Excellent channel for information. Kudos ! I have 40+ years experience in residential construction, expert witness and home inspection with almost two decades big builder experience (California, Arizona, Nevada). TIP: For foundation cracks - what size crack qualifies as a "structural crack ?" Answer: 1/4" in width or any vertical displacement (heaving). Hairline or greater cracks are normal. Sometimes the foundation fix is as simple as a epoxy injection into the cracks which does not require replacing concrete or adding piers / pylons etc. So heads up. Been there done that. Next sewage smells in a vacant house is the result of the plumbing traps called P-Traps under sinks, tubs etc drying out allowing sewer gasses to enter the house. The fix is to the run water in all areas sweetening the P-Traps and ventilate the house. Smell problem solved. Oh and a P-Trap is that low spot in the waste / drain line under the sink where you can find the diamond rings. 💎 My .02

Good info. I’m in Appliance repair. New construction would install all appliance and build floor around the appliance. So which mean a year later when repair is needed, oops. You need a cabinet person, a floor person, a plumber just to get to the appliance for fixing.

He sounds like a great inspector. Years back when I bought a condo, the inspector said he was sending his son. Needless to say, the shower had an obstructive water flow issue due to calcium deposits. He didn't catch it, or maybe didn't even check for it. Radon testing is so important. I love the fact that you mentioned in one of your videos that you should be there for the inspection. I am going to do it for my next condo.

this vid just happened to show up in my feed. I bought a new townhome last year and I didn't think I needed an outside inspection, because my last home was new and was built pretty well. mistake on this purchase...i called the builder before my warranty was up to try to put an extra piece of drywall between the shared wall and I was told "there is nothing I can do" , and the builder knew this was my major concern, when I did prebuild and final walk thru. My brother told me "they did enough to pass inspection". the extra money for the inspection is well worth it. I have spent 1k to sound proof a wall, that should have been the builders responsibility and can't sue these a-holes

This is great! GREAT!!!!! U asked every question that i would have... He kinda skipped over the question about inspecting the homes in the building stages. Like for instance does the inspector come and inspect the wood that they are building the home in order for them to continue building ? Like how would you know if a home has foundation issues if it’s covered with carpet Or if it’s new construction..will they rip of carpet and dig in the walls? I’m not sure what they would be expecting in new builds but i will be having one on my home

You can do a home inspection for new construction at the framing stage where the inspector can see the slab and wood then typically when it is complete. For a resale home they can determine foundation issues in other ways, unless the seller has given express permission you cannot do anything to damage their home.

🗣🎤 Major questions: What's the procedure if potential buyer does inspection, paid for then cancels purchase? How come each potential buyer still needs their "own" inspection? Like just how many inspections does 1 property need? Is there a max number of inspections?

Good questions, you would only inspect a property that you have under contract. If you cancel that contract after the inspection, that inspection is your property. If you choose to share with seller during negotiations for repairs you can but some sellers don't want it because in most states they have to disclose any known defects about the property. But if they are not aware of something they don't have to disclose.

Yes, I do. Not all of my clients do it, but the inspector does typically find something that we would have not. They feel more secure since it is under warranty for that first year. However if they don't get it before they close I usually recommend they get one before the warranty expires so they can get any issues taken care of.

Can you recommend someone to do a new home inspection in GA.. My husband and I are waiting for our credit to update on myfico for mortgage, we were working on getting over 730 FICO. We would like Conventional with 3% down and after we reach 20 equity we will not have to keep PMI for the life of the loan like FHA. Our DTI is @ 7%. I worked on this and our credit, we will be calling you at the end of September.

In regards to filing your tax returns and the lenders looking at the 2 recent years, what are they looking for? My salary has increased significantly so do they only care about my current salary? As to where a year ago I wasnt making as much. Thanks for the helpful vids!

They are looking for consistency for the most part they will take your most recent salary as far as qualification unless you are self employed they will average the years. They typically want to the last two years to show you have stable income and work history.

I've heard it's best to get an independent inspector that is not "recommended" by your realtor. There might be a conflict of interest and I would worry that the inspector would gloss over issues just so that the deal goes through for their friend (realtor).

There are some programs that are conventional loans with no PMI but they vary by bank. Synovus has one and Fifth 3rd Bank has one that I am aware of. Start asking around in your area.

For resale homes no, most states are buyer beware. New construction usually comes with a home warranty so they will repair items covered by warranty.

I grew up in a country house in Oklahoma, ‘87-‘99. Our heating were 5 natural gas space heaters. The kind that used heating bricks that glow red. Our ceiling was black from all the soot. My dad said, “if it wasn’t for this house being poorly insulted, we’d all be dead”. 😂😂😂

A time period when you are under contract on a home but you can inspect and investigate the purchase and possible terminate the transaction without losing your earnest money. ---I missed your other comment, you can buy a home by yourself even if you are married, however depending on your state your spouse may have some ownership right to assets purchased during the marriage so it is best to consult and attorney.

I hate that 1 person inspects every system in the house,they might know a little about each systems of the house,but they don't do it everyday and knows the in and outs,i say hire a roofer to inspect the roof,a electrician to inspect electrical, plumber to inspect plumbing,hvac to inspect heater and a/c,water heater,.
