Some will go to principal and some to interest, if you want a payment to go to principal only you like will have to send in a seperate payment with most loan servicers.

Hey, I love your channel, you are my go to when I have questions. I'm working with a new construction and the agent on sight. Will my home be delayed if I have to change my color scheme or something else or how do thus work? My agent told me that the brick I chose have been discontinued so I have to change it that day because they just notified her a hour ago. My point is do things happen tis way? She even told the lender I kept changing my lot, and that wasn't the case she kept changing saying something was wrong with it. I feel this is a personal vendetta because I tried to get a realtor a week after I started my home process and since then it's been something. She keep pushing my date back. I started off with (March- April) ( May 21) now she says (June- July) closing is June 24 if you don't have any more delays. I started my process in October, underwriting was finished in January. My neighbors started after me in January and they are closing in June, their house is almost done. Please help with information if you can.

Its pretty common to have delays especially now when a lot of builders are having difficulty with supplies. Read your contract with you agent and a highlight the thing to be mindful of like delays and using "substitutions" Most builder contracts are made in the builders favor. Nothing is super unusual about what is happening with you. Thanks for watching!

I'm glad you mentioned conventional loans with 0 down payment or PMI option. A question I've been wanting to ask is do you feel this type of loan is better or more beneficial than a down payment assistance grant like bank of america offers? I know with the zero down no pmi loan the interest is higher but I would love to hear what you think.

It really depends on the what the client thinks is most important to them, some buyers want more cash on hand and have done the 100% with a higher interest rate no PMI and brought 4-5K to closing for closing costs. So I tell them to compare all options to see what makes the most sense for them. I will try to do a comparison video soon.

There are other lenders that offer it as well, the interest rate is usually a little higher- here are a few I am familiar with and my clients have used. Most community banks and credit unions may have an option like this as well. @ Banana X, PMI is private mortgage insurance. You are typically required to have it if you opt for a conventional loan but don’t have the required 20% or more down payment for the cost of the home. In Lehman’s terms, it’s a way to protect the lender in case your unable to make your monthly mortgage payments. Hopefully that helps until you get a response from Shaheeda.

Ebony is right, it is an extra fee charged when you put less than 20% down, for FHA is stays with you for the life of the loan unless you put more than 10% down then it is 11 years, for conventional it goes away once you have 20 equity in your home. Im closing on a newly built house next month. Cost approach appraisal came back with 8% equity (signed the contract Jan.). We have convetional 15yrs fixed with a dp of 10%.. My question is if we put 12% downpayment and use 8%equity of appraised home that makes 20%, can we get rid of pmi upfront prior closing day?

A lot of lenders have this option these days, but it typically comes with a slightly higher interest rate. So you’re basically trading the PMI for the higher interest rate. I guess you just have to do the math and see if it’s worth it in your particular situation.

It would be worth paying an agent a small advisory amount to make sure the transaction goes smoothly, also make sure you still get a home inspection and since you already have a home it may be worth it to look at down payment assistance programs you may qualify for.
