@ I know I hear you it’s just am alternative for now some of them are really nice inside and you can resell when you want to upgrade. I guess it’s better that not owning and paying someone else’s mortgage? Thoughts?

I disagree that many don’t need to sell. I think there are plenty needing to sell and just threw up their hands and say I’ll wait for the sheriff to show up in several years. People are broke! And with $20 an hour jobs as far as the horizon in Florida, they just can not swing it anymore. I predict it’s going to be the worse housing price drops in history in Florida.

It's sad. Very sad. But, honestly - you voted for him. YOU KNOW who I mean ... THE CHIEF CLIMATE DENIER**. And, I have to laugh because I have spent a lot of time in Florida. It was wonderful then. It no longer is. The Homeowner Insurance industry is on the run. If you are a homeowner in Florida, sorry to hear. You cannot afford your own insurance and you cannot sell your home because the buyer has no insurance. DeSantis dumped on you - Citizen's is dying. Just watch - the next storm to hit is going to cause entire municipalities to be left in sheer ruin. Endgame: Ruin. And Trump ... Trump? "Not my problem." ** They just CHEERED as he made jokes about the climate crisis hoax. Ya. YOUR climate hoax. I'll be checking back to see how that's working out for you.

Jared, great information. Thank you. We aren’t ready to move down from NJ just yet, however Minneola and Groveland are the locations we have our eye on. The hills at minneola seem real nice. The Dreamfinders development seems real nice. And we really like Trinity lakes in Groveland. Besides a primary home, how is the investor market in these locations for rentals in single homes and townhomes? What does the rent look like monthly for properties like that? I’m thinking of liquidating investment properties in Philadelphia, PA and considering moving my $$ down there as well. Thank you. Dee.

Hey, follow NJ people here. Lived over the bridge in south Jersey in township. We moved here to minneola almost 5 years ago. You really have to do your research. If you have kids and want good schools groveland is a no. Even the high schools here can be shady from one to the next. We are really happy with the high school our kids go to. Not going to mention it bc it’s the internet. Homes are very expensive now. We purchased ours 3 years ago for $450k. 3000 sq. Ft. With a lake behind us. You can’t touch anything under $550k for something decent. Most homes are $600k and over here. Rentals are about $2500 for single family homes and 2 stories are around $3000. Apartments in minneola are about $23-2400 for 2 bedroom. I can tell you the builds down are absolutely horrible. Was a union mason in Philly and kills me how bad the work on homes down here. Every development you go to and talk to people all have the same problems. It’s Florida. Completely different here. The cost of living here now is exactly the same as NJ. Only difference is the taxes. We pay $6500 as opposed to the $12k in NJ. The gas is the same, groceries are the same, basically the cost of living is no different. Would we have moved down here 5 years ago if the price of homes and living was the same. No. They are building so many homes and the traffic on 50 is like cherry hill traffic. It has grown so much since we moved down. It’s just development after development anymore. Just do your research. So many people move here and after 3-4 years leave. It’s not for everyone. Highly suggest what we did. We would come down for a week and stay here. Drive around and go to stores and restaurants and see who is living here what it is like. Don’t come to vacation come to be act like you live here and get a see the traffic in the morning and explore. Good luck.

Also check the lot premiums with the developers. Crazy high lot premiums now. We have a friend who is friends with someone building in a landsea development. Next to the Publix here off of Hancock road. Dead end lot premium with the high school football field behind them. $90k lot cost. Total for the 4000sq ft house and lot cost $850k and your neighbor is 10ft next you. We paid 3 years ago $40k lot premium with a lake behind us

@ Thank you. Our kids are grown, no worries for schools. We are from the Voorhees area, living near the Cape May area now. We have already done what you have suggested and that’s why we really like these areas. We just really enjoy the lifestyle down there. I’ve lived in Longwood for 12 years. I love this area. Great schools and safe. You wouldn’t pay me to move to Orlando. It’s close enough to enjoy all the tourist attractions.

Not a crash so much as an adjustment back to something that might look like normal. Buyers need to just continue to say Nope. Adjust away and get it over with, only hurts for a little while, some anyway who overpaid in the first place and did not say Nope. .

With interest rates likely to rise, with costs for home building likely to rise (tariffs and deportations), with inventory levels likely to rise only modestly in most markets, how is a 50% housing price collapse going to occur? I'm referring to housing generally. Florida is a unique case given insurance costs and being ground zero for climate change driven hurricanes.

Im in jax, only thing for sale is hot flipper trash garbage. People are not gonna pay 300k+ for a 3/2 unremodeled home. I have been looking for months and the good homes always have a catch like, an HOA or in a flood zone..its getting ridiculous. People are getting wise to the covid price hikes and not overpaying for homes that are just not worth it.

Frankly, this is just getting started. I had a rental property company and unloaded the last of my homes a couple of years back because everything is FAR too inflated, by every metric. It's best now to be in a position of strength, and highly liquid for the next massive crash that's inevitable. When cap rates are back north of 11%, 13% and more, then I'll be taking inventory off people's hands. Everything is cyclical, sans what the pundits and "experts" think.

Debary here. He’s right…Orlando greater doesn’t claim us! That’s OK. 5-7 miles from Seminole County resources with less congestion and significantly lower cost of ownership. As an ex Heathrow and Sanford resident, it’s been a great alternative.
