I faced the same dilemma when i recently moved to metro Chicago, and the same choices. Do I do a downtown, high-rise condo, a suburban condo, or a townhouse, or a detached house? I ended up with a suburban townhouse after 20+ years of living in detached houses, and LOVE it. It's the best middle ground for me. It feels like a traditional house, mine has a basement with a mainfloor as well as 2nd floor/upstairs bedrooms, I have a private back patio overlooking a pond, a side entry, and a small amount of yard & gardening area. So it doesn't feel like a row house. Plus I have my own garage and driveway. The only thing I had to psychologically overcome is the shared wall, which TBH has not been an issue. I haven't heard a peep from my neighbor's unit in three months of living here. And snow removal, lawn care, and exterior maintenance are covered in the HOA fee. So I feel like I got the amenities and convenience of a condo, with the freedom and privacy of a house at a lower cost. Best of both worlds.

interesting video, thank you. i've always held the assumption of starting from condos/apartments for x years while my nest egg grows then working my way "up" until i reach x sqft detached home in the suburbs. i think condo townhouses for my current living situation would be perfect but i never really considered it until now. thanks again!

Just buy a older condos 1000 sqft to 1700 sq ft you get the best of both worlds. And get a foldable cart and throw everything in there . Groceries shopping bags etc. It's easy

I've always wanted to buy as opposed to rent. The way I see it, why would I want to put my hard earned money towards something that I don't own? I'd much rather own a 2 or 3 br home than rent.

Another great video Pete, keep up the good work. Is it true that most freehold townhouses are further away from downtown Toronto?

You can get some gorgeous freeholds farther away. I have looked in the city - it is super hard! And a lot of them go for close to a million and up!

I'm contemplating whether or not I should get a condo or a townhome for my first rental property. What do you suggest? Is it easier to rent out a condo than a townhouse?

Thank-you I appreciate this. I have a condo downtown. Although people always talk about amenities when they are purchasing, to be honest many residents don't even use them! Maybe it depends on the building, but myself personally in my building they are not used much at all. I also have friends who have condos, and the same is true in their buildings. Sometimes it seems alluring but once you are actually in a condo you realize you rarely use the stuff. I do love the concierge and location though. That being said lately my preference is the townhome option simply for the space.

@@ThePeteLy yes they are enticing when you buy. I was lucky my building did not have many and actually it keeps my maintenance low! So I appreciate that.

Thank you for seeing this. I am making some decisions and my mom is helping me out from a far so I’m doing everything virtually and she’s been looking in these all inclusive “amenity“ developments with high HOA‘s HOA and little privacy. I do not anticipate using these amenities and would prefer a larger place that might be a little more money to purchase at the outset but pay less dues year over year. The trick is also factor in taxes as they seem to be higher in the townhouse Sector.
