Sometimes I wonder, why is it that every immigrant to Canada treats RE as the only major source of investment when there are other classes of assets one could easily invest in. I can understand a family owning 1 or at max 2 houses, but having 4 is perplexing. Nothing against folks having multiple properties, but RE in Canada is just not the cash cow that it used to be. Plus, the hassle of maintaining carrying costs, high interest & taxes, and looking for a suitable tenant for occupancy is just too much in some cases. I wonder what the ROI would come to, say 4 years or even 8 years down the line if the expected property appreciation does not materialize. After all, unlike the equity markets where the price movement is rapid, RE can take years if not decades to either appreciate or depreciate in value. At present, it appears it will take a couple of more years for RE prices to bottom out and settle. Not sure if it is worth the effort trying to manage monthly cash flow with monthly carrying RE costs when it could easily take anywhere between 5 -8 years to see any meaningful appreciation in RE prices, in the Canadian market. Also, what is unique to Canada, is that fixed mortgages require renewal every 3 to 5 years, unlike the US where rates can be fixed for 30 years. This could be quite risky if for some reason the BOC and incumbent government don't get to grip on the economy. Remember, back in the 90's, mortgage rates were easily touching up to 16%, and were very common. Anyway, all I can say is Good Luck!

I agree with your take on the Canadian Real Estate obsession! I also wonder how do people qualify for so many large mortgages, but the one thing you are wrong about is that the 3-5 year fixed term is not unique to Canada, that is how mortgages are done in almost every western developed country, including Europe, UK, Australia etc. The 30 year term is actually unique to the US.

It is good to see you buying a house. I had mentioned earlier that my son is settled in Kingston had gone to Queens University in 2018. I would like to ask that what are all facilitites included in the house that costs you about Rs. 7.6 crores in terms of Indian money. does land is included and how much of land. is electrical wiring, boiler, bathroom, kitchen room cupboard, water connecrtions, bathroom fittings, does hot water and cool water facitilities included in this. Since in India it is not included in the house that you have to make separately. Thanks manpreet!

Just one query these houses are along with the ground (land) right or just the structure is free hold, because as I can see they are made on wooden frame which will have shorter life as compared to bricks and RCC structures; so in long term you may have to put funds again, unlike India where we say it’s lifetime investment.
