When I sold my first home I had just replaced the central air conditioning unit. I asked my realtor if I could ask for more, and she explained that a buyer expects central air, so, no. But she pointed out that I probably would sell more quickly because of the newness of the a/c. I've remembered that. When I sold my second house, I had to replace the hardwood floors on the first floor, and ate the cost. I had two offers at full price on the first weekend. Many people told me I sold for too little. Maybe, maybe not, but I sold, which was my goal.

Fun fact: Vancouver has the highest number of poor millionaires. Pretty much anyone who bought a detached home 8+ years ago is now a millionaire yet barely surviving with their low incomes which have not kept pace with the cost of living. In the city you'll see millionaires working two three jobs to make ends meet because they live inside their million dollars

Fun fact. Toronto has now earned a spot on the top 10 list of cities worldwide with the highest homeless count. 42 thousand. I live in Abbotsford, 2 blocks away from a homeless camp that seems to grow daily. Do you think that when the camp reaches the back yard of my neighbors that their house will still be worth a million dollars??

What are your thoughts on realtors saying "it is a good time to buy as prices will go up", but at the same time, say "set selling price lower than your neighbor's sold price a few months ago as it is a declining market". I see realtors saying both things at the same time, but they are contradicting statements.

Prices will go up over time. They always do. Will you live in your house that long? will the job wait? will your kids share a room till 20 yrs old? Short term, prices are dropping.

If the house you are selling is worth less than you thought you would get, it likely means what you are buying is also lower than what you originally thought.

Wannabe first time buyer here, I am going to hold on to my money and rent for now, while continue to watch what happens to the prices on the market. What the sellers think their houses are worth is not my concern, if they have to sell ,they will have to drop the price eventually.

Reality is settling in despite lowered interest FOMO which actually doesn't exist in reality. Buyers are just outta money, and jobs. This is Trudeau economy being felt as government spending is out of roof and taxation is at its peak. Debt is out of control, all our tax money can't even pay off interest for several decades. And we've decided to lower the rates against all odds as if no other nations exist. This is arrogance and ignorance, we are in no good shape, you thought buyers have endless money, now chinese foreign money dried up, think again.

Next 5 years or so prices are going to stabilize. They will probably see a final peak around 2026 before they crash down and stabilize. Bank of Canada also expects this. Currently real estate is not sustainable.

There is no such thing as setting the 'correct' price. That is something made up by lazy realtors who want to expedite sales to pad their pockets for less effort. The price belongs to the seller and the buyer, is affected by a myriad of factors, especially SFH which is all I am interested in. If they want to and have the means they can hold out for months or years. so what. Good luck finding the 'correct' price on my street where there have been no listings in many years, long before covid. I had a couple realtors analyse it in 2021 - they came in 300k apart, and I respect that because there is NO CORRECT PRICE. I agree cash buyers have more power now, but I don't think the price is as important as you say it is. I recently bought an investment house cash no conditions offer 100k under asking price, the list price really did not matter, the price was my price or what the seller would accept the realtors had no input really, it did not matter that it was listed above market imho, maybe someone would come along and pay it eventually (he was getting really high rent, maybe could have held on a long time).

You are right, a property is only worth what the seller wants + commissions + a new car. That's how buyers determine what they will pay rather than where they see the most value for their budget.

It will remain a market where the seller can name his price and hold firm for the rest of the year. Next spring will mark the 5 year anniversary of the lockdown, and also mark the true beginning of the anticipated mortgage cliff. At that point sellers will flinch. It only takes one person on your block to sell below "market value" to start a wave of price reductions amidst a high inventory environment. Buyers should go on a nice long winter vacation in Mexico and not think about buying until they return.

They key phrase is "if they have the means (to hold it for months or years)". Once they do the math of addition of rental income vs subtraction of mortgage/maintenance/property tax and find out they are continuously at loss for a year or 2, some will cut their loss by selling
