Great video Shane, very informative. Good to know what each party is suggesting RE housing going into this election. We definitely need to be thinking about amenities when building homes. There are new housing estates going up with no public transport services near them.

Creating Rental homes is actually a good idea! Not everyone wants or can afford to buy. Some people come to Ireland for a season only, and many others are buying just because they are afraid their landlord will sell the house (a problem partly created by the rent caps). I've also heard that many of the new constructions do not use good materials, but nonetheless new homes are at least 100K more expensive than used homes. Why are the grants being given to the new homes only??? Isn't it greener to "reuse and recycle"?

Just to clarify, I agree to let the market build theses homes, be it rental or not, and have a fair competition and better prices. The State should not be building houses.

The grants help with affordable on home but also aimed at increasing supply. So only works is new homes. Agree rental are needed just a lot of policy has made that harder to as well

I think the SDs are the closest to getting it right with a focus on amenities and zoning. More housing without adequate increases in infrastructure, such as roads, public transport, water, and energy is pointless. An increase in population due to housing means more children needing crèches and schools, more people needing shops, doctors, hospitals, policing, and the list goes on. This laser focus only on housing is extremely short sighted. Perhaps with some tweaking the SDs can get the right housing policy going into the election.

Hi Shane, thanks for the video. More videos like these are needed to bring awareness! I have a question on the planning system/ approvals process (An Bord Pleanála) etc. have any parties expressed interest in improving efficiency in this system? It seems to me this body is the reason why there are delays in or refusals of, building/zoning applications. The policies it has and procedures it follows also appear to grant individuals outsized power over same by way of appeals, leading to years of projects being stuck in the applications stage or completely refused. I’d like to hear your perspective on this and whether you believe a shakeup of this system would help us get out of this mess? Or at least help in some way. Thanks, Greg

FF are working on new legislation at the moment that address the appeal process and also stricter timeline for ABP. all the other parties at the scsi event supported more funding to ABP to double their workforce and also to other councils for more planners. And funding for colleges to increase the number of students going into planning.

If there's not enough trades people living here already its hard to see how the quoted figures of new builds can be achieved unless some new construction techniques can be used to dramatically speed up the process. I can see a joint venture construction company working. Headhunt from some of the big builders, state provides the zoned land, incentivises JV partner to build rapidly but to appropriately high spec, some kind of revenue sharing arrangement for X years.

This is a good video Shane, but do you not realise that encouraging Housing as a commodity which you do on this channel (ie something to be hoarded to make money) is part of the problem

Fair point. I can’t say I have encouraged many to buy residential people as it a terrible set up for small investors. I have encouraged people to buy a home as it has been only of the key factor to build wealth in ireland. The system is set up that way at the moment. I haven’t encountered anyone to hoard. I have explained why it makes sense sometimes. Ie explaining why people do it. I don’t believe my channel has much impact.

Effectively all parties are tinkering around the edges, promising spoof housing figures that will never be met, but paints them as doing something and addressing the issue. Effectively more government interference in a heavily government distorted market (i.e. rent caps, zoning, etc). It would be great if they got the fark out of it and let it function per free market forces. From your summary not one party advocated doing less or letting the market function as it should.

There should never be government investment in private concerns. This is just public funds being handed over and it never yields a benefit to the state. Those houses will be sold as investments to whoever and now we have another empty estate and a worse situation.

Policies seem to be centered around alleviating current and future demand by significantly reducing immigration(not including Irish people returning home). Introducing legislation to restrict investment firms, private equity firms, corporate landlords, and foreign Nationals buying up houses.

No one. I mean no one cares about Rent Controls. Building council houses. Building small homes for homeless peoole( so easly done at very low cost) Why? The answer is Landlords, property developers and building companies rule in Ireland and they put profit before people. They decide government policy on housing.

What planet are we on here? - I have 4 Children all out of college €40k Deposit and still their Salary will not pay a Mortgage - even with a Room Rented. All New Housing is still being sold to Institutional Investors and Vulture Funds anyway - while the Politicsl Class are making a Fortune from Taxpayers Money renting to Refugees. My Daughter has moved to Germany Great Job and just bought her own Flat in Munich - hopefully the Rest will leave *hole Expensive Depressing Miserable Ireland as well - make a better life for themselves
