If you are renting a property seems like you would have a long term lease on a NNN commercial lease. Not a regular long term rental.

Arbitrage units in Dallas? Didn’t they just ban str’s or is it more of a new zoning thing?

I’m skeptical of Dallas and any other Texas cities restricting rentals of any kind. Texas Courts have said that restrictions on STRs are unconstitutional and void in the Tarr v Timberwood HOA case, 2018, and the Austin Appeals Court ruling against City of Austin bans on STR2s. 2019. On June 14? 2023, Texas HB 2127 was signed into law effective September first, 2023 Texas restrict local government from enacting or enforcing any restrictions on business owners. Again this is the law in Texas. This has nothing to do with inflated housing prices or the glut of STRs in some cities and STR owners have vacant properties and can’t afford to keep their vacant properties. Austin City Limits real estate is crashing down and so are the saturated STR inventory.

Why ya not talking about Ca increasing str taxes by 15%? Better be ready to add that to your "numbers". Also be honest that homes are not renting these days unless they are the best property in the area AND and priced super low. Priced so cheap they attracting bad guests and becoming hard to cover the ever increasing expenses.

I'm in southern ca started in Oct 2022 I can say both of my homes are 90%-98% occupancy. If you do your research like they say you will be successful at hosting. I will say this is is not for anyone looking for passive income. You are running a 24 hour business.

@@Gabs_88 Where you located? Must be in a city for worker housing and dirt cheap or something. The mountain and desert vacation homes are very hard to keep booked these days.
