to get two bedrooms. Renting seems to be a better solution for retirees! Keep up the great work!

Thanks, Thomas. Honestly if you can qualify for a mortgage and have the downpayment, it might back sense to buy because the rates are so low. You're certainly right about the just from studio/T1 to T2s that are fixed up. It's pretty wild. We're looking for a T2 that's ideally fixed up or just needs interior work and they're more in between the €200-300k range. To be honest, we'd love to do one of these videos a week, but it just takes so much time. There's certainly enough properties and angles to cover. 😁 Thanks for the comment. - Josh & Kalie

We aspire as well. I mean, we're fairly simple too so even the places that we rented for €900/month were great for sure. That €700k+ property is awesome. We think it's still available too. Keep in mind that these are city prices, any house outside a big city affords you around double the size in the same price category. That’s true everywhere in Europe btw

Great tour guys! Interesting to see local houses in Porto. I like the first apartment for the wrap-around balcony and the location's great. I like the townhouse (third apartment) for the direct access to the garage. The garden space is generous and great for kids and pets. But if I have to choose, I'll go for the second apartment. I love the kitchen especially the island although I don't really need a big freezer 😅 Josh & Kalie, be careful of what you dream. You might be able to manifest them into reality guys 😉 I'll be waiting for that housewarming invitation to your new townhouse apartment 😃 Thanks for sharing guys 👍🏻

This ones are top notch, but one can find a very decent 2 bedroom apartment for as low as 150 thousand, looking 3 or 3 streets further from the center. For someone with good bank credit, this purchase can be a good living arrangement, or even an investment in case you are done living here and want to rent it out or even sell in the future.

Really liked the old converted place, though a bathtub in the master bathroom isn't ideal. Probably also not as energy efficient. Still lovely. They were all nice, though a little expensive IMO.

Being a pilot it gives freedom to live where you like if within a couple of hours to an airport. Spend summers in Nova Scotia, and winters now in Florida. We are trying to find a place with milder winters than Porto, although we love it. So most likely from Lisbon or more south. But will keep your info.

We have a couple connection in Lisbon (and other areas in general) especially for the price point you're looking at and if it's outside of Lisbon then you'd be looking at a Golden Visa with the amount you're looking to spend. Predibisa (the company that shows us around here) is only located in the Porto area so that's why I asked. As things open up, we're hoping to show more properties around the country. It is a great 1st condo with nice quality finishes, size and nice garden but quite expensive. The view is not satisfying for the price. It is nice they preserved some retro 40s elements and the chestnut herring bone floor is beautiful. 2nd condo is beautiful with the character and the fact that it feels like a quiet retreat in the city. The townhouse- nice that the kitchen can be sealed off, but small bedrooms. Too much garden to maintain and the concrete overhang roof on the terrace looks cheap, shows stains. Overall, about 5000.00 euro per square meter seems too high for all of these. These are not Portuguese prices and the locals can’t afford it. Who is paying for this... Porto Valley employees? Hopefully a young local couple can afford this with a 40 year mortgage The inflation has gone crazy. Thanks for showing this though.

It seems as if the developers are completely ignoring Covid for good reason, how many of the shops and services will still be around or willl be when there is so little reason to be in the centre of a city.. In London you can't sell flats at all as everyone values space - why not come and visit us and see a farm in central Portugal?

No....Porto is lovely but the prices for these homes is waaaayy over the top ----it's not Lisbon ----and even in Lisbon--I would have to see what is on offer. Somebody will buy them but the return on investment in Porto -is not there.

That looks nice and emporium is 99% sold out except for this unit . That master bathroom is a poor layout. Double showers are a complete waste and those narrow sinks are splashing everywhere plus there’s no mirrors to shave or makeup. Price doesn’t include monthly public area fees right?

That's correct, Paul. It's our understanding that the unit we showed is the last unit available. There is a monthly condominium fee and it seemed to be a very reasonable price in comparison to other places in Porto and especially in comparison with US HOA fees. - Josh & Kalie

Why won’t Europeans install washlets instead of toilets only one toilet and bidet? He washlet is Japanese. We have one in Canada and it’s still unusual here. But what a great invention it is! Wash yourself without moving from the toilet!
