Two key points on SA have been missed here. It is vital to have a mortgage that allows specifically for Air b n b. You cannot run Sa off a standard BTL mortgage. The second point is getting permission from the free holder and management company ( assuming it is a block of flats) that you can run this business. Many flat owners rightfully object to neighbouring properties getting different visitors every night. The majority of SA operators contravene mortgage stipulations.

Don't tell people that. They won't buy these waste of money courses? I had a flat I was buying and the solicitor had to negotiate the lease. Freeholder wanted to take the place back if I couldn't get a tenant out. Do it themselves. Which would have cost me £124,000

Great information as always! The title questions if this is a good strategy for London, but the video doesn't mention the 90 day maximum let rule for serviced accommodation in London? Some advice on this would be great! ......if anyone has any advice regarding the 90 day rule please leave a comment below! Ie is it possible to get planning to be able to let it for more than 90 days? Are there any other options? Cheers.

SA success really depends on the location and making sure the area works. It can be the most rewarding strategy or the biggest pain in the butt you will ever get involved in, it’s not for everyone 😎

Very helpful video. I have a property which meets almost all the criteria in this vid: close to hospital, close to university, business in the area, transportation (takes 20 mins to reach central London and less than an hour to reach Oxford). I'm thinking about experimenting with SA, letting out two (ensuit) bedrooms and seeing what sort of income I can generate from this.

Surely if a town centre or seaside place needed 100/200/300 more accommodation places. Then a Premier Inn or hotel chain would build a big hotel with parking. Cheap rooms/suites? Everything? Bar/restaurants? And the fact it's all in same location would keep costs down. Renting a place as a stand alone could be £25-50 on a one night booking just to change the beds and clean the place? For me to even rent a new build studio as serviced. For one night I would need to charge £100 or more. Travelodge in town was £33.99 on Sunday

Is there any planning conflict using a C3 property which may or may not also be a principal residence, (eg in c london where max 90 days a year is a normal shortterm occpancy planning restriction) and how does that affect tax planning, ownership structures, council rates etc ?

Blimey... you guys are really making this sound far more complicated than it actually is! I have a few AirB&Bs (and other properties) and this is pretty simple stuff...mines lite touch as I live 4 hours away and I work full time! Must be ‘bloke’ thing to make it sound this complex 🤣🤣🤣

@@nikkion2140 OK, dead easy! Presumably you’ve stayed in a couple of them before so so you the drill in terms of self check in options... suggest your familiar with the App to. Get good photos and list using a desktop version Airb&b. Takes about an hour to add all the info and prices (research your local competitors). Ideally set to instant bookings and off you go. Check the guest side of the App that it’s all correct... I have to change location in mine by their Helpdesk as doesn’t come up local enough for mine. Anyone can do it... top ratings are a must so you get to Superhost and higher on search results. It’s the best App ever and it prompts you every step of the way 🙂 Good luck 🤞

@@davegoodfellowofficial there are a few differences to BTLs and BRRR, Commercial to residential... that you might have highlighted as I don’t think serviced accommodation is for everyone; you need to be a good communicator, be very customer focused and want your guests to have a great time you need to possess the ability to make your properties clean and homely. And you need constant high standards as you’re only as good as your last public review. This would have been worth highlighting for Ranjan’s normal audience. I could cover this as I have a mix of properties investments and can see the different skills needed... but I still work very full time, I’m a single mum, horse, always buying and renovating properties... busy blah blah. Ranjan could do with a female voice as is it’s all incredibly ‘Blokey’ 😆
