I would personally keep the door from the bathroom to the pool because (as a Floridian) it’s never ideal to have to walk inside the house to use the restroom. It is honestly more uncommon to not have a pool door! Maybe update the door to one with a larger window or frosted glass!

I've been an Airbnb host for over eight years and there are a few things you may want to take into consideration. Just because a property's calendar is booked up does not mean it is booked by guests. Airbnb's Covid protocols require that several days be blocked out before and after each guest. It's also wise to block out days to make sure cleaning, mechanical issues, pool chemicals, and any other issues are resolved before other guests show up. You may also want to have some sort of control on how much hot water or just water in general is used. You are in a drought-prone area. If you think you have plumbing/sewer issues now, wait until six or eight people show up and start taking 45-minute showers.

They could see it in about 10-15 years if they average $350 a night 25 days a month as long as they put all the money made towards the mortgage. Plus when they sell with the renovations and property values going up they’ll already make a profit alone. My cousin turned her tiny home into an airbnb and paid off the loan in less than two years and now makes around $3k profit a month on it. Well pre covid. She rents it to fellow nurses traveling at a large discount.

dunno what flooring you'll choose, but I would go for tiles that look like wood, I have a condo I rent out on airbnb here in Cannes (France) and people puke, or their dogs pee or poop everywhere, my advice no beige carpet!!!!! also there is a tennis tournament in palm spring, make sure to jack the price around it. google BNP Paribas Indian wells tournament.

13:55 a lot of those plants will do just fine in the desert and only require a little bit of water on a drip system to keep going. The Bird of Paradise will require the most water and care. The pigmey date palm will do great, same with the firestick. The queen palm will do well, does require some water not too much. Mexican Fan palms are cheap, grow quick, and will do very well. I am a big fan of indian laurel (ficus nitida), also require some water, not too bad. All in all, if I pay the $3000 to get a drip system installed, if you don't have one, and then run lines yourself off it for all the plants. You can also do Oleander, which is excellent in the desert, but has toxic leaves if eaten. I re-did a yard completely for a property I have in Scottsdale.

Big mistake removing that backyard patio roof cover, 8 months out the year it gets 100 degrees +.... first day in that scorching sun you will say " we need a patio cover ".... rookie flipper mistakes.. investing too much, remodeling a rental house... just give it a paint job and put a for rent sign, move on to the next investment house etc....

Making profit of your capital you would agree is the major factor you began trading the ability to multiply your your capital, but no one ever truly exposes you to the risk behind it and the losses that could occur without proper guidance, issue with newbies is them to trying to execute the tactics and strategies of years in their few trials

Most Airbnb are just a place where you wake up and chill when your not exploring or doing things. The fire pit would be a great addition. Granted I can probably find better deals on Craigslist but that never really goes well… but yes unfortunately everyone’s travel itch from lockdown is doubling the prices from last year. I used to be able to stay in Las Vegas for $700 a month. Now it’s at least $1200. There are run down motels near the stratosphere that are like $560 a month but they’re god awful. They should be condemned. Housing in America is just ridiculous this shit needs to change somehow. Even middle America is getting pricy for no good reason.

I love that I’ve been able to go along with the whole process on your vlog channel! I am really looking forward into investing in my own properties for air bnb’s too. I have a tip though, you are going to find the door in the bathroom extremely useful once you start using the pool. You’re obviously going to treat the house as your own while there but renters aren’t going to care about tracking water throughout the whole house to use the bathroom. I put a powder room in my mud room JUST for the pool and having guests over. Makes a ton of difference when guests need to pop in to use the toilet too. I know it seems weird to open an exterior door and enter a bathroom but it’s SOOO handy with a pool!

This may not be "mid century modern" but I love sliding mirror/doors on closets. ( thinking about room #1) Mirrors reflect light and make rooms feel bigger. Do you think you will just go with the same style as the other rooms so they match or are you thinking of doing something different?

My mom just bought a house in Palm Springs. She and my dad still live in Carmel Valley in northern California, but my dads in his 90s. Just planning ahead with a down size. Also my Uncle (her brother) live on the same street. Im not to far away in Oceanside. You made a great choice!!

CA real estate is just too expensive and that was the statement I was trying to make. I know people say “renting is throwing $$$$ down the drain” or there is no benefit to renting. I disagree. The FREEDOM you have while renting is a huge asset for me. That alone is enough of a driving force to rent.

Nice choice in getting a Mid-Century Modern and redesigning to enhance the look. The tropical plants were the style post-war SoCal, (as was the small bathrooms), but desert chic landscaping should really make the pool. It has far more rental appeal for those who vacation in PS, over some McMansion.
