Absolutely wait. The proof is in the pudding. Markets have crashed 30-40% in areas we've been monitoring in AZ this year, aside from the reduced interest rates on the way. The palpable desperation from agents making no sales paints the entire picture. Make no mistake, 2025 and 2026 are the years to jump into the deep end. Anyone who bought in 2022, 2023, or 2024 is already upside down. Enjoy the ride, don't miss your stop.

Homeowners have 40x net worth than renters? This just in, private jet owners have 40x net worth of the average homeowner. Correlation != causation. You mention home price appreciation but don't compare it to the stock market or other investments. It's not like your down payment has to sit in a checking account. You mention throwing away money in rent but don't compare it to money thrown away in interest and maintenance costs. Not saying buying is the wrong option, especially since there are non-financial benefits of home ownership, but come on, don't be disingenuous.

Disingenuous? LOL. You make some interesting points. I try to keep my videos 8-10 minutes long so I can't talk about every little thing. But I would encourage you to make a video so you can go in-depth on these comparisons. I'm sure it would be helpful. Thanks for sharing your thoughts.
