I have to admire that man’s vision & skill set. The concept of “location, location location”. Cost for the project of $2.1 million. That is cost of a smaller condo in parts of New York City.

This guy had access to a line of credit and he brought in family to help pay for the project. If you can’t make money building cheap cabins on cheap land with someone else’s money, renting them out for $240-500k/ night, you shouldn’t bother.

He is estimating he’ll net $550,000 this year, before debt service. So he’s probably netting after all expenses around $310,000. But then he has to share the profits with his father & brother. Amazing income nevertheless.

My friends and I use to spend $5K for 3 days in a small cabin with no pond at Big Bear, if we wanted a pond it was gonna cost extra $3K, there was literally nothing around the area, you basically needed to buy everything ahead of time or you're screwed, so we bought 20 Whiskey Bottles, 300 beers and $1200.00 worth of groceries. We only did this to get away from LA for countdown and we didn't like camping in the woods. We also rented 2 big ass trucks, to bring our snowboards and food.

My brother owns something similar to this about half way between Canton and Athens(about 60 miles to the NE of this). Obviously not nearly as updated as these. They feel more like old country cabins. 4 cabins on 22 acres. Very rustic. 6 ponds. Boats to use. Range between $140-$180 per night still I believe. Super host status on AirBnB for like 2 years straight now(since he was able to first get it). He brings in 13k-15k per month. He paid $500k for the place almost 3 years ago. This was his dream growing up. Having some kind of camping venue or cabin venue. He got lucky about 5 years ago and spent a year in the oil fields which allowed this dream to come true. This is his only job now, and he LOVES it! Bluegill Lake Cabins.

This is one of the best Airbnb videos I've seen. But these are not A-frames. They are Scandinavian design as the owner stated. A-frames do not have 90-degree angled walls. Great content. Keep up the good work.

Thank you Shelby for bringing this property to light. And thank you to the French family for your ingenuity. I am definitely going to plagiarize the vibe/ design of this estate. It's been a couple of years out of college, finally getting rid of that college debt and I have built a savings/ credit score good enough to qualify for an FHA loan or a development loan. My father also owns a property before I was born in Denver which can be developed into something like the Live Oak Lake. It's about a 20-acre property with 3 lakes/ ponds. It's very beautiful, just nature untouched with many animals and plants, there's even a cliff that has a waterfall. He's been too afraid to do anything with the land, hopefully, this video will encourage him or get his gears grinding. It's also 50 mi away from the city Denver so it's in between Aspen and Denver.

This was just perfect. An accountant knows cost/benefit analysis, general contractor wholesale purchasing, etc. I like the lower cost direct booking. And adding oxygen to the pond, clears up the water. $5M in 10 years in an excellent ROI.

I got the impression he hated his accounting job and the 9-5 corporate grind and finally did something that he loved to do and while he and his wife are a making a nice living, its not so much the money as its making people happy. Its rare when you get to do something you’re good at and people like what you do. You need to take a measured risk to get somewhere snd that’s what happened here.

Where I live in NZ this is a very common house style but would not call it a A-frame! Those places would be called a Barn style while a A-frame has a straight line roof to walls.

All my relatives with AirBnB rentals had their properties paid for by their parents. They also tend to be unemployed with rich parents… Generally people who have a real career tend to invest in stock and bond equities because they don’t have the time or energy to manage a rental with a full time job. It’s a generalization but it’s what I’m noticing as a general pattern.

What a great project and beautiful execution of the concept. I've been a vacation rental host for 25 years so I am also seeing what's not discussed here. Anyone looking into this should know how much work and $$ is involved managing and maintaining a property. You can pay people to do this, but a lot of management firms aren't very good. If something goes wrong, like ac or heat going out, you have to have someone who can come out and fix it immediately. Also with hot tubs and lake/kayaks there's a lot of liability so you need a good insurance policy. This is a great and rewarding business to be in but there's a lot more that goes into it than a lot of people realize.

Great video Shelby! Stunning video quality and overall just so informative and interesting content. I’m excited to see more videos in this series. One thing I’d like to comment on and it could just be something I picked up on and doesn’t really bother others, are the interview scenes. I think you sitting next to your interviewee and them talking off into the distance rather than facing you is a bit confusing for the viewer. Since we don’t see you talking with the interviewee, it seems almost as if you are being interviewed too. I think having you either face the interviewee or not be in view at all but just asking questions from the off could improve these shots and also help make the interviewee feel more comfortable so they know what to focus their eyes on. I’ve noticed this in other videos too so I wanted to point it out. Just my two cents though. As I said, I’m loving your content and I watch every single video of yours regardless of what it is about. ❤️

Great spot for a family reunion or a wedding…..just need a gazebo on the floating dock, a sunset and voila! Also, even if you don’t have enough $$ to do this as a complete project, you could scale this one or two units at a time while earning money.

I was wondering about the heating and cooling - thanks for sharing. Regarding improvements to the property, what about plumbing? Didn't he have to bring in water/sewer?

Very well done video, explains everything clearly and gives a great overview of the entire rental park and build process. You can tell that the owner is very smart, knowledgeable and hard working. Kudos to him and his wife on what they have accomplished. I guess I'm a little surprised that it is doing so well in Waco, TX. I know the show Fixer Upper put Waco on the map, but I wouldn't have expected that to be enough to make Waco a big tourist draw.

Fixer Upper has made it a huge tourist draw. There are tour buses. Downtown is packed on the weekends. People come for their schools breaks. It's also busy on game days. Hotels and rentals do very well.

The only things I would have done differently on this beautiful piece of property are: 1. I would have painted those A Frame houses white due to the high temps. White repels heat. 2. I would have put a TV in the living room, and both bedrooms with WIFI for free internet. 3. I would have included a mini bar stocked with the liquor and wine the customers Pre Paid only. 4. I don't know if they have room servcie, but that is crucial as an option which generates more income for the owner. Everything else, I think was done right on this property. Congrats.

A small detail - “A frame” is when the walls are made of roof pitch. This type of architecture is called Barn House 😊

It's crazy to think he can get $600 plus a night for his places!! Not saying the place isn't worth it but dang! I can't get even close to that a night. I have 10 Airbnb's (tiny homes) but still. Even after taxes, cleaning fees etc I only cleared about 36k last year And they are all paid for. I used the income from each Airbnb to build the next Airbnb. I hear all the time of people making 100k a year from Airbnbs, apparently I'm missing something. Lol

I can’t believe you were just a couple miles from where I grew up. That spring lake area was a resort long ago with a railroad stop on the train from Dallas. You went to Magnolia but missed the Homestead Heritage community and the pier and beam construction they are known for.

Great video, but something about the figures does not add up.. 1 mil in revenue means about 12000$ per house per month. That is more than double of the 3-5000 you are stating in the video... what up with that?

Great video, it is interesting how easy it is to replace airbnb and just keep all of the money, yet keep it as well, that is a good lesson. This guy will be very wealthy by learning from his family.

I found a Glamping resort done just like this almost in Medellin Colombia. They built these little treehouses with hot tubs incuded all over the property on the side of the hills. One big central guest house with an amazing deck/bar area. It was amazing. Im sure they did it very similar to this financing and everything.

Main problem with this kind of project is zoning. Many nice properties like this are in R1 zone which means you can only build one structure.
