I’ve lived in Orlando for over 30 years. I can say we are pretty well insulated from major storm damage. With that said, going forward I would say to be careful moving close to the water as flooding has been a big issue here.

Lt. Dan was in a Sailboat, not a houseboat. Sailboats are much more storm resistant than houseboats.

4:15 small correction: dan isn't on a houseboat. that's a sailboat with a cabin. a houseboat is a barge with a trailer or a small home strapped to the top.

It was not a house boat. Boat dwellers leave their boats during storms & return if they are still floating. You can not ride out a storm on a boat. That is what shelters are for but shelters have rules so the homeless avoid them.

My wife and I left the Orlando area (Rouse and 408) to move to Albuquerque. Lived thru many storms. Never had any serious damage. North Rouse flooded out pretty bad several times. Honestly even with the storms we miss it dearly. The lifestyle and family are the perks. Would love to move back to Orlando but will take awhile at this point.

Never sleep through a hurricane 🌀 4 or 5. Or 1 if it is huge. Get out early do not wait to evaluate. Always put value pic and sentimental items in large expenses plastic bags. Place high up in closets blocks can be used for furniture and wrapped in plastic. ❤❤❤BORN AND RAISED in Florida. I always EVACUATE ♥️. I do not like the winds and the noise for hours on end. 60 years of 🌀 hurricanes.

Nobody ever reports that these are all State Documented Flood Zones and have been flood zones for hundreds of years. Yet the news media and various You Tube channels continually promotes it all as if all these Florida flood zones never existed until now.

Flood zones can be dry for a long time.. until they aren't.. and your house is flooded 4 or 5 feet up the walls.

I honestly think a LOT of coastal listings will disappear.. and inventory will shoot down for about 8 months while insurance claims are processed and then you will see a bunch hitting the market.. (think Hurricane Ian -> Punta Gorda Pt Charlotte) they are still recovering.. Great question! I am thinking of doing a video about this for the Florida channel

I enjoy your channel especially when you break down the different areas of Orlando. I rent in Windermere and would love to buy a house in the WG area near Disney but I can’t afford these prices. My household income is 170 K and anything over 500K is just unaffordable between the HOA, insurance, and property taxes. I refuse to go house poor. Not willing to cough up over 4k a month in mortgage.

I empathize! It all comes down to shelter cost- your monthly payment is likely way lower for something nicer to rent over owning. Your circumstance and choosing to rent even with your income is why I think things really have to shift back because the market will stay dried up without it. Thx for the comment!

Loved my home tech work was not so great. 100,000 people moving to f l bosses treated you poorly. And low pay stay 3 years house doubled Sold in 4 days. Left 3 years ago.

Great….prices will have to fall a minimum of 30% before buyers come back because it costs way too much to maintain a home in a place where hurricanes tear through it every year

Question video Idea... I am looking into Townhome only w/ small pool 2 car garage (rare)...New build best but ok if older... because of your videos earlier in the year and a few other youtubers in S.Florida I pulled out of my Dream Townhome in 'mid Plantation' FL w/ new builder ( these were selling like hot cakes! Dec - April/ 24)after trying to pay 75+% Cash and applying $160,000 mortgage.The process of getting this smaller Mortgage was repulsive, and agonizing. After firing the in house mortgage agent I was given a wonderful person but it was too little to late....I can go on...but, 'I HAD TO BE DENIED TO GET MY DEPOSIT AND FEES BACK,BTW' All awful... I got out by a loophole but I was told in a side note that I could buy the same place most likely after market pretty quickly. I do think the mortgage people knew about 2 months ahead of me about April 1st what was about to happen in the market. This is when I was in buyers remorse as I was very clear minded by your videos ...Anyway, due to high HOA I do not need some places amenities. I still want a Townhome in the Plantation- area/ Ft Lauderdale Can you section out Towhomes only and see if demand are high or low as I am now looking to buy all cash with a 40% off price. I AM ready to buy in cash all in.How is the Townhome market looking to you? we all know how badly condos are doing, & Homes, and rentals. Wondering if some people are down sizing to Townhomes in Florida?

Thx for the question and for supporting the channel.. In the major markets I am watching - the more affordable end of the market is GROWING in supply, the fastest.. the higher you go in price it changes less so. So $1mi plus is growing at slower pace than under $350k for instance.. Most townhomes are impacted by the bottom end of the market and its clear that in major markets the inventory base is expanding and becoming more buyer favored.. You really should research (or have a good agent) check the market in the areas you are looking at and they can tell you. Take a look at zillow in those communities and check what they sold for 18 months ago.

When the economists point out the lagging effect of interest rates they should point out the lagging effects of seasonal weather, hiring and education that all play a role in determining when to sell and not sell. My understanding is more homes for sell are coming because of the build up of sellers has been sitting back delaying and procrastinating will sense it’s time to sell because the neighbors and employers are telling them things they do not like or suspect a another situation on the horizon they must get themselves out in front of. When I read the report on the Boomers in home ownership of 38% of 144 million US residential properties the math came to 54 million potential sellers from a demographic over the age of 55 not including the Silent generation fully retired and dying off with homes also. The Gen X home owners will also add to the Booners 38% so the 54 million potential homes coming to the market will skyrocket I believe beyond 2027 well into the 2030s. No doubt how the anti-crash bros try to deny things. The civil war effect I’m thinking will be seen in the U.S. is more defined on the aging crisis of Gen X, Boomers and Silent generation needing to exit home ownership but each generation has to compete for the Millennials, Gen Z and Alphas who don’t have the numbers in terms of marriage, income and having children to seek home ownership in high number or pay the amount of money these upper end generations want. I don’t believe they want to own on the high end taking in a 30 year mortgage and high down payments an the frustrations and stress of month to month payments and other things with a future of lower job security expectations an facing employment burnout and losing homes for various reasons. The upper end 3 generations also own older homes that are facing serious dislikes from whoever is serious will low ball these home owners is going to be a concern with sellers and buyer beyond 2027 when things really pickup with far more home on the market.

I think that it no longer makes any sense to live in Florida and that there will be a massive exodus of people to other states. The cost of living, property taxes, home and car insurance, low salaries and poor working conditions, high HOA, hurricanes, floods, tornadoes and unbearable heat will make people flee Florida. That is why property prices are going to drop drastically in the coming months and next year.

I agree that in past years, Florida has been an arbitrage trade - "I'm leaving expensive Chicago for Tampa" etc.. and that we are no longer a discount to many. A big factor too is that the outside states themselves are finding it harder to sell in those areas in order to get here.. and that can cause problems and slow us down. Thx for the comment!

I’m currently watching this under the power of a generator. Had to wait 2 hours in line to fill my gas cans. And I am one of the lucky ones. My insurance has gone up $1300 this year after putting $20000 of new hurricane windows in this year. Been in Florida since 1998. Looking for somewhere else to go. To expensive and stressful here.

Got a recent valuation in 33897. Aggressively at $230k, people are too high, but desperate sellers are appearing at 220k. I don't have a mortgage. The UK is the same, but the different market, we only have a 2 or 5-year fixed, so homes are now selling, down, but not as low as some were predicting, about 20%, because you cannot catch a falling knife). I sold in Covid here. But rent has doubled because 40% of the property market were small landlords desperate to sell. Rent isn't increasing as shelter lags so much, even more in the UK. If the rent isn't increasing, I wonder how many "sellers are renting and then moving somewhere else and renting there?" I have no idea about that question. Most people with mortgages with bigger homes here are downsizing, so the mid-band in 3-bedroom homes has gone up whilst lower end has dropped (and so have the large homes, but only again those with mortgages), again in London. Those who have big homes in London, won't sell If you have a 2% 20-year mortgage and you need to move, aren't you going to rent out your property instead (unless of course, you live nearer the coast, which is not what we are talking about here)? IMO, the FED is still way too late at cutting interest rates as the shelter has not increased in a while (nationally) and is by far and away the biggest indicator in people pockets and that stop companies and people from getting employment and price rises. But as I say it lags a lot. Yes 2025, will be rocky, very rocky, but those for sell ,l will only sell cheaper if the property they are buying is cheaper too The estate agents in the UK are terrible at this, they put it only the market way too high. If everyone started lower and got 3 interested buyers and put in a bidding war, and the other estate agents did that, then houses will move again, at lower prices, and they will then start to rise again. Same with Realtors. Or are just people ignoring realtors' advice and pricing too high?, or is the Realtor pricing too high (in the past at least?). I would love to know the answer to these questions. I don't need to sell so won't list, but I am curious as to why people have been listing way too high if they need to sell? Buyers don't want to catch a falling knife after all. Great video. So happy we sold just before Ian, took the $$ and ran from the state and all the antiWoke BS. Moved north and have been so happy with the large house, lower taxes, lower insurance and lower noxious religious undertone attacks on individual freedoms. Winter Patk was beautiful from '95 to 2015, but has became so toxic, since.
