We haven’t. All of ours have been stateside. But we know quite a few people who have gone international. A lot of the analysis and management is the same. It’s mostly the lending/acquisition where things get complicated/different

Lots of the supply in the market - makes it tough to consistently find deals that are profitable. So, “bleh” is probably a good description haha

@ what cities…are still profitable? Is this something you’re willing to share without having to work with you. I know the process of analyzing properties, as I’ve bought 1 myself. But since 2023 interest rates, I can’t seem to find any profitable cities.

Discounting longer stays is extremely helpful with bringing in guests, we often have guests stay for weeks and then we don't have to worry about filling it every night during slower seasons

Discounts on extended stays. If I use high demand sensitivity in price labs, which makes weekend prices HIGH, And weekday prices LOW.... Won't adding a discount on top of this, essentially double discounts my weekdays? Pricelabs is already lowered my weekday pricing to give that discount?

True that you'd be adding a discount on top of a discount, but the logic still applies. 90% on 7 fully booked days is more than 100% on 4 or 5 booked days. It's something worth testing out! And you don't necessarily have to start with a big discount. Start small, 5% etc. and adjust it from there.

The only issue I have with the Relay credit card, is that the whole balance is due in 30 days or whatever expenditures were made during the 30 day pay period. What are your guy’s thoughts 💭 on that?

You're right, it currently serves as more of a charge card. BUT, it still gives you some extra time to pay of those charges AND you get solid cash back.

Air Cover is total BS. YOu have to provide a receipt from a cleaning company and you have to have a receipt of every item in your listing. I had a guest ruin my Stove and I was paid $140 not the $1800 that the new stove actually was worth. A guest never wants to pay usually. It is a total hassle. NO ONE HAS A RECEIPT FOR EVERYTING IN THEIR LISTING. I purchase many items at garage sales for a bargain of a price. It is not covered. Not everyone purchases items retail at a store.

It's very difficult to host let's say a group of 10-14 people and be sure that they are ten when you see 5,6 cars on the driveway. They can always say that yes,2 people for one car,but quite often I am sure that there are more than declared and I dont know how to prove it. I dont want to be a detective and ruin guest trip, but at the same time I dont want to be fooled. Are there cameras with face identification stating how many people are in the house?

Also, I utilize a channel manager for all my properties on VRBO and Airbnb. To collect my VRBO payments, I have to enlist the services of a third party payment processor which collects all payments from all VRBO listings and deposits them into my designated bank at a specific time. Can you suggest how one might utilize this strategy in such a situation as mine?

Consider investing in stocks especially during a recession . While recessions can be tough, they can also offer good chances to buy low and sell high in the markets if you're cautious. Just remember, this is not financial advice, but it's a good time to think about buying stocks since having cash on hand isn't always the best option

Good evening, I have been watching your KZbin channel for a few years now and I am very grateful for all the good information you share on KZbin. About two years ago we bought our first and only vacation rental. It is located in Jensen Beach Florida. We live in San Diego county. The reason we chose to buy a house in Jensen Beach is because if the house we buy there does not work out as a vacation rental then we can just move into it because that is where we want to live when we retire. We are planning on retiring in 2 years. Both me and my wife work full time and I work lots of overtime and we operate a dog breeding business so we hired a property manager to manage our vacation home. She seems really good and we pay her 20% for full service management. Sorry this email is so long so I will try to get to our question. Our house has been rented out really well with almost 100% occupancy (almost 100% from Airbnb bookings)all year until about a year ago Airbnb kicked us off the website and cancelled all of our future bookings. They did not notify us or our manager. We tried to find out why and they would not tell us why. Long story short our manager found out that one neighbor had called Airbnb and complained about noise. After a investigation conducted by Airbnb our house was back on Airbnb website about a month after that. So it immediately rents out great again with almost 100% occupancy for about 6 months and about 3 weeks ago Airbnb kicked us off their website again. Again canceling all our bookings. Again, they did not let us or our property manager know why they kicked us off. Both I and our manager have been aggressively trying to find out why with no success. I have always loved vacation and vacation destinations and vacation homes. I have always wanted to own a vacation rental business way before Airbnb ever existed. Our house is also listed on VRBO, and Navastay(our managers personal website) and we get literally zero bookings from those websites. So it makes me very sad to have to give up on my dream of owning a vacation rental home business just because Airbnb has such a poor ability to support the hosts.
