I agree with Manpreet. If everything in your life is stable and you can close the property, I wouldn't sell it. Unless you are planning to put the profit on a better investment property lol. I am all about putting cash towards properties bc that's one of the best investments in Canada currently. Also think about the capital gain tax you will have to pay as a cost too if you do end up selling it. As long as you are able to rent it at a price that's close to the cost of keeping your property, your cash most probably won't grow at the same rate as the property

If not I can say the properties all around Toronto are still spiking going all the way to Windsor, so not the worst time to buy.

Keep the new condo. Rent it out. If you have a cashflow positive property, it's better to keep it. Refinance your propert(ies/y) once they have appreciated, and use that money to invest further. That's how people grow their wealth in Canada. There's good debt & bad debt. Understand the difference and use debt to your advantage.

If you are getting rent greater than EMi then why to sell. But there is a catch with such a low interest rate people will opt to buy house than going for rent , specially working professional. Hence if interest rate goes up or new immigrant stop coming with negative population growth price bound to drop.
