Forsyth County is now one of the most diverse area in the Atlanta area. Don't choose this Lake as a camping place because I saw this video if you are a parent of a child your child walk to the water and you can hear the sound and when you ask them why are you under the water they will say somebody say to me and their actually sleep walking the reason that this place is Haunted is because this Lake used to be a Island some people thought they should change this into a lake and when you go under the Lake you can see some cars so don't go here I am not a Georgian resident but believe me don't go here because I saw a video

I’m born & raised Northwest Georgia… Right in between Chattanooga and Atlanta… This area has grown like crazy the past 5-10 years…. Fort Oglethorpe, Dalton, and Cartersville have a lot going on now and so many people have moved here from surrounding states.

You forgot to mention the population explosion and how crowded Metro is, all of the surrounding counties are at or near a million people. The road system is over worked and traffic is everywhere. Please be fair and do a complete separate video of the congestion and traffic. I left metro 2 years ago for a rural area of Florida, its very difficult to understand the growth when I return to visit. The road system did not come close to keeping up with the population growth.

I moved my family to Gwinnett County (Brookwood school system) coming from NJ a little over 2+ years ago & it was best decision my wife & I had made. The school system our kids are in now is nearly mirror identical in the education quality & diversity to where we were previously. At first our kids needed some time to adjust but they settled in very nicely since. I was fortunate to God that I was able to transfer my current job from NYC down here....and the one thing I will not miss is shoveling SNOW! LOL We considered Florida...thank goodness we dodged that one! Cost of living has gone up a bit, but that's inflation for you but considering I'm not spending an astronomical costs on property taxes and commuting expenses, its' balanced out.

What is the City of Duluth Police hiding? Other view on what it is REALY like living in Duluth, Ga “Sharing information with the public can help build trust and improve communication between law enforcement and the community. It can also help the public understand what law enforcement officers do and why they do it.” So why, after weeks and several FOIA (Freedom Of Information Act) requests, is the City of Duluth not complying with a request to do the above? Especially since a recent article “Duluth Chief of Police Jacquelyn Carruth” on April 21st stated: “Carruth has really expanded the department’s use of technology in many areas. “ “Community outreach was one area Carruth wanted to expand. It has been a department-wide philosophy for several years,” FOIA history to take advantage of City of Duluth technology and Community outreach philosophy: A. FIOA request on what type of data the Duluth Police Department collects on their citizens B. City said that information was not something that was normally shared with the public. We then sent them a list of over 25 Police Departments that already share that information online (for free) C. Then the City stated that they did not have the requested data. However, we pointed out the three software applications the police department purchased, it is clearly documented online as having that information available in their applications o Tyler Technologies - CAD CFS export interface $2,469.60 o Tyler Technologies - Law Enforcement Mobile Site Software $181,933.65 o Tyler Technologies - Brazos SAAS & E citation $7,073.43 D. The city then denied the request based upon Open Records Act O.C.G.A. §50-18-70 et seq. (§ 50-18-72 (44)) - we responded by point out 1) that was not the intent of that clause , but regardless, that clause had a “however” exception that applied to our request. 2) We also pointed out other sections in said law that explicitly stated our request was within the FOIA statute. E. The City of Duluth then acknowledged our request was within FOIA guideless and they had the information and would send it. However, when it was received it was not complete - it did not cover the totality of the information that was requested (making it worthless). We responded back pointing out the information was not complete, then provided detailed technical information (for the second time) on how they could easily (three steps) pull the requested information from their software. (buying new technology does not help unless your know how to use it - maybe another example of City of Duluth wasting taxpayers money) This FOIA is still pending after several weeks, the law stipulates a response in 3 working days……… What is the City of Duluth Police hiding? We have an idea, and have already shared this with the Chief of Police and the Mayor - but the above, obvious foot-dragging makes us wonder, what else are they hiding? Me, I'm "those people" that lives in a small town that now needs to be renamed Florida or New York or any other state. Growing up in Metro Atlanta, we moved to my dad's hometown in North Georgia because the crime rate in our part of metro was increasing exponentially during the '96 Olympics. And then of course the traffic. Its always been bad, but just keeps getting worse and worse. We're now seeing the same thing happen in our quiet, little town in North Georgia. It is very upsetting. I love me some Georgia, though. I just miss the slow, little less crowded North Georgia. Guess that's whay happens when you live in a beautiful place. ☹️

We moved from NYC to Stone Mountain GA and lived there for years. We recently moved to Cumming and it is a great town. I have no complaints I just hope it doesn’t get crowded.

We visited there from Chicago area two weeks ago, and Sarah is absolutely correct! Beautiful area, lots of great shopping and food, but very high priced. Not affordable at all, unless you are a higher income family, or are looking for an older fixer upper (very few, but they are there) or a very small home, condo or townhome. Most of the homes we saw were million or multi-million dollar mansions. Not sure where Travel and Leisure get there numbers from in that regard. We really loved the area though.

Here are some additional numbers to consider Let’s make City of Duluth safer, and also lower our Duluth citizens taxes. “The chance of becoming a victim of either violent or property crime in Duluth is 1 in 74. Based on FBI crime data, Duluth is not one of the safest communities in America. Relative to Georgia, Duluth has a crime rate that is higher than 57% of the state's cities and towns of all sizes.” (take from Google search on Duluth Police / safty) Maybe we should follow Buford’s lead? Buford Ga had its own police force until 1975 (just like Dacula Ga), when the city commissioners decided it would close its police force because of its mounting cost, and concentrate its city taxes on its own independent school district. “Since then, The City of Dacula ranks sixth safest, and the City of Buford is right behind it as seventh safest place to live in the top 360 suburbs in the nation. Yeah, prices will probably go up and interest rates will go down, barring any Black Swan events. Huge amounts of inventory, if any, won't be coming online for years. Timing will be tricky but good representation and solid lenders could make a ALL the difference, especially with so much uncertainty. Do the best you can. 😊

Suwanee is a good alternative if you are zoned for North Gwinnett another good alternative is across the River into South Forsyth. Forsyth County Schools are very good too.

Hi Sarah. It sounds like you visited California during a stretch of good weather. Late summer months can be downright oppressive here. Triple digit temps are common here in Los Angeles County in Aug, Sept and Oct. How would you compare traffic in California metro areas vs. Atlanta metro. I’m used to LA and Orange County traffic, even San Francisco traffic, so I imagine Atlanta traffic is not quite as bad.

I love Georgia, been going there since 1988 (I live in NY) family is there but Georgia is growing too, prices are going through the roof and no beach at all!! Savannah is 6-7 hours away from where Marietta( where my family) is. Tax breaks are great especially living in Cherokee county. South Carolina is probably the better option now for affordability and still has access to beaches. Look into Charleston or even inland more by Lexington Columbia which is 2hrs away from beaches. Georgia, like Florida and Texas is way over priced now. Job market is good there but still not like NY but their housing prices are starting to look like NY.
