This video is accurate. I live in the 34771 zip code and the amount of land sold to developers exploded during 2020 (Covid) and they’re STILL building homes, but not the roads to alleviate traffic congestion 🙃 It’s ridiculous.

I rent in Audubon park, the house across from me is a 3/1 ya only 1 bathroom. It sat on the market for 2017-2018. Someguy bought it for 250. In 2020 they fliped it for 525 and it just sold again a few months ago for 600. Single level. Shaped weird. 1 bathroom still hittin 600. Something gotta give

I run a remodeling company in the winter haven area… I’m seeing a lot of empty nesters that wanted to sell and get into something smaller that are now staying out and remodeling since prices and interest rates are high plus more and more inventory is piling up. They feel trapped in the houses they are in.

I'm right on East Lake Toho in 34744. Let me tell you there are 5 homes for sale in my country club. We are actually looking to leave in the next 6 months or more and we are slowly cleaning up the home and painting it. I can't remember the last time I saw 5 homes for sale in my small neighborhood at the same time. I've never seen so many homes for sale as you drive down Lakeshore into St Cloud. The traffic is a Sht show and everyone is from NY/NJ or PR. My wife is so fed up with it that she has job interviews in Kentucky and Missouri in the next 2 weeks. Her medical job was bought out in Orlando and cut her pay by 60k. She's walking and we are worried we may get stuck catching the falling knife of home prices. They are offering so much up there though that we may just end up taking the sign on bonus and paying off the last of this home and holding it if nothing comes of it. We bought in 2012 so we are WAY ahead but if you bought here in the last few years you are beyond upside down.

Remington? lol I’m on the same boat leaving this place asap. I was living on hardwood for years but I left the area because of the traffic stayed in St. Cloud for a bit and it turned to sht as well. Right now I’m in poinciana but believe it or not it’s been ok compared to that area. Since I work in Haines city I really don’t deal with that crazy traffic. But either way I’m looking into small towns in Texas or Tennessee

@@Hold-my-beer right around the corner actually. Fortune is a standstill almost all day long now. Simpson is in full construction and 192 backs up for miles. I will never ever come back here again. She was offered the job up there and we are leaving around December. Gonna try to pack up most things by October so we can take a truck up North and only keep the bare necessities here.

The map is informative, but I think leaves out important details that paint a better picture of reality. Granted, this is anecdotal. My fiance and I sold our homes to buy a new one together. Sold mine in March, just sold hers last month. I was in 34743, listed a townhome in the 270s range and I ultimately sold above asking with multiple offers in the same weekend I listed. She was in 32829 zip code, listed around 380s, took about a month to sell but ultimately sold a little over asking with a few offers as well. Both of our homes were older. 70s and 90s. What I noticed going through both those sales and purchasing our new one is that the market is still extremely hot and eager for affordable housing. Anything under 400k will end up with over 1k saves on Zillow in 72 hours, tons of realtors asking to show it to their clients within hours of listing, packed open houses, etc. I believe this video, and the map in it, is probably doing an overall average. Which is fine, it's fair data. But the bigger picture is buyers are eager and willing to throw money at affordable homes, and if you own an affordable home, you still hold most of the cards.

There is a lot of homes here that they original owner or the owner that has lots of equity,has not done anything to the house and the house still looks like it looked back in 2000

Yeah this is no joke. I browse houses here from time to time and it's like the amount of work it would take to bring a lot of these houses into the 21st century is a hard pass. Who would spend $800k to be at the ground floor of needing to do a ton of renovations? Orlando houses majorly look like crap and some of the ones that do look good are in terrible locations since this airport consumes like half the city. Not sure how someone thinks they can fetch over a million dollars for a house that practically sits on the runway at Orlando Intl. Maybe it's just me but if I can see your house on short final to runway 18R it's not worth anything. It took Shaq a long time to sell his house here for a reason. It's tacky 90's living for 2024 prices.

@@adamsauer6516 Yeah rational thought in most markets is long gone. If Jared is right and he seems to be as far as I can tell, it's not going to be good for people who thought they could make bad purchasing decisions and be absolved of them by continuing lunacy. Keep in mind that the GFC wasn't a one day, month, or year long event. It took several years for all of that to unfold. Stimulus continued until late November of last year so we're really only now getting close to the main event. Part of the problem is people are glued to the internet so it feels slower since everyone is looking at the proverbial clock tick in near real time.

I live in Clermont. From the Citrus Tower you used to be able to see miles & miles of citrus trees. Now all you see are developments!

Same here. I live between Kissimmee and Celebration (5 minutes away from Celebration). All you see now are freaking apartment complexes. Every day, I drive to and from work (working in Research Park near UCF), I have almost 2 near accidents and always pass by an accident on the way home. It's always the same story... a POS car with what appears to be someone not originally from this country caused/was involved with it. The infrastructure can't hold or sustain this. Someone in the City is being paid off to allow all of these apartment complexes to go up.

Husband and i are patiently waiting on market downturn. Specifically in Four Corners, ChampionsGate area. The prices are dropping but the homes are still over valued. Sellers are not willing to come down. Many are trying to make $100k + profit from when they purchased around 2022 which is outrageous. They need to sell faster than we need to buy. Also new construction is coming down faster and better incentivizing potential buyers but those sellers aren’t fully understanding that. I honestly rather buy new construction, but I’m dead set on having a pool (or plunge pool). Until we find one for low cost (especially since HOA’s are high in the area) we will just wait.

i live in 32807 bought for 120k made repairs and updates to everything its now 400k most homes are 50s 60s being flippped repaired and obviously out of reach for most and the city just passed redevelopment plan for the areas near downtown. Orlando approves nearly $20 million project to redevelop and redesign downtown.

We are in the 32792 zip code. We purchased a condo/townhouse 10 years ago for 189K. Of course, it's worth nearly double now. It's a newer house in a newish small gated community. Will values in this area go up or down in value in 3 to 5 years? We are close to Full Sail and the new eateries, Canes and Dutch Brothers. We're across from Winter Pines golf course.

I'm a Realtor in Texas. Every single property has a price drop. Homes that would've sold so quickly over asking a year ago are now doing price drops. Buyers are getting picky.

I am in 32828. Prices have held steady, particularly in the Avalon Park area. One of the main reason is limited housing and many families looking to get into the schools in the area which are all A rated.

FYI: In and around Orlando and south Florida, I’ve been staying at several timeshare resorts over the Summer and have noticed late May early June was the busiest at the parks and occupancy at its peak at the resorts. Now that school has started most every where, the resort is barely 1/4 of what it was just 1-3 weeks ago. Lots of availability now through even September now. The resorts said they are only 10-15% occupied for reservations presently.

Very very few vocals live in Davenport, Davenport is mainly short-term rentals because it's by Disney's Westgate, and down from the main gate. I would not buy in davenport Davenport is mainly owned by Investors for short-term rentals.

I have a home in 34786 (Windermere address, but "Windernear") and 32828 (Avalon Park). Still doing quite well in those areas which surprises me. I think I'm just inside the metro bubble (and the Windermere and Avalon Park addresses help I bet). You go a little west into Horizon West or south to Davenport it gets rough because new home inventory is still so high. I'm 20 years from retirement so I think I"m safe but the crash in 2008 really brought down the upkeep in the neighborhoods and that is what I'm afraid of.

Currently renting for the past 6 years in Casselberry/ Winter Park area. Rent keeps going up. While area I live crime and the town home are not maintained. Really wanting to move in to a more affordable area Deland/ Deltona. Working remotely I can move further from the office. Just been watching and waiting for a market change to buy a manufactured or regular home. Would love to know if the areas I’m looking into might go on a downturn. Want this to be my last move!!!

Traffic to Orlando was hell from Tampa two weekends ago. SeaWorld lines was crazy long. Did not Orlando make a record on tourists flying in or visiting recently?

When I moved about 80 miles northeast of Orlando five years ago, I was shocked to learn how expensive housing is there. I wouldn't live in that city if you gave me a house in Orlando. People around me only go there when absolutely necessary.

I’m currently watching this under the power of a generator. Had to wait 2 hours in line to fill my gas cans. And I am one of the lucky ones. My insurance has gone up $1300 this year after putting $20000 of new hurricane windows in this year. Been in Florida since 1998. Looking for somewhere else to go. To expensive and stressful here.

From a tourism standpoint, which as you mentioned has impacted the Airbnb market in a big way, you have to wonder if some of that is also related to many waiting on Epic Universe in 2025; especially from an intentional tourism perspective. There are lots of folks holding off right now to experience the new park next year and will undoubtedly pack those airbnb’s once again.

I'm not from FL but there is a huge demographic consideration that was not mentioned. I'm a boomer and we are starting to die off. What arent dying off will be headed to the nursing home. Looking at the population numbers I believe this is going to turn the market down everywhere over the nex couple of decades.

Transferred to a different one = same shit. Sheet Metal Factory = raining Venezuelans. They’re all over now, they’re what Puerto Ricans used to be. Haitian community is even bigger than before too. Shit is fucking wild.

@@michaelmella243 I'll probably never go down 27 again. We got freaked out by all the people moving in. When we decided to move, it was because lake Wales doubled in size and I lived there for 25 years and there's no way I'm living around that many people! Now we live in the northern part of big bend, 6 mi from the Georgia line. (But still in Florida!)

Jared, I’m in Brevard county I’m at GC. I’m saying a big upkeep of remodeling. It’s super busy here but one thing that is strange to me is within a year so we go back a year from today. I’m seeing people with companies from Miami and New York. come here to Brevard county Buying Commercial Realestate paying ridiculous prices. I’m talking 2 to 3 times what these commercial places are worth matter fact where my shop is it’s rundown it’s garbage. It’s really only worth maybe 1.8 million but today’s price is worth 3.2 somebody from down south came up and offered the owner 6.5 million which is ridiculousand I just heard someone else they had to get out of their shop because the new owner raises rent from 5000 to 8000 a month. What the hell is going on here in Brevard County

Dontknow why he said altamonte is a bad idea i bought 4 property for the price of one was about 11 years ago spent 210k already has sold 2 of em total profit was about 455k for both still got the most expensive qnd the least expensive at my dispense they the one bringing money nonstop

I live in a part of Orlando not far outside the shadow of downtown. Not far from the airport. Not far from the theme parks. No HOA. Nice lake in the hood. Houses build with late 70's early 80's charm. Medium to large yard space. Good flood mitigation. Good luck to anybody moving here trying to find anything like that without an HOA these days.

I have a friend who lives in the Orlando area . He told me that you can't drive anywhere and not see a new Housing Development that's under construction . He has never seen anything like it before . Perhaps the massive amount of development will slow the rise in Home Prices in Orlando ?

I live in Orlando relatively close to Kissimmee, new construction all over, including along 417 & 528. As someone in the real estate industry I would tell my wife how these areas would be great for multifamily development, now I'm kicking myself in the ass.

I lived in Florida from when I was a kid to just a few years ago (1970-2019) and it’s has changed so much. That said the last few years we were there the insurance industry is planning for the future. Global Warming is going to change everything and people are already leaving. The mass migration to Florida from the north east is slowly fading and the amount of people leaving Florida is slowly increasing. Floridas housing market has been booming since the 1950’s but that trend will end soon. When that happens the crash in prices is going to be extreme. You can already see it happening in Miami. Get out while you still can get a good price. We moved to Tennessee and love it here.

I had plans to buy property but became a victim of ID theft and it caused issues with my credit. I am getting it all worked out but it takes time. Therefore, renting is my only option At the moment. I am in the Metrowest area. Lease is up in November 2nd. The apartment complex already sent me a renewal offer which of course says rent will increase. I always own property until recently (Loss my house in PR due to Hurricane Maria and then had to sale a property I inherited to share the money with two siblings and avoid drama. So I don't know much about the renting market. My question is, Can I negotiate the rent payment on my lease renewal since the prices are dropping everywhere else? Or will I need to move out to have a better rate? I am seeing places similar to where I am at around $300 less a month.

Gotta built different to live in 32839 lol coming from someone who grew up in chowder bay (iykyk) here are some of the communities there and not limited to just this list lol -Timberskan -dunwoodie -lemontree -Beach club -Carlton arms -Buchanan bay -millenium cove -pointe vista -hidden creek villas And many many more lol I’m sure I used to older names to the complexes but they definitely still there

Problem is theres no way out, plan ahead and there will be prices increase anyways, is better to build first and then the infrastructure around, if not they will plan to build a road in such years, the price of the lands will compensate the same

Why is it that there has been no luxury high rise condominium development in downtown Orlando for many, many years while at the same time a number of large new apartment buildings have been erected? Is it because people are not willing to pay more than a certain multiple of the cost to rent?

You are seeing the effects of inflation. Most consumers are not spending discretionary income because they are using it to buy groceries, gas, and pay rent.

Home prices in Lake County are extremely high. I live in Minneola, 10 years ago bought with all upgraded items 2748 sq ft for $278,000, now valued at $650,000. New homes are smaller and asking the Same price. I want to down size but it don’t make sense. I will wait until prices crash, buy a smaller house, rent my home until prices increase again and then sell. That is my plan.

32701 has a lot of new things popping up, quiet neighborhoods with land and easy highway accessibility. There is a very rough area in the south east part of 32701 that keeps the average pricing down and increases days on market. In the actual sanlando area most homes are 450k+....... 32839 (john young area) is high crime and has a PRISON on that area. So yeah most people don't want to live there... plus traffic is horrific

Zip codes are too large to provide the granularity needed to understand a market. You really have to down to specific neighborhoods. I have lived at two different addresses in 34746, and the two could not be more different in every market aspect.
