I believe this individual is trying to discourage others from starting the business. This individual probably has a business and don’t want the competition. You counteracted his negativity with positivity and truth! Thank you. And you have to do this because you enjoy giving your life to help individuals as well as to be profitable and there are risks we have to take to be successful! Thank you

I agree on the competitors part. As long as you are friendly and have a welcoming home sets you apart and makes you unique. I've witnessed ARF's with small beds, no decorations.. etc I made sure to make our facility warm and welcoming with big beds and cute house decor and activities for future residents.

You don't manipulate anything. You present your case before the zoning board and make sure you have a good business plan, and they'll most likely approve you.

I have a $800,000 upscale home 5bd. 3bath home 2 story that is paid off. My taxes are only $3800. Per year. Plus insurance. Anyway I ran some numbers for 8 residents @ $3600.00ea. Still does not pay for 24hr care with 2 caregivers and a facility manager. Where does repair person fit in. How about transportation to doctors visits? Numbers not adding up.

You may have to increase the amount of capacity in your home and charge more per resident for the numbers to make sense. If you can’t do either of those, you may be better off starting in the a different home or location.

Depends on the fire code with your city ordinance. Also, it’ll depend on how many beds you plan to license for.

Well, you would want to make sure that you have enough capital to last you during that period. That is something a lot people don't factor in.

Nice Serg. Glad you got some mileage out of this thread. Some seemed to be discouraged by it. My intent wasn't scare people but to consider the worst case. Some of his content was over the top fear mongering. I tried to respond to questions with our experience which was not near as expensive or difficult as he made it out to be.

Hey Serg, would you think the cost of starting now in 2021 have a difference in your opinion? How does the renting thing work out if the landlord wont let you renew your lease?

Hey, not much different. Possibly the cost of real estate is going to be more expensive unless you decide to rent. In most cases, you can have in the lease agreement that they have to let you know a year or 2 prior that they’re not going to renew the lease. It’s very unlikely that you will get a landlord who won’t renew the lease because operators make great tenants.

I recently came across a house that is being sold that is currently being used as a 6 bed assisted living facility. How can I find out some information on the business. I called the number but they refer me back to my agent. Can you tell anything useful. thanks

Where are you located? You can usually find out more about the business from the government branch that regulates assisted living homes in your area.

There is a DEARTH of residential assisted living homes in the Kansas City Metro. Not much competition. Maybe that is true for Phoenix.

Well, in that case. That could be a good thing and a bad thing. There may be a demand that no one has really tapped into or there isn't enough demand so therefore it's a risk to do it.

That post was definitely all over the place. Maybe more than anything he was referring to a custom build with the astronomical costs and a higher lvl of care and acuity residents. Not sure. On another note though when you get into this business put your residents 1st. You should not operate at a loss but put people over profit otherwise WRONG BUSINESS

It’ll depend on your states minimum wage. It can vary between $12-15/hour.
