Hello Dean!! I have a quick question on 41:48 - I thought Equity REITS DO manage the property and Mortgage only manages the loan - so a better answer would be Mortgage since they do NO want to own property or am I thinking of these backwards? I know I tend to do that. :P

Equity REIT is more similar to her former ownership of real estate. Equity REIT owns real estate. Mortgage REIT lends.

Hi Dean! I hope all is well, and thank you so much for your content. For question #32, wouldn't it make more sense for the answer to be "A- Class A Shares" ? If I understand correctly, given that the investor is planning to leave the investment for the long term, wouldn't Class A Shares result in lower fees?

Just not looking for that on the test. Looking for B Shares being long term time horizon as compared to C shares being short term time horizon

Hi Dean! For question #5. If interest rates are low and "perhaps stay at low rates for the foreseeable future" does that mean that this investor is purchasing a new low rate security and needs it to be "noncallable" in case interest rates get lower? If it's a low interest rate bond, buying a noncallable bond might be more affordable and probably not called later on. That's my thought process on this question.. But looking again, the first sentence says they are "extremely sensitive to interest rate risk" is that all the clue I should be focusing on for this exam? Am I overthinking it?

Dean are blue chip stocks considered to be a safe investment. I know most equities for suitability are considered risk compared to fixed income like Tbonds.

Safest of the stocks but still a stock with ownership risk. So more risk than fixed income for test purposes.

Hello Dean, I know that this has been brought up on question #32, but if i see a question like this on the exam, should I pick Class B over Class A shares? I feel like this question is a bit misleading because Class A shares are more suitable and fit for longer term investors. Just want to clarify so I know what to pick on the exam. Hi! Taking my 7 sometime in the coming week. I heard suitability was a large section of the test and decided to semi test myself as you went along. I was able to get probably 90% right here. Do you think these questions are concept heavy enough to equate that to the real exam? I’m currently using pass perfect as a material provider and some of their questions are outlandish. Thanks for this video and I will be checking out your other sections as well :)

What is your scores on PassPerfect? I agree they are outlandish. 70% plus on PassPerfect and should be good. Do the TestGeek practice test. It has very good correlation to the actual exam.
