The tax breaks for seniors are great, but even without the tax breaks property taxes are significantly lower in the metro Atlanta area relative to some parts of the country. I currently live in California, but I’ll be moving to Georgia soon. My property taxes on my Georgia home (in Hall County) are 1/3rd of what I pay in California.

Exploratory trips: We have been coming to Georgia, at least 4 times a year, for the past 5 years. Our daughter and her husband moved from Florida to Atlanta, because of husband's job change. So my wife and I have been here a lot of times. Still... there is so much to explore, therefore one or two trips will not suffice in getting a good feel for a community. My suggestion; watch lots of these types of videos, from many different sources, to gain different perspectives. Even then, online browsing does not hold a candle to in-person visits. At one time, we were considering a move to the South Carolina coast to be close to wife's brother. Watching videos of different communities was one thing, but when we actually visited those places in-person, it just was not what those videos portrayed. "Scratch that place off the list". You can never do enough research. But it helps.

In March of 2024, my wife and I bought a home in the southeast part of Cherokee County (Hickory Flat) and moved here from the westcoast. Since our purchase, we've seen a tremendous amount of development, both commercial and residential as well as county construction to include new drains/culverts, widening roads, and thousands of feet of sidewalk, all of which is local to us. Even on our street, one home was recently completed and on the market for 1.4M. Plus, there are an additional three custom homes being built, two of which have been framed up, and the third home's foundation was poured. They are also about to open a new Starbucks with a drivethroug down the street from us. My question to you is, do you see this continuing? I had no idea any of this was happening prior to my purchase, but I'm happy to see all the development.

Yes, Georgia is experiencing rapid development. I flip houses here, and there’s a substantial influx of money from the tech, industrial, and movie industries. There are also many incentives available for small, medium, and large businesses. I recently heard at an Alpharetta city meeting that there's a tech corridor being developed along 400N, which will impact North Fulton, Forsyth, Cherokee, Roswell, Milton, and part of Dawson County. I’m not sure about the specifics of it but you can find it online

Yes, it definetly will continue. Cherokee County is the fatest growing county in Georgia.

Hi Sarah, My Wife and I are looking to retire to North Georgia and need to be in a County with the most senior tax breaks. We like Chatsworth and possibly Dalton. Do you cover areas that far north?

That depends on a lot of factors including budget. Forsyth County and North part of Gwinnett have great schools. Buford City schools are top ranked as well.
