Should you repair or replace your old or damaged roof before placing your home up for sale? Roofing work can be VERY expensive, so no wonder buyers and sellers are playing hot potato with these repairs.
There are a lot of things to consider when this work comes up during inspection or with buyer questions. In this video I will discuss the various options available at different times throughout the listing process.

Is there a common seller response when the buyers ask for roof replacement? Should the seller offer 1/2 the cost? Is that usually fair?

Honestly it depends on many factors. The season of the market, who the seller's agent is, what the seller's motivation for selling is, the seller's bottom line. Talk with your agent, so they can make a recommendation. Usually it doesn't hurt to ask, but sometimes it does. Mostly it will depend on the other negotiations you have going on with that purchase. Ask your agent what your options are, and what are the potential setbacks or issues that could arise from asking.

@@HomeValueCalculator thanks a lot. We are kind of disagreeing because I feel like we should try to respond for 1/2 but agent thinks it’s a bad idea and the deal will fall apart. The buyer is also asking for termite treatment which I have agreed to.

Those are tough calls to make, glad you guys are all talking it over and thinking about all possible outcomes. Sometimes deals do fall apart for less, so you have to be comfortable knowing that is a possibility. It seems at this point, you have to ask yourselves are you okay with the deal falling apart and moving on to another buyer over this amount of money? You know the potential of a buyer cancellation, so is the roof credit worth more than a deal cancel? Only you can answer that question.
