After doing some calculation, I would rather rent than to own a JB property. As you may stuck with something which you cant dispose easily and suffer greater loss. There’s a different a word for sale and for rent unit so if in the agreement stated sale but turn out is for lease and who ever lead those buyer to purchase the unit pretending not knowing the law and dishonest which they know that is legal for such confusion and shady project then it is a trap in purpose . they should sue whoever are the marketing property agents .

Property Contracts like SPA or tenancy agreement and bank loan agreements in Malaysia is in English. In general its not as bad as you might think, maybe just one condo project, or my guess it's the Medini special zone where there is no foreigner or bumiputra quota which is affected by this PLS scheme. All the others are fine.

ML, do sg flat leaseholders have voting rights on the flats? Same as this malaysia case?No voting right? Is a hdb leasehold not also leasing? English is ambiguous. There is Ownership for hdb flat leaseholders. Yes, they own a lease agreement. They are leasing too. Ambiguity is ownership. Owning what? The flat or the lease agreement? Owning is ambiguous without further clarifications. Own for a period is also owning. Its leasing during this period. Its not owning the flat. If you really own a flat, you dont sign a lease agreement. If a lessee is a owner, then who the hdb who owns the flat? The Malaysia case is also leasing. Gullibility leads to scams. Malaysia, esp JB is unfortunately a honey trap for many gullible Singaporeans. This inflated property prices in Malaysia has been on-going for decades, each decade a generation of gullible Singaporeans are trapped with over-priced condo that cannot be sold and are sitting on a depreciating asset which has a lease (and not freehold) title. This decade, another generation of Singaporeans are again biting the bate and trapped. I speak from knowledge of Singaporeans i know who are trapped.

Have Singaporeans never heard of “caveat emptor”. Buyer beware. Looks like the main problem is many people too cheap to pay $5k for specialist lawyer to check out contract. Singaporeans tend to know the price of everything but the value of nothing.

Eg: R&F condos are freehold and Phase 1 owners already got their strata title. Phase 2 just TOP. People always like to use one stick to knock down the whole ship of people and spread fear :) The project mentioned should be the Medini Special Zone condos completed in 2018, the developer is counter arguing that the time line has passed for the owners to sue. People are using this rare PLS scheme in Medini condos to instill fear that all JB condos are PLS...typical sour grape or some manipulator fear mongering trying to knock down JB properties prices so that they can load cheap and earn when RTS is completed. And I think manipulators very happy that more of this fear instilling videos are helping them to instill fear :)

HOW much do you know about JB ? How much do you know about the property market in JB? This particular unhappy episode only affects a very tiny percentage of house buyers in JB. It is confined to a special zone, earmarked by the Johor Government for a new project. You are trying to imply that the whole JB property market is similar. Thousands of Singaporeans have had bought properties and are now enjoying their new environment. And low cost of living. Most units are freehold. Cheap and good. Obviously you are being "sour grape" because you don't have a property in JB. Compare your tiny HDB unit with the BIG SPACIOUS unit in JB. HDB is also 99 years leasehold. You only live once. Can you live beyond 99 (plus your age now)? Enjoy your stay while you live. Don't think of selling or renting out your property to make more money. And don't discourage or dissuade others if are the kiasoo and kiasee type, who prefers to be confined to your small cage in SG forever.
