Enjoy your sharing. My good hearted uncle told me he lost $300-400k in 1997 (easily $600-700k today value). He told me Mahathir came out to confirm that all their holding from SG not recognised. He just keeps buying DBS from there after , and seems to be doing well since.

Litmus test for overseas property investors. Just ask yourself, before buying an overseas property, if money is not an issue and barring any other restrictions, would you still buy that overseas property or would you buy Singapore property? More than often, many are buying overseas properties because Singapore properties had gotten out of reach for them

One key element that people don't consider is the legal process for problems.. Ie tenant.. Neighbour.. Developer.. Etc etc. Many of the countries you mentioned take damn freeeeeking long.. Eg 8 to 12 years. Don't buy overseas!.. Rent enough.

Sgd also appreciated 24% since December 28 2014 (dec 28 2014- 2.64 myr to sgd dec28 2024- 3.28myr to sgd). So anybody who pick slightly less than the "general" rate of return would be loss making and lost 10 years of their money.

UK property market is matured, and local tends to rent instead of buy as they cant afford the downpayment for young professional and the current situation in UK is demand more than supply hence driving up the rental market. Average yield for rental is 7%. Depends on what mortgage you get, buy-to-let interet is at 5% for fixed, floating is higher.....in short, do a lot of research and look at the appreciation trends, also take into consideration the FX as well...

Yes I agree. No point getting UK or any overseas properties unless one travels there often or has relatives there. Even if one could afford the initial expensive stamp duties and down payments. There are maintenance cost to hold properties as well. Renting out overseas properties is also very risky. If the tenants default on payments or mess up the place, it’ll be difficult for foreign owners to fly there on a dime to rectify the situation.

I got a friend who is rich and like to haolian alot. Over the years, I keep feeding him good things about JB property and keep enticing him to buy. So he keep buying and buying. End up, he lost alot of money and from a formerly rich status he is now struggling very hard and especially so during Covid. He doesn't know this but I've been slowly orchestrating his downfall. Serves him right always like to haolian. It was very satisfying to to see him destroy his wealth like this. 😂😂😂

Think of buying property for some Singaporeans more for enjoyment than investment. You're still owning a foreign property where things are cheaper, and it's actually easily accessible. You can afford to own house with side land, something very hard to achieve in Singapore. It's suitable for those who have flexible work arrangements and retirees. JB property is expensive if you compare with semi-rural places like batu pahat, muar, etc., but as a city comparable to Klang Valley and Penang, it isn't that expensive.

Too risky, after you factor in where it can go wrong, e.g. the seller, bank, agent, lawyer, government, tenant, managing agent, and house (i.e. defects) all can mess up your investment. You are also likely to lose on forex. ML is right; if you want to invest in properties, buy REITs. You can buy and sell your shares within seconds, at minimal cost. Hence, buy JB properties only if you intend to stay. Note Malaysians generally don't buy condos because of maintenance and other issues. ML is also right that most lost money.

Buying property overseas is not simple as ABC, one should do a lot of research and take into consideration not just the buying price but the future selling price as well as FX.. renter yield.. in Msia, if u are to buy a RM1mil condo.. u might want to sell at RM1.5mil above to breakeven or profit.. and pool of buyer who could afford more than RM1mil Property is likely 3%.... so it would mean u have limited pool of buyers...
